Ideally suited to one or two couples or a family with kids, the house has 3 bedrooms and 3 bathrooms and sits on a large, private oceanfront lot with many palm trees and shaded outdoor areas. The house is fully screened and fully furnished. No pets are permitted. Please carefully review the HOUSE RULES below. KEY DETAILS: Master bedroom 1: One king bed. Has a mini-split air conditioning unit. Bedroom 2: One queen bed and one twin bed. Has a mini-split air conditioning unit. Kids Bunkroom: One bunk bed that sleeps two children (not adequate for adults). Kitchen: The kitchen has a refrigerator, microwave, a new convection oven on the counter, and a two-burner electric countertop stove (there is no full size stove/oven combo). Also has a coffee maker and all of the basic kitchen items such as pots, pans, plates, cups, cutlery, and knives. Water and utilities: Unlike many houses in the area that rely on questionable well water, our house is connected to the city potable water system. Like virtually all houses on Amatecampo Beach, there is no hot water in the house. WHAT TO BRING: Some limited food and drink items are available locally for purchase. The nearest grocery store is 8 km (5 miles) away in San Luis Talpa. Items to bring with you: insect spray, sun screen, beach towels, all personal toiletries (such shampoo), and all food and drink. Toilet paper and hand soap are provided. Bed linens and bath towels provided. However, beach towels are not provided. Please bring your own beach towels for outdoor use. The area has good cel phone reception and inexpensive data packages can be purchased at local shops. There is no WiFi or cable television service. Two hammocks are available upon request for exclusive use in the hammock area. Daily house cleaning is available at an additional charge. Guest access Guests have exclusive access to the whole house with the exception of 3 locked storage closets. Also, please review the HOUSE RULES below. HOUSE RULES: (Booking this property serves as acknowledgment and acceptance of these house rules): 1. VISITOR'S POLICY: A maximum of 7 guests (of which a maximum of 5 adults) are permitted on the property. No additional day or overnight visitors are permitted. If you are planning a family gathering, a party, or plan to invite others to join you at the beach, please do NOT book this property. There are other properties on Amatecampo Beach that can accommodate your group. 2. No pets are permitted. 3. Inventory: Please review the inventory list at check in. Please ensure that all kitchen supplies, towels, air conditioner remotes, hammocks, and all other items are accounted for upon departure to avoid additional charges. The caretaker will conduct a walk through with you 30 minutes before departure for the check-out inventory. 4. Absolutely no smoking is permitted in the house. 5. Pool Rules: a) There is no shallow end of the pool. No children are allowed in the pool unless they are under the direct supervision of a responsible adult; b) No glass bottles or glass containers of any kind are permitted in or near the pool; c) No food in the pool; d) Please use the outdoor shower to wash off any sand BEFORE entering the pool. Small amounts of sand will clog and damage the pool filter; e) No diving in the pool! 6. The master bedroom and the 2nd bedroom have air conditioning units. Air conditioners are only operational from 6PM to 9AM. If you require air conditioning during the daylight hours for an infant or elderly person, the request must be made at the time of the reservation. 7. All the houses at Amatecampo beach use a septic tank system. These systems are very fragile. No feminine hygiene products, baby wipes, or other sanitary items can be put in the toilet. 8. Do not move any indoor furniture outside. The outdoor furniture is only for use within the property and cannot be brought down to the beach. 9. The house is fully screened. Do not leave doors open as the entry of mosquitos, lizards, and other wildlife is possible. Keep the red gate to the beach closed, otherwise stray dogs will enter the property. 10. Beach warning: Amatecampo Beach is on the untamed Pacific Ocean. At times, surf can be rough and strong undertow can develop. Swim at your own risk. Children should NEVER be left unattended on the beach or in the water. The best time for wading and swimming is often at low tide (which occurs twice a day). We recommend downloading a smartphone app to track the tides.
