Description

Single room 3 available in a spacious 7-room house, located in the heart of Retiro. Single bed, closet, desk and air conditioning in each room. High-speed internet access. The common areas are a kitchen with a dishwasher, dining area, living room with TV, 3 shared bathrooms and a washing machine. The house is in a prime location, a short walk from Retiro Park and with excellent public transport connections. Other things to note RULES FOR COEXISTENCE. Match4room staff will act as landlord and ensure the rules of coexistence between tenants and the proper maintenance and conservation of the property, especially the common areas. In the event of discrepancies between the parties, Match4room will try to mediate the conflict, but if it detects that one of the parties is not making good use of the facilities or ensuring good coexistence between the other tenants, this tenant may be subject to eviction from the home without being entitled to a refund of their deposit. The maintenance of the dwelling shall be governed by the provisions of the eighth point of the lease, and it is the responsibility of each of the tenants that the property and the furniture described in Annex I are in the same conservation situation as they were received. In the event of a meeting (family meal or meal with friends), advance notice must be given if exclusive use of the living room or common terrace is required. In the event of discrepancies between tenants, the landlord's discretion shall prevail over this use. Each tenant must respect the privacy of the other tenants at all times. In particular, meetings outside those to which they have been invited shall be respected, provided that they do not disturb the peace of the others. Everyone shall have the right to act freely within their room and in the common areas, as long as this does not damage the property or affect or disturb the other tenants. Storage spaces in the kitchen and pantry will be distributed in a balanced manner. Only toilet paper, paper napkins and cleaning products of the property (floor cleaners, bathroom cleaners, glass cleaners, dishwashers, scouring pads, etc.) will be shared and purchased jointly. The use of supplies (water, electricity, gas or telephone) must be reasonable since the expenses in case of excess of the fee invoiced by Match4room will be distributed equally among all tenants. The comfort of all, the family and casual atmosphere and teamwork will be promoted at all times. The privacy of the tenants will be respected to the maximum, so the rooms are their home, so no other tenant will be able to access it without the express authorization of the occupant of the room to which they intend to access, since it could be a very serious event, since different rights such as property, privacy, etc. are being violated. CLEANING As a general rule, everything that gets stained will be cleaned immediately to ensure the maintenance of the home and that the rest of the tenants find it clean when they have to use it. After each breakfast, lunch and dinner the pots and pans must be cleaned, or placed in the dishwasher, pre-washing them when necessary, until it is full. When it is, it must be put into operation and the utensils must be placed in their place once they are clean. Pots and pans will have to be washed by hand and with the right scouring pad so that they do not lose their non-stick properties. Also the countertop, oven, microwave, hood and stoves must be clean. Each week the tenants will meet to divide the cleaning of the common areas, so that, in pairs, they are responsible for cleaning the floors and other surfaces assigned to them. The different tasks must rotate every week and in case of not reaching an agreement in the distribution of cleaning tasks, the criterion of the person who acts as landlady will be imposed. Each tenant will put on their washing machines and be responsible for hanging it out and picking it up when it is dry. Garbage will be taken out every day or when necessary.
