Don’t hesitate to reach out and plan your perfect stay! The space Welcome to your home away from home! A three bed house with two king bedrooms and one double bedroom. One of the king beds can be split into two single beds if needed, just let us know and it will be ready for your arrival! For same-day or last-minute bookings (made within 24 hours of check-in), the bed setup will remain as shown in the photos, as we may not be able to adjust it at short notice. When you arrive, you'll step into a fully equipped kitchen designed to cater to your culinary desires. With a convenient double oven and integrated hob at your disposal, preparing your favourite meals becomes a breeze. Additionally, you'll find a dishwasher, fridge freezer, toaster, microwave, and kettle, along with complimentary cooking oil, tea, coffee, and sugar. No need to worry about laundry either; a washing machine, complete with laundry detergent pods, is provided for your convenience. Whether you’re a culinary enthusiast or simply seeking comfort and convenience, this well-appointed kitchen ensures you have everything you need for a delightful stay. Step into our inviting living room, adorned with a comfortable sofa and armchair, perfect for lounging and relaxation. While the fireplace adds charm to the ambiance, please note it is not operational. Unwind in front of our 43-inch TV, complete with access to popular streaming services like Netflix, Disney+, and Amazon Prime Video. These services are available for you to log into, allowing you to pick up where you left off watching your favourite shows, ensuring endless entertainment options during your stay. Whether you're enjoying a cosy movie night or simply unwinding after a day of exploration, our living room sets the stage for relaxation and enjoyment. Guest access You will have private access to the entire house and parking space. Nestled down a charming cobbled pathway, our house is conveniently situated just moments away from the iconic Marlborough High Street. Other things to note Other things to note FIREPLACE Please note the fireplaces are blocked and for atheistic purposes only, so please do not attempt to light. SECURITY DEPOSIT Please be aware that it is essential to comply with the rules and regulations outlined during your stay. Failure to do so will lead to the full deduction from your security deposit. We kindly request your cooperation in following these guidelines to ensure a pleasant and hassle-free experience. Thank you for your understanding and adherence to these terms and conditions. Early check-in and late check-out are possible but must be agreed upon prior; otherwise, Check-out must be prompt or chargers apply, £15 for every extra hour. CHECK IN: 4PM CHECK OUT: 10AM - The replacement cost for lost keys is £250. - Strictly no parties allowed within the apartment or building itself. QUIET TIME We are located in a residential community and, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 10pm and 8am noise should be kept to a minimum. Please note that a noise monitor is installed on the premises to ensure that noise levels are kept within acceptable limits. If the noise exceeds the set threshold, we will receive notifications. It is important to adhere to the three strike rule regarding noise disturbances. We kindly request your cooperation in maintaining a peaceful environment for the comfort of all guests. Thank you for understanding and complying with this policy. BREAKAGES We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue we would like to agree on the cost with you before you leave, this could be the full security deposit depending on the item. Thank you! SMOKING POLICY This property strictly upholds a smoke-free policy, which prohibits smoking of any kind, including vaping. If you choose to smoke outside, kindly ensure that all windows and doors are closed to prevent smoke from entering the premises. Please be aware that there is a smoke detection monitor in place, which alerts us if any smoke has entered the property. Failure to comply with these rules may result in the full deduction of the security deposit. Thank you for your understanding and cooperation. If signs of smoking are found in the property after your stay - we reserve the right to charge an extra fee. PETS We love animals but we chose to make a decision based on each individual case, so please do let us know about your pet and we will get back to you on whether we can accommodate them. If we do allow you to bring a pet, it must not be left on its own in the property. THEFT Theft of any items will result in a full reduction of the security deposit. EXTRA FEES Early Check-in = £15 per hour (subject to availability) Pets = £75 EXTRA GUEST FEE Strictly only the number of guests you have booked for may stay in our home. I.e. if booked for 4 guests only those 4 guests can stay. We reserve the right to charge for extra guests not mentioned on the booking starting at £25 per guest per night. GUEST VERIFICATION AND RENTAL AGREEMENT We require all guests to provide a valid ID and sign a separate rental agreement. This helps ensure that both parties are fully covered during the stay. VAT All prices shown include VAT where applicable. Please note, the rental agreement does not void Airbnb's terms and conditions or the protections offered by Airbnb. Those still remain in full effect. The rental agreement is simply an additional measure to provide extra security and clarity for both us and our guests.
