Close to the village pubs, shops, train station, harbour, foreshore and cycle path. Lympstone is a picturesque estuary-side village, close to all the action yet tucked away, a real hidden gem. Enjoy beach days, cycling, watersports, walking, getting the train to Exmouth/Topsham/Exeter or just relaxing. Ideal base & welcome retreat, unwind to Devon time! The space This is a special and unique property, the best of all worlds. We hope you love it as much as we do. Lympstone has a rich heritage and oodles of charm, it’s quiet and tranquil yet bursting with arts and social activity, and only minutes away from numerous beaches, seaside/estuary villages & towns, and the City of Exeter. Guest Suite ~ Stylish self-contained suite (52m2) with vaulted ceiling, fitted out to a high standard with quality furniture, large Fired Earth bath and spacious shower, private entrance and sole use of south east facing sunroom to soak up the morning rays. ~ Luxury (Devon) Vispring mattress (KS - Medium firmness), cotton bedding, and feather &/or hypoallergenic duvet and pillows (please specify if you have a preference). ~ Kitchenette: you will find a Nespresso coffee machine (some pods provided), Subcold fridge (23db, 50L), Phox eco water filter jug, kettle, toaster, glasses, crockery & cutlery in the main accommodation. In addition, a Ninja Combi 14 in 1 (bake, air-fry, rice/pasta, slow cook, grill, pizza etc.), cooking equipment and a halogen hob are found in the conservatory. A microwave is available on request. We supply tea, coffee & muesli for breakfast, and we even do the washing up for you! Note: No kitchen sink, (but there is a small washing up bowl that fits in the bathroom vanity sink for small items). There is plenty of equipment to prepare simple meals, but if you plan to prepare main meals frequently then accommodation with a full kitchen may suit you better, esp. as we may be out/away for the odd day or two. ~ 49” TV with free Netflix & Amazon Prime guest login (guests can also sign into their own BBC iPlayer and ITVX accounts for live/on demand TV). ~ Stay cool with a MeacoFan Sefte® 10" Pedestal Air Circulator fan (Quiet Mark, Which best buy) vaulted ceilings. The Olive Garden ~ The suite looks out onto the south facing landscaped garden, with multiple seating areas and garden lighting. It’s abundant with agapanthus, grasses, allium's and three cloud pruned olive trees), ~ BBQ and Chimenea available. Security ~ Secure gated driveway parking space. ~ Entrance keycode on pedestrian gate to enter from the road. ~ Fully fenced property. Village amenities & Access Links ~ Amenities: 2 pubs, tearoom, shop inc. PO, hairdresser, doctor’s surgery, art gallery, sailing club, train station and bus stops (0.4miles, ten mins stroll). ~ Road Links: 5 miles from Jn.30 M5, and only 2 miles from Exmouth beach. ~ Village train station (Avocet line): Exmouth (4mins), Topsham (7mins) and Exeter (20mins) Dog Friendly 🐾 ~ We welcome up to two well behaved dogs (up to 4 possible if small breed, please request). ~ A dog water bowl, food mat and dog treats are provided. ~ Fully fenced garden, for your pet’s safety. ~ No cats or indoor pets permitted. Other ~ The River Exe estuary trail (17.5 miles) passes through the village. You can hire bikes, walk or get a train and ferries to complete the loop. Stunning views! ~ Planet friendly sustainable products where possible (Neal’s Yard, Phox, Smol) The guest suite is at one end of the modern extension appended to the front of our family home, it has its own entrance via your sunroom. Mike and I live here with our two cocker spaniels. NOTE: The driveway is shared, as is the garden path (access to your guest suite and our front door). Guests are welcome to enjoy all of the many seating areas in the Olive Garden and up on the grassed terraces. Our dogs will normally be kept in our rear courtyard garden when guests and guest dogs are on site. You may see us gardening, watering or tending the vegetable plot up on the terraces from time to time. It’s the perfect base for exploring Devon and its many varied beaches, walking, hunting out wild swimming spots, visiting National Trust properties, bird spotting, fishing, or just sitting on Lympstone’s foreshore/estuary beach with a picnic and watching the boats sail by. Make yourself at home: enjoy giant bubble baths, snooze in the sunroom, devour farm-shop goodies on your deck or just kick back and relax in the garden. Additional information: Sunroom - wicker sofa & chairs, air dryer, iron & ironing board, shoe mat for muddy boots or sandy shoes, a small wooden sideboard containing board games & maps & dresser containing cooking utensils, essentials, halogen hob, pots and pans. Nearby shops in Exmouth (2miles) & Topsham (7 miles), including M&S Food, Tesco, Coop, Lidl, Aldi, delis plus 3 farm shops nearby. Guest access Access the guest suite via the sunroom, a few metres away from your dedicated parking space on the gated driveway. There are flood lights to help you find your way at night. In terms of accessibility, there are only 3 shallow steps and a small lip on the conservatory door to navigate. The guest suite is on the ground floor, and both sets of doors are double doors. The driveway is shared, as is the footpath that passes through the Olive Garden. You’re welcome to also use the terraced area north of the driveway but please take care as there are terraces with no barriers, steps with no handrails, and occasionally fresh bamboo stubble that can be sharp on pets’ paws. There are a couple of seating areas - one shaded for hot days and a G&T bench to catch the last of the evenings rays. Other things to note We are passionate about the fabulous local products that Devon (and the wider Southwest) has to offer, especially the fabulous food and drink scene. There are some great food festivals and farm shops to sample products, and the Devon County Show in May is an annual highlight. We buy local whenever possible.
