Welcome to Havenwood, a beautifully designed & newly renovated farmhouse retreat. This country property sits on 4.75 acres on the North end of Emmett. Fully stocked, stylish home surrounded by trees, rolling hills, grazing cattle & horses. Enjoy a peaceful stay, and take in gorgeous views of the countryside. Only 5 minutes from Black Canyon Reservoir & Payette river access 1 mile away. This home is in the country, yet close to town. With thoughtful amenities, you will feel right at home. **No cleaning fee! / No Pets ** Come and get away from it all out in the countryside of Emmett. This newly rebuilt quaint home sits on 4.75 acres, surrounded by other large acreage properties, with beautiful mountain views. The perfect place to come and relax in this peaceful scenic area. This home is tucked away on the far North end of Emmett, but only 10 minutes to downtown Emmett and just 30 minutes to Eagle, Middleton, Star and Meridian. We would love to host you as you take in everything this charming town has to offer. Our family resides at the neighboring property on a 10 acre parcel, so although we are next door, you will have plenty of privacy. We have several types of livestock and farm animals that you may be able to view grazing in our pastures during your stay. We also grow seasonal cut flowers next door that we love to share with guests while they are in season. Havenwood is thoughtfully appointed in a way to make you feel like you are in a home, not just an Airbnb, with upscale finishes and quality furnishings. Our property is set back from the road behind another 5 acre property. If you are traveling with horses and need a place to stay we are set up for horses, as we have our own horses next door and use these spaces ourselves. Plenty of trailer parking with ample room to turn around on flat ground. Guests with horses will be considered, only when pre-approved prior to booking. Max 3 horses. *We do everything in our power to secure our property for horses, but ultimately the guest will be responsible for the security of their own horses. We will not be held liable for your animals during your stay. LOCATION: Albertsons - 11 minute drive Wild Willy's #2 Gas station - 7 minute drive Black Canyon Reservoir for swimming, kayaking, paddle boarding, boating - 5 minute drive Payette river for fishing, swimming, floating the river- 1 mile away 30 minute drive to Eagle, Meridian, Star, Middleton 50 minute drive to Boise 2 hr drive to McCall Guests will have access to the entire property with exception of the two garage bays. There is parking for 2 cars, as well as RV parking with electrical and water hookups under the carport. There is also horse trailer and boat parking in the flat grass area on the north side of the house. If you have any questions or need help with anything please don't hesitate to contact us directly. Our contact info will be shared at the time of booking. ~Minimum age to rent is 25 and primary guest must stay for the duration of the booking. ~A photo ID to verify age at the time of booking is required to finalize your reservation. ~This home is on a septic system so occupancy is strictly enforced to avoid a septic backup of sewage in to the house. Your max occupancy during your booking is what you submit in your booking. Additional guests must be approved. NOISE ORDINANCE: This is a family home. We encourage our guests to have fun, but please be respectful of our very sweet neighbors and keep the noise to a minimum all times. We are surrounded by full time residents who we love and who love us, and appreciate their peace and quiet. A noise & smoke monitoring device inside and out will inform us if noise levels exceed those allowed by the city or if cigarette/pot or vaping is present inside the house. We ask that you keep outdoor music family friendly and at appropriate levels as to not disrupt peace and quiet of the neighborhood. Please respect the quiet hours starting at 10pm. These devices do not record audio, they simply detect decibal levels and cigarette or vaping smoke. SECURITY CAMERAS We have a ring doorbell and 2 exterior cameras that will record audio and video upon motion detection. One off the back of the house and one off of the front of the home. These are primarily to ensure that our maintenance services are being performed and to monitor the safety of the property. There are no cameras inside the house. WILDLIFE & MAINTENANCE Our home is in a rural residential neighborhood with large lots and a lot of wildlife. You will often see deer roaming the streets and our property, gophers, pheasants, quail and hawks. Please do not feed or approach any wildlife. There will be a lot of insects, bugs and other creatures that give the property its wonderful relaxing country feel. We have bi-weekly mosquito control performed by Gem county during the summer months. It is administered after sunset and we recommend you go inside while they are spraying the treatment. This is part of living in the country in an agricultural town. We ask you to expect that bugs may enter the home when doors are left open, or if outdoor lights are left on at night, get tracked in on shoes and luggage and are part of life in the country. If you have allergies to bees, please be aware there will likely be bees buzzing around. there will not be any refunds or cancellations in regard to normal bugs and wildlife. We appreciate your understanding of this. There may be gopher holes present. Please be aware of this when walking in the back. We are not responsible for injuries on the property. Hot wire fencing will remain off during your stay in the pasture behind the house. Please keep away from this area unless you are keeping your horses on the property. POWER OUTAGES: Our area has occasional power outages in the winter. It rarely happens, but it is a possibility during large storms. These are typically short lived and resume power quickly. We will provide you with any notifications we receive from the utility company. We appreciate your understanding if this happens during your stay.
