Family-friendly home, located in the beachside suburb of Mullaloo. Coastal living at its finest, with easy walk to beautiful beaches, restaurants, shops, playgrounds and attractions. Everything in place to keep the kids entertained and happy; with outdoor play equipment, toys, books and games, giving parents a chance to relax and enjoy the holiday. The space Cosy and comfortable 3x1 family home. Master bedroom with queen bed, second bedroom with double bed and third bedroom with king single bed (this room is most suited to a child). Good quality, comfortable mattresses. Well appointed kitchen with gas cooktop and Nespresso pod coffee machine. Dining table to comfortably seat 6. Large leather modular couch with smart TV featuring free Netflix account. Lovely internal courtyard off the kitchen/living area with build in bench seating to enjoy your morning coffee. Bathroom featuring walk in shower, separate toilet and plenty of storage space. Laundry with new Bosch washer and heat pump dryer, lots of bench space. Powerful reverse cycle air conditioner/heater to main living area, ceiling fans in each bedroom, warm wool-blend blankets for each bed and 2x portable electric panel heaters to keep you comfortable year round. Awesome outdoor area with plenty of lawn for the kids to run around, large trampoline, climbing frame and swings, cubby house and outdoor toys. Woodfired pizza oven, outdoor kitchen, BBQ and large outdoor table with outdoor fan make for the perfect lazy summer evenings watching the sunset and listening to the ocean. Perfectly appointed for children, with everything to keep them entertained and happy - outdoor play equipment, toys, books and games, plastic cutlery and crockery. Beach towels and beach toys provided. 3 in 1 portacot/bassinet/change table, high chair, bed rails, cupboard locks and baby bath available on request at no extra cost. Please note that this is not just an AirBnB. It was our family home for 8 years. You will find lots of thoughtful extras that have made our lives and hopefully your stay, better. There are some cosmetic imperfections, but it’s clean and cosy and comfortable, in a brilliant location only 900m to the beach and within easy walk to shops, restaurants and lots of playgrounds and parks. We welcome guests who will respect our home, neighbours and community. This property is most suitable for a family and is not available for parties or large groups. When making a booking request, please tell me a little more about yourself and any other guests and the purpose of your stay, so I can see if we’re a good fit! We don’t accept bookings that exceed the maximum capacity of 5 guests (including kids), nor guests without a proven history and prior positive reviews on AirBnB. Guest access Entire home, excluding locked storage space and garage. Other things to note This property is strictly NO SMOKING, either inside or outside. In order to ensure a positive experience, we have created a list of additional house rules, which guests will need to read and agree to before booking. Basically it’s pretty simple - treat our home, property, neighbours and community with respect. We will in turn treat you with respect and try to do everything we can to ensure you have a wonderful stay! House Rules Our house is located in a quiet residential street. We understand that you’re on holiday, but it’s important to remember that our neighbours are not and have work and school as normal. Therefore, we ask that you are mindful of this during your stay and respectful of the local community. Our house is co-hosted by my mother-in-law Linda, whose number you will be provided with upon confirmation of your booking. You must contact her 48-24 hours prior to check in to provide your arrival time. By electing to proceed with the booking, you agree to the following house rules. Failure to adhere to these house rules may result in your booking being cancelled and you evicted from the house without refund, additional charges for cleaning and/or other costs and/or a negative review. House access Self check-in is not available at this property. You will be met by Linda and given an access code that is unique to your stay. Check in is available between 2-10pm. If there is a delay outside of your control and your arrival time will fall outside of these times, you must immediately notify Linda to make alternative arrangements. Failure to do so may result in your stay being cancelled. Please note that alternative check in arrangements are not guaranteed and will be entirely at Linda’s discretion. Guest book All guests must complete the provided guest book on arrival, as this is a requirement of the local Council, under which we have received approval to conduct this AirBnB. Check out Please note that check out is strictly before 10am. We require access to the house after this time for cleaning. All lights, heating/air conditioning and appliances must be switched off prior to vacating. Guests Only approved guests listed in the original booking may stay at the house. No additional people may be at the property after 10pm. If you need to modify the original booking, you must contact me to discuss in person. Please