We are experienced hosts and will do our best to make your stay enjoyable. Guest access You'll have use of the entire house. There is a locked storage closet on the second floor, and a locked storage room in the basement. Other things to note Before booking please review this section of guidelines, rules and information. COMMINICATION Please let us know immediately if something is not working, broken, or missing. We will do our best to solve the issue as soon as possible. Texting the provided number is the quickest contact method, the ABB message system works but may not get the fastest response. CHECK-IN Check-In is at 4pm. Unfortunately, we can't accommodate early check-ins as we have the home deep cleaned after each stay. CHECK-OUT Check-out is at 10A.M. Guests shall vacate the premises no later than 10a.m on the day ending the lease term. Cleaners arrive at 10 to begin cleaning. NUMBER OF GUESTS / ADDITIONAL GUESTS There is a strict limit of 6 guests, each child counts as 1 guest. When booking please state the number of people staying in the home, additional guests are not allowed. NO SMOKING The Guest shall not smoke on the Premises and the Guest shall not allow any family or other guests or invitees to smoke at the Premises. NO PETS Guest acknowledges that pets are not permitted in or about the premises during the lease term. Any damage from animals found inside or outside will result in a cleaning, or landscaping fee to fix the damage. EVENTS OR PARTIES Events, or anything else that may be considered an event with invited guests are not allowed. We do not allow photo, or film shoots. This includes but is not limited to dinner parties, cocktail parties, lunch parties, baby showers, birthday parties, bachelor, bachelorette parties, social media events, and graduation parties. This is a strict policy with no exceptions. SAND Please remove all sand before entering the home, and pool. There are outdoor hoses on each side of the house to use for this purpose. Excessive sand found throughout the home will result in an additional cleaning fee. EXCESSIVE NOISE Please keep noise to a minimum while outside. OUTDOOR FIRES There are no outdoor fires permitted on the property. INTERNET There is a mesh system set up throughout the home. Internet speeds are 505 Mbps download, and 36 Mbps upload. Please do not ever turn off, or disconnect the modem, routers, or the mesh points. OUTDOOR SECURITY CAMERAS There are security cameras at the front and side entrances of the home. Do not move or cover the cameras. TRASH COLLECTION & RECYCLING Please use the provided bins in the pantry for garbage and recycling. There is a container for paper and another for glass, plastic, and metal. Kindly rinse containers before bagging them. Place full garbage bags in the trash containers in front of the garage. Please leave the separated recycling inside the garage. Glass, metal, and plastic can be bagged together. LAWN CARE During the summer months the lawn is mowed once a week. We do not know the exact time or day the lawn care company will be there. Please do not change settings on the irrigation system. INSECTS Our home is located in the country where bugs live. They may occasionally get into the house. By renting you accept the fact you may see a bug inside the house. There are no refunds for insects. FURNITURE NOTICE Please avoid moving or rearranging the furniture. Moving furniture can cause damage to both the pieces and the home, and it takes additional time to restore everything to its original condition. If the furniture is moved, any necessary time and repair costs will be billed through the resolution center. POOL HEATING The cost of heating the pool is the responsibility of the guest. It will vary based on the duration of use and the temperature setting. A tank meter reading will be taken before and after your stay. The actual amount will be requested through Airbnb's resolution center. You will be charged this amount within the time permitted by Airbnb. As of June 2024, the price of propane is $4.26 per gallon. The pool heater is a 400,000 BTU model, which uses 4 gallons of propane per hour. Heating the pool can take 7-14 hours, which equates to $30-$60 per day. POOL HEATER OPERATION NOTE YOU MUST TURN OFF THE HEATER AFTER USE OR IT WILL RUN CONTINUALLY RESULTING IN A LARGE PROPANE BILL Press the POOL ON button switch on the operating control. Set the thermostat to desired setting (NOTICE: Set point must be above actual water temperature or burner will not fire). The blower should come on immediately, and after about 20 seconds, the burner should fire. The burner should fire until the pool/spa temperature reaches the desired temperature set on the thermostat. The blower will continue to run for about 45 seconds after the burner shuts off. If any of the safety interlocks should open during burner operation, the burner shuts off immediately, but the blower continues to run for about 45 seconds. Should overheating occur or the gas supply fail to shut off, turn off the manual gas control valve to the appliance. OPERATING THE CONTROL PANEL The five operating switches are: POOL ON Press this button to govern heater operation by the pool temperature setting. SPA ON Press this button to govern heater operation by the spa temperature setting. (There is no Spa, this button does nothing) HEATER OFF Press this button to switch off the heater. TEMP UP ARROW Press this button to raise the temperature setting. TEMP DOWN ARROW Press this button to lower the temperature setting. Turn the Operating Control ON. When either theTEMP orTEMP buttons are depressed, the digital display will indicate the temperature setting. After five seconds, the display will return to the actual pool/spa