A cosy 4 bedroom traditional farmhouse with wonderful views out over the surrounding countryside, perfect for small groups or families with older children (8yrs+). Sleeps 6. The master bedroom has a king-size bed & modern en suite bathroom with a large bath & shower. There is a further double bedroom and two single rooms plus a shower room. Downstairs there is a large living room & small snug, both with wood-burners, plus a large kitchen and dining area. There are gardens & patio for guests. The space Upstairs: One large king size room with en-suite bathroom (shower and bath). One double bedroom. Two single bedrooms. Shower room. Downstairs: Large living room with wood burner and smart TV. Small snug with wood burner and smart TV Large open plan kitchen-diner. Cloakroom. Please note that this property is not suitable for children under the age of 8 and unfortunately we do not accept pets. Guest access Guests will have sole access to the terraced area immediately outside the property, including outdoor seating/eating area for 6. Guests may access the wider garden - shared with the two other Hopevale cottages (although all have their own private seating areas). This is a truly beautiful garden, established with love over 40 years, and offers several seating areas to sit and enjoy the spectacular views. Other things to note Please note that the cottage is not suitable for children under the age of 8 and we do not accept pets. The strict no smoking policy includes vaping and e-cigarettes and applies everywhere in the property, including the grounds. The hob is an induction one which may not be suitable for those with pacemakers. There is a welcome guest manual available in the cottage. Guests are asked to familiarise themselves with the content of this - particularly in relation to the layout and locations of exits for use in the event of fire or emergency. There are some drops and water on the property and guests take full responsibility for the safety of themselves and any children. Guests should familiarise themselves with the layout on arrival and avoid walking or climbing on any walls or non designated areas.