note that approval of any modifications is not guaranteed and is at my sole discretion. Maximum occupancy limits of 5 guests will always apply. Pets There are to be no pets brought on to the property. Please advise at the time of booking if you have a disability and utilise a registered Assistance Dog. Theft Do not steal or remove any of our property, or any of the items provided at the house. There are multiple shopping centres nearby, where you can purchase anything you need. A complete inventory will be taken at the end of each stay and you will be charged for any missing items. Breakages/damage Please treat our items carefully and with respect. Please do not walk over the limestone garden bed, as this may break. We understand that from time to time accidents do happen and breakages may occur. You must immediately notify Linda of any breakages, or any items you find not working, so that these can be replaced or repaired. You will be charged if there is damage or mess in excess of normal expected use. Security cameras There are external security cameras at the front and side of the property. These may be monitored or checked throughout your stay, particularly if there is a concern regarding violation of house rules. You must not tamper with the security system in any way. The cameras will alarm if you try to remove them and we will receive an alert if the security system has been turned off or tampered with. Parties There is to be strictly NO PARTIES or large gatherings at our house. Noise Please keep outside noise to a minimum during the quiet times of 7pm-7am. Smoking The property is strictly NO SMOKING, either inside the house, in the outside/garden area, or out the front. If you wish to smoke then you must do so offsite and also dispose of your cigarette butts and/or smoking items offsite. If there is any evidence that this rule has been broken, or if there is any cigarette smell within the house, then you will be charged an excess cleaning fee. Drugs There is to be no use of illicit drugs on our property and people are not to enter our property while under the influence of illicit drugs. Alcohol There is to be no excessive consumption of alcohol on our property. Parking There is a dedicated parking area on the driveway at the front of the house, with room for 2 large cars. No more than two vehicles may be parked at the property. Guests must not park in the street, or impede access to local traffic or other homes. Waste management Guests must follow local waste management requirements, including sorting waste and correctly disposing of it in the provided Council bins. Instructions are provided in the House Guide. Bins must be placed on the verge for collection on Wednesday evenings and brought back in once emptied the following morning. Waste must not exceed normal household quantities for the period of your stay and bins must not be left full so that the next guests are unable to use the bins. Do not leave excess waste or rubbish at the house. This includes removing all of your own personal property when leaving. You will be charged for tip runs or excess waste disposal if required. House security You must close and/or lock all doors and windows when leaving the property, or overnight. Do not give out the provided door access code to anyone. Storage area The storage area between the back patio and the courtyard and the garage are not for guest access and are clearly labelled with Private signs. Guests must not attempt to access either area. Children’s play equipment and baby items Use of these items is strictly at your own risk and we will not be liable for any harm or injury that may result. Please inspect all items thoroughly before each use and supervise your children. Furniture You must not move large items of furniture, as this may result in damage. Cleaning Please note that this is house and not a hotel and therefore you will be expected to do some basic cleaning during your stay to keep the house in good condition. You will be expected to leave the house in a clean and tidy condition when you vacate, with everything placed back and put away as you found it. The cleaning fee covers only the time taken for a standard clean between stays. Additional charges will apply if extra cleaning time is required due to not following House Rules. You will be provided with one set of bedding and towels and will be expected to launder these in the onsite washing machine and dryer if required during your stay. Consumables You will be provided with basic consumables to allow you to not have to immediately rush to the shops. You may need to purchase additional supplies during your stay, depending on your requirements and use. WiFi You are welcome to use our fast, unlimited WiFi during your stay, however this must not be used for illegal purposes. Appliances Specific instructions for the use and cleaning of appliances is provided in the house manual and must be followed. In particular, the BBQ must be thoroughly cleaned if used during your stay, or additional cleaning fees will apply. Gardening We have a professional gardener who regularly attends the property to mow the lawns and complete garden maintenance.
