In the magical setting of the Castello di Collepino, in Monte Subasio Park and minutes from Spello, A Passo Lento is made for being together: perfect for groups and families (up to 9 guests, with cots), yet also great for couples or two couples of friends who want space and privacy. 3 bedrooms, 2 bathrooms (one with a tub), big kitchen with island, A/C in the sleeping area, wood-fired oven. Access to Aia dell’Abate: private panoramic green area (relax, BBQ, ping pong, table football). The space A Passo Lento is a special home, ancient yet recently renovated, in the heart of Collepino, just steps from the main little square where the wine bar and the restaurant are. It is spacious, bright, equipped with modern comforts, yet with an authentic soul you can feel in every detail. From the square you go down a few steps and, on the right, a small wooden gate opens onto an inner courtyard: in summer it becomes the perfect spot for an aperitivo, an outdoor dinner or a quiet moment of relaxation, perhaps using the wood-fired oven for a pizza or simply reading a good book. A glass door leads into the old stable, now turned into a living room and dining area. The original feeding trough and an old arch are still visible. The pink Subasio stone walls have been brought back to view and paired with white plaster, creating a beautiful balance between tradition and contemporary simplicity. Here you’ll also find a wood-burning “kitchen stove” with an oven: you can cook the way our grandparents did and, at the same time, heat the house in an eco-friendly way during winter. In the spacious living room there is a large comfortable sofa that converts into a double bed, a 43-inch TV, and a big wooden table for convivial lunches and dinners even for 8–10 people. The space has been fully updated with beautiful flooring and lighting effects that let you adjust the mood and intensity, enhancing the stone. From the living area you move into the main kitchen, large, functional and fully equipped: a six-burner hob, electric oven, double sink, dishwasher and a large fridge. Opposite, a wooden island with four comfortable raised stools, perfect for breakfast, a more intimate dinner, or as a base for cooking together. On the ground floor there is also a comfortable bathroom with a spacious modern shower, plus a washing machine and dryer. Up the wooden stairs you reach the sleeping area on the first floor. A bright landing, also set up as a study nook, separates the three bedrooms from the large bathroom with double sink and bathtub/shower. The flooring here is parquet. The windows overlook the courtyard and, being slightly elevated, allow you to admire the lanes and rooftops of the village. The main double bedroom is very large, under the sloping roof, with a beautiful old chestnut beam and a breathtaking valley view. Next door there is a room with two bunk beds, generously sized and very solid, also suitable for adults, with an exceptional view. The third double bedroom is more secluded and offers even more privacy, with a window that will charm you. Nearby there is also a romantic outdoor balcony with a small table and two chairs: from here you can look over the rooftops and the lane below, and also the central little square, in a privileged yet still private position, ideal for enjoying the wine bar’s music events too. Each bedroom on the first floor has air conditioning for summer and a heat pump for winter, one of the very few houses in Collepino to have it. At the entrance there is also a large storage room where you can leave suitcases, shoes and jackets, as well as bicycles or sports equipment: thanks to its size, the private courtyard and this indoor space, the house is particularly suitable for sporty guests. In short: a home with a strong identity, ancient yet perfectly renovated, warm and welcoming, with modern comforts (heating, wood-burning options, air conditioning, lighting, a large fully equipped kitchen, a wood-burning stove, a wood-fired oven and private outdoor space). Perfect for 4–6 guests, yet it can comfortably host up to 9, with the possibility of adding one or two cots for children. Guest access The house is independent and fully, exclusively available to guests. Collepino is entirely pedestrian, but there is free parking just a short walk away, and you can drive closer for convenient loading and unloading. Collepino is also meant to be enjoyed outdoors: its lanes and little squares are part of the experience. In the surrounding areas you’ll find small tables, benches, stone ovens and stone barbecues, as well as a picnic area that, when available, can be used by anyone who wishes. Both the bar and the restaurant have dedicated outdoor seating. In addition, guests of A Passo Lento have access to a private large green area (the “Aia dell’Abate”), immersed in the nature of Monte Subasio with an open view over the valley. It stays pleasantly cool even in summer and is perfect for relaxing, sunbathing, enjoying the panorama, playing table tennis and table football, or hosting a simple barbecue. If you wish, we can also help you turn it into something more special, such as a private-chef dinner, a cooking session (including pizza baked in a wood-fired oven), tastings, or other activities. Other things to note A Passo Lento is perfect for couples, families and groups of friends who want the comfort, privacy and space of a “real home”, in a stone village whose medieval charm has been preserved over time. Services available all year round make Collepino a unique place to enjoy peace and relaxation without giving up everyday comforts. Collepino is a hidden gem at 600 metres above sea level, on the slopes of Monte Subasio, in the heart of the Regional Park. It’s a real, living village, not built for tourism, where a slower pace, strong relationships and long-kept traditions are still part of daily life. All around you’ll find dozens of trails, viewpoints and landscapes that make this place truly unique. And at the same time, you’re just minutes from Spello, Assisi, Foligno, Bevagna, Montefalco, Trevi, Spoleto and Perugia. Free parking is a short walk from the house. Spello is about 5 km away and Assisi about 15 km. The SS75 is nearby, so you can move quickly throughout the Valle Umbra. Spello has a train station (Foligno’s is also about 10 minutes away), and the Perugia–Assisi airport is also convenient. Travelling as a group? In addition to this home, we manage several houses within the same village of Collepino, so we can also organise stays for groups of up to 30–40 people (extended families, friends, teams, retreats), while keeping comfort and privacy. It’s also well suited for “smart” work and study. We have a stable WiMAX connection up to 30 Mbps download, great for video calls and streaming. For outdoor lovers, trekking, trail running, mountain biking, or simply walking, Collepino is the perfect starting point (and return point) for countless routes in the Monte Subasio Park towards Spello, Assisi, Nocera Umbra and Valtopina, with breathtaking panoramas and 360-degree views. We are right at the centre of the beautiful Roman Aqueduct Loop. It’s also ideal for anyone who wants to discover the wonders of this land: within minutes by car you can reach Assisi, Trevi, Bevagna, Montefalco, Perugia, Lake Trasimeno, Spoleto, Norcia, Cascia, Castelluccio and dozens of hilltop villages across Umbria. The proximity to the SS75 (about 8 km), the Perugia/Assisi international airport (about 25 km) and the Foligno railway hub (about 12 km) ensures easy connections. Rome is about two hours away, Florence about two and a half, and the Adriatic coast in the Marche region about one hour. Pets: although we love animals, we prefer not to allow pets in order to guarantee maximum cleanliness and to respect guests with allergies. If you need help organising, we’ll be happy to recommend an excellent dog and cat boarding place nearby. Smoking: smoking is not allowed inside. It is possible outdoors.
