Description

Get away from the more touristy Barcelona and experience the real Barcelona. The space IMPORTANT ⚠️This seasonal apartment and the indicated price apply solely to stays intended exclusively for holiday, recreational, or leisure purposes. It's less common than you'd think to find a flat as cleverly laid out and comfortable as this one. Plus it has just been completely refurbished this year 2024. As soon as you enter the flat you have the bathroom, decorated with modern hydraulic tiles and equipped with a shower. Just in front of it you have a room with a desk to work or study. We arrive in the kitchen, decorated with wood and brick, which gives it a warm and cosy touch, and with a dining table for 4 people. The kitchen is perfectly equipped: American fridge, dishwasher, microwave, oven, coffee machine, kettle ...... everything you need for a comfortable stay. Also, if you like to cook, there is a place below where you can go shopping like a local resident. Next you have the two spacious bedrooms with double beds. And finally, the living room, bathed by the sunlight that floods in through the balcony. In the living room you have a comfortable sofa, plasma TV, and air conditioning to cool the sunny flat in the summer evenings. Not forgetting the sunny balcony, ideal for an aperitif at the weekend or to relax in the evenings when the day is over. Via Júlia is the perfect flat to discover the real Barcelona. In this family neighbourhood you will find small businesses, restaurants and shops that populated the Catalan capital 30 years ago but have gradually disappeared. You have the Montserrat Market 10 minutes’ walk from home where you can buy everything: fresh fish, meat, fruit and vegetables. If you're too lazy to cook but want to try the local gastronomy, go to El Camarote (specialising in seafood and fish), L'Hostalet (Mediterranean food) or La Freidu, a typical tapas bar. If you're more of a sweet tooth, don't miss Magic Cakes or visit Pastelería Roquetas, where you'll find bread and the most classic Catalan and Spanish desserts. You only need 25 minutes by metro to get to the centre of Barcelona or 30 minutes to be swimming at the beach. You can also count on the support of the Lodging team, who will be at your disposal 24 hours a day. Everything is ready to welcome you. Your apartment too. So when are you coming? METRO: VIA JULIA Other things to note Legal Requirements and Security Deposit (Law 11/2025 and Law 13/1996) Mandatory Security Deposit: In accordance with current legislation, we are required to request a security deposit proportional to the stay (based on 2 months for 12-month contracts). Management and Deposit: This security deposit will be deposited with INCASÒL (the competent official body). Payment will be processed securely through the Airbnb Resolution Center once the reservation is confirmed. Refund: The refund will be issued via bank transfer after checkout, once the condition of the apartment and compliance with contractual obligations have been verified. Due to INCASÒL's administrative processing times, the refund may take between 1 and 2 months. Rental Contract: A seasonal contract for leisure, recreational use, or vacation will be signed with the property owner. For this purpose, we will request, among others: proof of habitual residence, flight information, identity documents, documentation proving the vacation, leisure, or recreational purpose, and a sworn statement justifying the leisure purpose of the trip. ADDITIONAL INFORMATION & RULES UTILITIES (Electricity, Water, Gas & Wi-Fi) Monthly consumption is included up to €150 - €200 (depending on the unit). Any excess will be charged to the guest. Please use energy responsibly! CHECK-IN & FEES Standard: 15:00 to 20:00, from Mon-Fri (except Bank Holidays). Late Arrivals: Must be paid at check-in (cash/card): Mon-Fri: 20:00-00:00 (€40) | After 00:00 (€60). Weekends & Holidays: Until 20:00 (€30) | After 20:00 (€60). DRIVING IN BARCELONA If you bring a foreign-registered car, you must register it online (ZBE zone) before arrival to avoid heavy fines. For parking, we recommend the Parclick app. GOOD NEIGHBOR POLICY Quiet hours: 22:00 to 08:00. Strictly NO parties or loud music. Disturbances may lead to immediate eviction without refund. Only registered guests allowed. SMOKING & ENERGY No smoking allowed inside the apartment. Please turn off A/C and lights whenever you leave. DEPARTURE (11:00 AM) Leave keys on the table (do not use the mailbox). Warning: Doors lock automatically—don't leave your keys inside! Please wash the dishes and take out the trash on your last day.
