Guest access You will have full access to the entire private self-contained property. Please make yourself at home and look after it as well. Other things to note RULE 1: CHECK-IN and CHECK-OUT INSTRUCTIONS Check in instructions will be automatically made available to you no later than 1 DAY BEFORE your stay. By clicking the link of the arrival guide, you will be able to see detailed instructions with images and locations. Check out instructions will be automatically made available to you no later than 1 DAY BEFORE your departure! Please remember to take a photo of returned keys once you have checked out! • Check-in time: After 14:00 PM • Check-out time: Before 10:00 AM Please note that no early check-in or late check-out are permitted unless prior arrangements have been made with us. If you need early check-in or late check-out, you must contact us at least 24 hours in advance to check availability. This will help to prevent any penalty occurred. RULE 2: LAST MINUTE BOOKINGS We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 2 pm check in. We always try our best to accommodate your request, therefore send us a message before you make a last-minute booking and let us know your planned arrival time. RULE 3: LATE CHECK-OUT REQUESTS We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore, it is important that all late check out requests should be made AT LEAST ONE DAY before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12:00 pm, an extra DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10:00 am and they will have access to our property for housekeeping. RULE 4: PARTIES and EVENTS PARTIES and EVENTS are strictly PROHIBITED. Our property is not suitable for parties and events. Please maintain quietness and respect our neighbours after 10:00 pm. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10:00 pm. If this rule is not adhered to, the fine will be reported to Airbnb, apart from that, any extra service fee including extra cleaning fees and damage fees may apply. RULE 5: ADDITIONAL PEOPLE Any additional people adding to the numbers confirmed in the booking must be approved prior check-in and not to exceed the maximum number allowed for the property. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. RULE 6: DRUG OR CRIMINAL BEHAVIOURS NO ILLICIT DRUGS or CRIMINAL BEHAVIORS are allowed in the property. Once found, we will call the police, and you will be held responsible for any legal and financial issues of the property resulting from your behaviours. RULE 7: SMOKING NO SMOKING INDOOR of the property at any time. For the apartment due to the strata by-law, smoking in the balcony is not allowed. This penalty carries a monetary penalty of up to $1,100. RULE 8: NOISE Suburban residential house rules apply to all noise projecting outside of the property that affects the neighbours nearby. Music and noise must be ceased between 10:00 pm to 7:00 am. RULE 9: MOVING FURNITURE AND ITEMS In any case, if you move anything from one location to another, please MUST inform the host before moving and return it back to its original location before you check-out. We also ask you to move the item(s) carefully without causing any damage to the item(s) itself or the property, otherwise compensation will apply. RULE 10: KEYS Keys are very important to us as well as to you. You will be given ONLY ONE SET OF KEYS during your stay. If you lost any key during your stay, there are extra service fees apply. - If you are locked outside, key delivery is $200, depends on availability. - Should you misplace or lose any key(s), you will be responsible for the replacement of the key(s) and or property lock change. - Emergency locksmiths will be the responsibility of the guest with the cost starting from $200. RULE 11: PETS SORRY, I ALWAYS LOVE THEM SO MUCH BUT NO PETS ARE ALLOWED IN THIS APARTMENT! RULE 12: DAILY NECESSITIES Please note that our daily necessities supply (laundry liquid, toilet paper, basic kitchen utensil etc.) is limited, only for a few days’ usage. For long stay guests, if daily necessities run out during our stay, you will have to prepare the items yourself. RULE 13: FOOD Please note that for the food safety reason, none of our properties will provide salt, pepper, sugar, tea or coffee. Please remember to bring your own. RULE 14: Wi-fi Wi-fi is available at all our properties. You can refer to the check-in guidebook for all Wi-Fi information. Wi-Fi speed is not guaranteed. This is a service offered as a complimentary extra. As there is no charge for this service, we will attempt to fix issues as they arise but cannot be held accountable. RULE 15: ELECTRICITY AND ENERGY SAVING All our power points are the Australian standards. Please prepare your own converter if you are from other countries. Please note that power boards tripping can be a regular occurrence when too many appliances are plugged in at the same time. It is a good idea to check your heater usage with other electrical appliances to avoid this issue. In order to save energy and protect our environment, we ask you to please ensure that ALL lights, heating or cooling appliances, washing machines have been turned OFF When leaving the property. Thank you for your support! RULE 16: PARKING There is an indoor parking, and it is FREE for our guests only. Please refer to your check-in guidebook on how to access to the parking. Using it wrongly can occur fine. RULE 17: GARBABGE AND RUBBISH COLLECTION Please leave NO rubbish on the ground indoor or outdoor areas, all rubbish must be picked up and placed in bins including small items like wrappers and bottle lids. Please leave NO food inside the refrigerator or cabinets as well. Additional cost will apply to remove chewing gum and pick up rubbish off the ground or from outdoor. If there is excess rubbish need to be taken offsite manually, we will report the fee to Airbnb. Please MUST sort the rubbish in correct bins or chute. If the rubbish is: - General waste, it will go to RED BIN - Recycle waste, it will go to YELLOW BIN Please take all the rubbish to the garbage room of the building and dispose them in proper bins before you check-out. Please check the check-in guidebook to find the location of the Rubbish Room. RULE 18: CHECK OUT RULES You must read carefully and follow our check out guide. To complete the check out, you are required to: - Check out before 10:00 AM. - Lock and close all windows and doors. - Clean all dirty dishes and put back into the cabinets. Please note that the cleaning fee does not include washing dishes and extra cleanings required. Therefore, please note that: - For any dirty dishes left in the property and the apartment requires extra cleaning, an extra service fee will apply. - Report any damages or missing items to us. - Put all keys back to the lockbox and scramble the number of the key safe.