temperature. In addition to the digital temperature display, there are five indicator lights: The POOL ON light indicates that the pool water temperature is governing operation of the heater. The SPA ON light indicates that the spa water temperature is governing operation of the heater. The HEATING light comes on and stays on when the burner is firing. This light should be on whenever the burner is on. It blinks when the heater is calling for heat but not firing. If this light is on but the burner fails to come on, one of the “service” lights should come on, indicating a fault in the system. The SERVICE SYSTEM light indicates that there is insufficient water flow to the heater. If the pump is operating, this usually indicates that the filter and/or skimmers should be cleaned (some filters may require back-washing). If the light remains on after the filter/skimmers have been serviced, the system should be checked by a qualified service technician. The SERVICE HEATER light indicates a fault in the heater or its controls. If this light comes on, shut down the heater (See “TO TURN OFF GAS TO THE APPLIANCE” on page 33), and have a qualified service technician check the system. POOL RULES To ensure everyone has a safe and enjoyable time, please follow these pool rules: Pool Maintenance: The pool is serviced weekly. However, the host is not responsible for any debris that may fall into the pool between services. A pool skimmer is provided for your use at any time during your stay. Supervision: - Do not use or allow the pool to be used alone. - Minors under 18 must not use the pool unsupervised. - Children must never be left alone in the vicinity of the pool. Pool Additives: Do not add anything to the water, including foaming bubbles, chemicals, or bath oils. Additional cleaning fees will be assessed if any of these items are added. Prohibited Items and Activities: - No candles or glass are allowed in the pool area or in the pool. - No shoes are allowed in the pool. - Pets are not allowed in the pool. - No electrical appliances should be used in or near the pool. Damage and Responsibility: - Guests are responsible for any damage to the pool liner and will be required to fully reimburse and indemnify the home owner for any damages caused during the lease/rental term. - This includes damage caused by any person, including invited or uninvited guests, pets, animals, or children. Safety Notice: The surrounding stone may be slippery when wet. Please exercise caution to avoid slips and falls. POOL PATIO DOOR ALARMS As per its rental code the town of Southampton requires specific childproof door alarms for all entrances leading to the pool. To open the doors please use the bypass buttons on the unit, and the button mounted outside of the screen door. You have 8 seconds to close the doors before the alarm sounds. There are two sets of door contacts, one inner and one outer. One set of contacts must be closed to keep the alarm off. If the alarm does sound please use the bypass buttons to silence them. TRAMPOLINE SAFETY GUIDELINES By using the trampoline, guests acknowledge and accept that they do so at their own risk. The host is not responsible for any injuries, accidents, or damages that may occur as a result of trampoline use. Guests are encouraged to follow all safety guidelines and supervise any minors using the trampoline to ensure a safe and enjoyable experience. General Safety Rules - Supervision Required: Children under 14 must be supervised by an adult at all times when using the trampoline. - Single Jumper Rule: Only one person should jump on the trampoline at a time to avoid collisions and injuries. - Appropriate Use: No flips, somersaults, or other high-risk maneuvers. These can lead to serious injury. - Footwear: Use the trampoline barefoot or with trampoline socks. Shoes can damage the mat and increase the risk of slipping. - Weather Conditions: Do not use the trampoline in wet conditions as the mat can become slippery and affect balance. Before Using the Trampoline - Inspection: Before each use, check the trampoline for any damage. Ensure the mat, springs, and frame are in good condition. Do not use if there are any tears, or other damage. - Safety Net: Ensure the safety net is securely attached and without any tears or gaps. The net should be zipped closed while jumping. - Clear Area: Remove any objects from the trampoline and the surrounding area. Ensure the ground around the trampoline is clear and free of debris. While Using the Trampoline - Safe Entry and Exit: Use the designated entry point to get on and off the trampoline. Do not jump off the trampoline directly to the ground. - Stay in the Center: Jump in the center of the trampoline to maintain balance and avoid falling off. - No Rough Play: Pushing, shoving, and other rough play are strictly prohibited. After Using the Trampoline Close and Secure: Ensure the safety net is closed and secured when the trampoline is not in use. OUTDOOR GRILL Before Using the Grill - Location: Ensure the grill is positioned at least 3 feet away from the deck railing, remove any flammable materials from around the grill. - Inspection: Check for any visible damage or leaks in the propane tank or hoses. If you smell gas, do not use the grill and contact us immediately. - Open the propane valve on the side of the deck below the grill. The valve is open when the handle is parallel with the gas line. Close the valve when done grilling. Using the Grill Ignition: - Open the grill lid to prevent gas buildup. - Turn the left burner control knob to the “high” position. - Press the ignition button to light the grill. If it doesn’t light immediately, turn off the gas, wait a few minutes, and try again. After the first burner