Overlook Brook Guest Suite in the NortheastKingdom

**A Cozy and Tranquil Escape ** Nestled in the heart of the historic Ryegate Corner, this charming 1840s farmhouse suite provides the perfect balance of solitude and accessibility, sitting just a 25-minute drive from Groton State Forest, and scenic rail trails. It is located between I-91 and route 302. The space offers a full bedroom, full bathroom, a private back porch, dinning area, tv area and workspace, fiber internetWiFi, self check in. Two floors offer views over the brook and mountains. The space The entrance is in an enclosed porch. Entering from the porch there is a single room with a dining table, mini fridge, microwave and an entertainment space. Opposite the porch there is a deck that overlooks Scotch Burn brook. The door to get upstairs is right next to the entryway. The stairs case is narrow and indicative of the old farmhouse style. Upstairs, there is a large open room with angled ceilings. On one side, a sitting area with a higher vantage view of the brook. The other side is a bedroom space, with a dresser and closet. Past the bedroom is a full bathroom. The guest suite is on the south side of the house, we live on the north side. While the house is generally quiet, there may be ambient noise as this is an attached unit and we live on the other side. We do have cats and the occasional dog visiting on our side. At no point do our pets go into the guest suite. We thoroughly clean before and after each guest. Still, it is an old farmhouse. There is an attached barn, please do not enter the barn at any level. There is available parking for one vehicle. If you need to bring a second vehicle please let us know (when you book) to determine if we can accommodate a second vehicle at that time. Guest access Guests may use: - The porch - The back deck - guest suite including room downstairs, upstairs bedroom - upstairs bathroom Other things to note This space is not suitable for children. There are two sets of stairs in this suite, including one to get inside. The stairwell inside is narrow. Because of these, the guest suite may not be accessible to everyone. This is a pet-free space. Temperature: air conditioning unit is upstairs only and available June through September. The upstairs has a thermostat control so you can adjust the heat to your liking. In the winter, the downstairs is set to 65*F and can be adjusted if you request it. Winter: Snow removal happens as soon as we are able to clear it. If there is heavy snow fall, we will communicate with you during your stay to accommodate collective needs. Power outages: it is rare, but we will occasionally lose power. A flashlight is stored on the bedside for use in such an emergency. This will be handled on a case by case basis and we will accommodate you in whatever way we can. Please know that power outages are out of our control.
