The space This magnificent penthouse stands out for its spaciousness, high ceilings with Velux windows that flood it with natural light, and a fantastic layout designed for the comfort of families or large groups of up to 8 people. 🛋️ Living-Dining Room: Equipped with air conditioning, a 55-inch Smart TV that works with streaming apps, giving you access to entertainment on all your subscription platforms, a comfortable single sofa bed (115 x 200 cm), and an open-plan kitchen that connects to a large dining area with seating for 10. 🛏️ Bedroom 1: A very spacious bedroom with air conditioning, a double bed (150 x 200 cm), open wardrobe space, and a full en-suite bathroom with shower, sink, and toilet. It has a separate entrance to the building's hallway with a French door. 🛏️ Bedroom 2: Cozy single bedroom with a 90 x 190 cm bed, air conditioning, and optimized luggage racks (no exterior views) 🛏️ Loft Suite (Family Space): Open-plan design bedroom with air conditioning, a 150 x 200 cm double bed, and its own private bathroom with bathtub, sink, and toilet. It has a staircase in the center of the room leading to an air-conditioned loft with two additional 90 x 200 cm single beds. Important note: The loft has a maximum height of 138 cm, making it an ideal functional space for children or teenagers, designed for use while sitting or crouching. 🍴 Kitchen: Induction hob with 2 burners, equipped with oven, washing machine, dishwasher, microwave, coffee maker, kettle, and complete kitchenware. 🔔 IMPORTANT: The building has a centralized hot water system. For climate control, we have an aerothermal system that automatically regulates the temperature for sustainability reasons: it maintains 25°C in the colder months and 21°C in the warmer months. However, since it's a penthouse apartment, it may take a little longer to cool down. I recommend turning it on in advance for greater comfort. High-speed Wi-Fi is also available. Please note before booking that the building has a small elevator with a capacity of 3 people. Due to the architectural structure, both the elevator and the hallways are narrow, so the space is not suitable for people with reduced mobility, wheelchairs, or strollers. Other things to note 🏠 House Rules To ensure a pleasant stay and harmonious coexistence with the neighbors, please keep the following guidelines in mind: - Quiet Hours: Quiet hours are from 10:00 PM to 10:00 AM. Please respect the neighbors' peace and quiet, both inside the apartment and in the building's common areas. The apartment has a noise sensor to ensure that quiet hours are respected. - Smoke-Free Environment: Smoking is not permitted in the apartment. A €50 cleaning fee will be charged for violations. - Check-in/Check-out: Check-in is in person. Please contact me through the app to arrange your arrival. The standard check-in time is 3:00 PM in person. I can be flexible with the check-out time if the departing guests are available. Late Check-in: - Arrivals after 10:00 PM incur an additional charge of €20. - Arrivals after midnight incur an additional charge of €30. - Key Care: You will be given two sets of keys. Please ensure you keep them with you at all times. Losing the keys will incur a penalty of €100. Forgetting a key or requiring a locksmith or someone with an additional key to open the door will incur a charge of €50. - Cleaning and Maintenance: We trust you will keep the accommodation in perfect condition. If the apartment requires deep cleaning at check-out, an additional charge will apply. Similarly, if the linens (towels, sheets, blankets, etc.) have stubborn stains, an extra charge may apply depending on the complexity of the repair or cleaning. - A crib and highchair are available upon request. - Trash can be deposited in the bin located in front of the building entrance, on the street, every day after 8:00 PM. - Security Deposit: In certain cases, I may request an additional security deposit to ensure compliance with the rules and the peace and quiet of the neighbors. - I will require each tenant to sign a temporary contract, which will be sent electronically before moving in. This is an additional requirement mandated by municipal regulations and for the greater security of both the tenant and the property owner. - FAILURE TO FOLLOW HOUSE RULES MAY RESULT IN THE LOSS OF YOUR DEPOSIT AND THE CANCELLATION OF YOUR RESERVATION.
