The space THE PROPERTY An immaculate five bedroom (5 kingsize bedrooms and one master superking size room with ensuite) , three storey executive home with high specification backing countryside located in the much requested Layer de la Haye. The property comes with ancillary accommodation. Accommodation A spacious entrance hall provides access to the impressive central hub of the home, with an Oak and glass staircase complemented with glass wine store. The capacious bespoke kitchen/breakast room has a formal dining area and utility room. Bi-Fold doors access the rear garden. Across the hall you will find the bar/snug with living flame gas fire. The dial aspect sitting room is located to the rear and has French windows accessing the garden. The ground floor is complete with stylish cloaks w/c. There is underfloor heating throughout the ground floor. First floor Ascending the returning staircase to the first floor a good size landing gives way to three double bedrooms and family bathroom. The luxurious master suite comes with built in wardrobes and dressing area as well as en-suite shower. The two remaining bedrooms are serviced by a family bathroom and contain 2 kingsize beds. Second floor Taking the stairs to the second floor you will find two further bedrooms 1 with a kingsize bed and a living room for area complete with tv and sofas and another with an additional kingsize bed. The third floor is deal for teenagers due to the living area upstairs, both being serviced by a family bathroom. Outside The property is approached by a private driveway allowing for ample parking. The garden has been designed for low maintenance and entertaining with covered sunken hot tub and excellent outside kitchen. Guest access Full access to the house and outside areas. Garage is a converted flat with a live in residence who has access through the back gate to gain access to the side door of the double garage. The driveway will have 1 car stored on maximum at any time during your stay. The house is a home not just an airbnb property so wardrobe access and cupboard access is not prohibited in some rooms but rails are provided for hanging etc. Other things to note House Rules & Guidelines for Your Stay • Alcohol: Please do not use any alcohol stored in the under-stairs wine cellar, as this is for our personal use only. Any alcohol left in the bar area or kitchen is available for you to enjoy. • Kitchen Use: The kitchen cupboards contain a wide range of spices and other cooking essentials — please feel free to use them. • Cleaning Products: Cleaning and washing products are available under the kitchen sink or in the utility/washroom. You are welcome to use them during your stay, but please do not remove any products from the property. Noise & Outdoor Use • We are located in a village, so please respect our neighbours. The garden and hot tub are available for use until 11:30 pm, at which time we ask that you move indoors. • Loud music should also stop by 11:30 pm. • Any noise complaint received from the council will result in a £250 fine, payable by the guests. Hot Tub • The hot tub must be left clean, with fresh water ready for the next guest. • Full instructions and necessary chemicals are provided in your welcome message. • A £150 cleaning fee will apply if the hot tub is left in an unusable or dirty state, requiring a full drain and clean. (Photos will be requested at checkout.) • Please note: If we have a same-day check-in and check-out and the hot tub needs to be emptied and refilled, it may not reach full temperature before your use — this is beyond our control. BBQ • You are welcome to use the BBQ, but it must be left clean. • A £100 cleaning fee will apply if it is not cleaned after use. (Photos will be requested at checkout.)
