Any noise disturbances or damage from parties will result in immediate cancellation without refund and additional fines. - Smoking is not allowed indoors. Evidence of indoor smoking will result in a $500 fine. ***Important Nuances: The thermometer is hard-wired to the house, therefore it will still work if it says "disconnected" or "low battery". You can adjust the temperature by swiping up and down on the right side of the thermostat. - Please note the hot tub takes 60-90 minutes to heat up. Hot tub heating instructions are sent with check-in details. - The futons have since been replaced and are the same size and same futons, just a different size and color. - Guests are responsible for purchasing charcoal for the BBQ grill as needed during their stay. We do not stock charcoal. - Like all homes in our humid Texas climate, the occasional bug may sneak in through door seals or openings. We have monthly pest control in place — please help by keeping all doors and windows closed when not in use.
