The condo also features ample storage, a stylish modern design, and access to premium amenities to make your stay as comfortable and convenient as possible. Guest access Parking & Guest Compliance Instructions Guests have access to the parking garage, which is accessible and usable via three (3) required items: A garage clicker to open the parking garage door A key fob to access the parking garage A parking hangtag, which must be hung on the rearview mirror for parking to be valid ⚠️ We strongly advise against placing the hangtag anywhere other than the rearview mirror. Guests have been ticketed or towed for non-compliance, and we do not reimburse for tickets, towing, or damages resulting from failure to follow parking rules. Once inside the garage, guests may park only in spaces on floors 3 and above that are not marked as “Reserved” (either by signage or painted markings). Parking in reserved spaces is strictly prohibited. If you are having difficulty locating the garage, please note that it is located on 4th Street between Madison and Monroe (50s S 4th St, Memphis, TN 38103). Please be advised that only one (1) parking space is assigned to this unit. Additional parking options include: Free street parking on 4th Street on Sundays Free street parking north of Madison across from the school during the week A nearby paid garage less than one block west on Madison (BB King Blvd & Madison) with affordable rates Parking access begins at 4:00 PM on the day of check-in and must be exited by 11:00 AM on the day of check-out. Usage outside of these hours may result in additional charges to ensure availability for incoming guests. Guest Eligibility, Security Deposit & Conduct Policy We reserve the right to require a $99 refundable security deposit for any guest whose Airbnb rating is below 4.7. This deposit may be collected prior to or at check-in, where permitted by Airbnb policies and applicable law. We reserve the right to verify guest identity at check-in by requesting a valid government-issued photo ID (Driver’s License or Passport). Failure to provide valid identification may result in denial of entry without refund. Guest Count, Occupancy & Behavior The maximum number of guests permitted is the number stated on the reservation. Additional or unlisted guests are not permitted. If additional guests arrive beyond those listed, we reserve the right to retain the security deposit and/or terminate the reservation without refund. Parties, events, or gatherings are strictly prohibited. Any individuals engaging in parties, excessive noise, or disruptive behavior will be removed immediately, the reservation may be terminated without refund, and the security deposit may be forfeited. Additional Building Notice Please note: The building currently has scaffolding installed due to exterior maintenance. All amenities, parking access, and guest entry remain fully operational and unaffected. Other things to note Important House Rules & Booking Conditions – Please Read Carefully Before Booking Please read all of the information below prior to booking. We are not responsible for guests choosing not to review these instructions and subsequently feeling disadvantaged by unread information. Airbnb is a great alternative to hotels; however, please note that we do not offer a concierge desk. All concerns and requests must be communicated directly with the Host or Co-Host only. The Host is available 24 hours via phone; however, please understand that we are not responsible for minor inconveniences outside of normal operating hours (8:00 AM – 8:00 PM). The Host and Co-Host are solely responsible for guest stays. Local Guest Policy Guests who are Memphis natives are subject to cancellation at the Host’s discretion following a review of the reservation, prior reviews, or other factors that have historically correlated with negative situations, in accordance with Airbnb guidelines. Guest Count & Occupancy The maximum number of guests permitted is the number stated on the reservation. Additional or unlisted guests are strictly prohibited. If additional guests arrive beyond those listed, we reserve the right to retain the security deposit and/or immediately terminate the reservation without refund. Attempting to “sneak in” guests may result in additional charges of up to $75 per night, per guest, and escalation through Airbnb’s resolution process. Parties, Events & Noise Parties, events, or gatherings are strictly prohibited unless explicitly approved in writing by the Host. Any individuals engaging in parties, excessive noise, or disruptive behavior will be removed immediately, the reservation may be terminated without refund, and the security deposit may be forfeited. Quiet hours are enforced from 10:00 PM – 8:00 AM. Noise must remain at normal conversation levels. Any HOA fines incurred due to guest behavior will be passed directly to the guest without exception. Gatherings (By Exception Only) As a default, gatherings are not allowed. If a gathering is approved at the Host’s discretion: A $500 refundable security deposit will be required A $100 non-refundable cleaning fee will apply Payments must be made: Within 6 hours of booking if check-in is less than 48 hours away Within 24 hours of booking if check-in is more than 48 hours away Guest count may not exceed the unit’s maximum occupancy Failure to comply will result in cancellation without refund. Wi-Fi Disclaimer Wi-Fi is provided as a courtesy. We are not responsible for internet outages or issues outside of our control. No refunds or discounts will be issued for internet-related disruptions, though we will take reasonable steps to assist where possible. Parking & Access Items Please ensure all access items are returned before checkout: Key fob: $150 Parking clicker: $150 Hangtag: $100 Missing items will be charged accordingly. All items must be returned to their original location inside the unit by the front door. Check-In Support This is a contactless check-in property. Assistance for check-in issues is only guaranteed during normal business hours (8:00 AM – 8:00 PM) on the day of arrival. Pet Policy We welcome pets with prior disclosure. A $350 pet fee is charged at check-in: $10 service charge $90 enhanced cleaning $250 refundable pending post-checkout inspection Undisclosed pets will result in an immediate $500 charge. Service Animals are exempt from all pet fees only if disclosed prior to check-in. Emotional Support Animals and non-Service Animals are subject to standard pet fees and rules. Smoking Policy Smoking of any kind is strictly prohibited anywhere on the property, including cigarettes, cigars, pipes, e-cigarettes, and vapes. A $350 smoking fee will be automatically charged for any violation. Biohazard Policy A $350 biohazard cleaning fee will be charged if bodily fluids (including vomit, feces, urine, blood, or similar biological matter) are found and require professional remediation.
