Bonus: Graff Dairy is just steps away for coffee, ice cream, and local favorites. 🍨 The space This 2023 two-level townhouse offers modern comfort and private access to full living and cooking spaces, all within easy reach of the Grand Valley’s best attractions. Relax in the living room with leather seating, luxury vinyl plank flooring, a dedicated workspace with high-speed WiFi, books and games, and a large Roku TV for streaming. The trademark red barn housing Graff Dairy Ice Cream and Coffee Shop is just a 2-minute walk away. Steps from the back door, you’ll also find a neighborhood green space and public canal—perfect for walks or jogs with your pups or on your own. Safeway and Starbucks are only a 1-minute drive. The upscale kitchen features granite countertops, stainless steel appliances, and plenty of room to cook, snack, or unwind. You’ll have full access to the refrigerator, cabinets, and cupboards, plus: — Minuetto espresso machine and Sboly coffee grinder — Keurig with coffee, tea, flavored creamers, honey, and sugar — Flat-top stovetop and oven, plus oil, vinegar, and seasonings — Toaster, electric kettle, blender, mixer, and crockpot — Patio propane grill Enjoy the front porch bistro set or head to the back patio for cornhole and barbecue. Shade options keep things comfortable during the day, and a standing heater makes cooler evenings cozy. Upstairs, you’ll find two private bedrooms with elevated views, queen and full mattresses, TVs with streaming services, and a bathroom with a full tub and shower. From your home base, you’re minutes from: — Riverfront Trail (2 miles) — Lincoln Park’s Suplizio Field, Stocker Stadium, pool, and pickleball courts (3 miles) — Colorado Mesa University (3 miles) — Historic downtown shops and restaurants (4 miles) — The Amphitheater at Las Colonias Park (5 miles) — Palisade orchards and wineries (11 miles) — Downtown Fruita (16 miles) — Colorado National Monument (18 miles) — Powderhorn Ski Resort and the Grand Mesa (37 miles) Other things to note: — Our sweet Chiweenie, Rory, lives in the home when it’s not open to guests. Please keep this in mind if allergies are a concern. — There is no fenced yard, but you’re welcome to use the nearby green space, walking path, and public canal. The xeriscaped backyard also makes pet cleanup easy. — We do not allow parties or excessive numbers of guests, and quiet hours are 11 p.m. to 7 a.m. Additional cleaning beyond 3 hours will require an extra fee. — Guest access does not include the garage, a downstairs closet and pantry, or the master bedroom. The rest of the home is yours to enjoy. — While we welcome guests of all backgrounds and interests, our home is not the best fit for families with infants or small children. — Smoking is allowed in outdoor spaces only. — If you have 2–3 positive reviews, feel free to request to book our home. Laura + Heather Guest access When you arrive, you’ll find convenient parking in the driveway or along the street in front of the townhouse. Check yourself in using the keyless front door entry, then step inside. The entry hallway leads to the open-concept living room, fully equipped kitchen, half-bath, and private backyard patio, while the stairs take you to the two bedrooms and full bath upstairs. Other things to note We love the Grand Valley! After visiting the area for nearly 30 years and calling it home for the last four, we’re still discovering new places to hike, eat, explore, and unwind while returning to longtime favorites.