lights, turn the middle knob, allow it to light, then turn the right knob. All three burners will be lit, the temperature can now be adjusted. The spark to light the first burner is created by an AA battery located in the starter. The battery is changed at the beginning of the summer. If there is no “click” when the button is pushed the battery needs to be changed. Find the battery in the starter on the left side of the grill, inside the doors, and replace it with a new one found in the kitchen pantry. Preheating: Allow the grill to preheat with the lid closed for about 10-15 minutes before cooking. Cooking: - Adjust the burner knobs to the desired heat level. - Place food on the grill grates and cook according to your recipe. - Use the long-handled utensils to avoid burns. They are found in the kitchen cabinet next to the patio door. Safety: Never leave the grill unattended while in use. Keep a spray bottle of water nearby for minor flare-ups, but do not use water to extinguish large grease fires. Use a fire extinguisher if necessary. After Using the Grill Turning Off: - Turn the burner control knobs to the “off” position. - Close the propane tank valve. - Allow the grill to cool completely before covering. Cleaning: - Brush the grill grates with the grill brush to remove any food residue. - Empty the grease tray and dispose of the contents properly. - Wipe down the exterior with a damp cloth if necessary. General Care Covering: Use the grill cover provided when the grill is not in use to protect it from the elements. Important Safety Tips - Ventilation: Always use the grill outdoors in a well-ventilated area. Never use it indoors or in an enclosed space. - Children: Keep children away from the grill while in use and until it has cooled completely. - Emergency: In case of an emergency, know the location of the nearest fire extinguisher and how to use it. BEACH PERMITS & PARKING The beaches in the Town of Southampton require parking permits. They will not let you park without one. A few area beaches offer day passes. Please review the two pages of beach info in the additional photos section. They are Southampton Town PDF's with everything you need to know. A daily pass may be purchased at Mecox Beach Monday-Friday for $40. Non-Resident Season passes for $450 may be purchased online, and can be picked up at the Southampton town hall, and in Bridgehampton. It will not supply unlimited hot water for hours. Please do not try to take showers, run the dishwasher, and wash clothes at the same time. Please schedule your hot water needs accordingly. ————————————————————— DEPARTURE CHECKLIST Before leaving, please ensure the following are completed. 1. General Cleanliness: - Leave the home in the same condition as when you arrived. 2. Laundry: - Place all used towels in the bedroom hampers. 3. Kitchen: - Clean any pots and pans that were used. - Load the dishwasher with any dirty dishes, utensils, or cookware. 4. Garbage: - Place all garbage in the garbage cans. - If the garbage cans are full, leave the additional garbage bags in the garage. - Recycling items should be kept separate from general garbage. 5. Security: - Lock all doors and windows. - Ensure the garage door is closed. 6. Keys: - Place the key back into the lockbox so the cleaning crew can access the home. By booking you agree to the following: CONDITION OF THE PREMISES: The Premises shall be delivered to Guest in clean condition, Guest shall return the Premises in the same condition as delivered to Guest. Guest agrees to make no alterations to the Premises or the furniture contained therein, including, without limitation, material moving of furniture, or removal to storage of any of Home Owner's furnishings. Home Owner shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Home Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. LIABILITY: Home Owner is not liable for loss, expense or damage to any person or property unless it is due to Home Owner’s gross negligence. Guest must pay for damages suffered and money spent by Home Owner relating to any claim arising from any act or neglect of Guest, Guest's family, employees, guests, and invitees. Guest shall be responsible for the cost and expense of repair or any cost relating to any claim arising from any act or neglect of Guest, but shall make no repair without first obtaining the express authorization of the Home Owner. INDEMNIFICATION: Guest hereby indemnifies and holds Home Owner/ Host harmless from and against any liability, damage, expense, judgment, claim or other loss, including reasonable attorney’s fees, arising from Guest's default, or use and occupancy of the Premises, unless caused by Home Owner's gross negligence. Further, Guest acknowledges and agrees that it will faithfully and diligently supervise each and every minor that is at, near or in the swimming pool, and trampoline. Guest acknowledges that pool safety devices are not sufficient to prevent injury or death to someone not adequately supervised at, in or near the pool area. Guest shall be responsible for any of Guest’s, (or guests’ or invitees’) safety and possessions at the Premises. GUEST OVER STAY: If guests hold over in occupancy of the premises after the expiration of the term, the guests shall become a tenant at sufferance only, at a rental rate of $3,000 per day ( or Pro Rated ), and otherwise subject to the terms and conditions of this lease, so far as applicable, and shall be liable for all damages sustained by the landlord on account of such holding over including lost profits. RELEASE: Guest hereby waives and releases any claims against the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided upon booking is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
