Open-plan Living Room & Kitchen Eight stairs down to open-plan living room and kitchen. Two sofas, two armchairs, Smart 55” TV, LG soundbar, wood-burner, and wonderful views of the Penryn River. The dining area has a table, three chairs and a corner bench to seat a total of seven. The Kitchen has an island, 5-ring induction hob, electric oven, combi-microwave/grill, large fridge, two-drawer freezer, dishwasher, Ninja blender, and extensive cookware. A glass wall and sliding doors open out onto the Balcony. Balconies The Boathouse enjoys ample outside sitting spaces, with one balcony off the living room and a further upstairs serving the main bedroom, as well as the fire pit area at the rear of the house. Comfortable outside seating is provided for you to soak up the rays and enjoy the views of the river. Main Bedroom and Ensuite Eight steps leading up to the Main Bedroom. With a double bed (4ft6), dressing table and chair, free-standing bath, walk-in shower room, WC, sink, armchair, sofa, clothes rail, shelves, Smart TV, beautiful views of the river and glass door leading out to the second balcony. Slipway and Pontoon The apartment benefits from its own direct water access immediately in front of the property, with private slipway and pontoon. Children to be supervised at all times in this area. Launch your paddleboards/kayaks from here and paddle upstream to enjoy the delights of the river and Falmouth harbour. Or pop to Prince of Wales Pier and stop off for your morning baked goods! A small dinghy (under 7m) can launch in town and tie up alongside the pontoon. Please see the notes section for further info.
