Reconnect with nature at this unforgettable escape. The beautifully renovated 19th century farmhouse has everything you need for a great holiday. Nestled in woodland and fields next to the River Derwent, there are miles of pathways for walking or cycling just beyond the garden gate. Enclosed by the English countryside it is surprisingly close to the A1 and offers easy vehicle and public transport access to fantastic attractions in Northumberland, Tyne & Wear and County Durham. The space The south facing 19th-century Farmhouse is part of a former farmstead with four other dwellings; Gardener's Cottage, Stable House and two renovated Railway Carriages each with their own gardens and all boasting remarkable views. It includes: An expansive open-plan kitchen, dining area, and lounge opening onto a patio and garden. A separate living room with a woodburning stove. A music room. Three bedrooms overlooking Gibside National Trust. Two bathrooms. A utility room and washroom. The generous master bedroom (Bedroom 1) features a king-size bed and a private bathroom with a rain shower, roll-top bath, bidet, toilet, and sink. Bedroom 2 offers a four-poster double bed, while Bedroom 3 can be configured with twin beds or a super king bed. All bedrooms boast beautiful garden views and are furnished with high-quality duvets, pillows, and cotton linens. Bedrooms 2 & 3 share a second bathroom with an L-shaped bath and thermostatic shower. The utility room contains a washing machine, dryer, indoor washing line, hoover, ironing board, iron, and iron press. Additionally, there is a downstairs toilet/washroom next to the utility room. This beautifully designed residence and garden provide awe-inspiring vistas of National Trust Gibside, granting access to wild swimming, fishing, cycling paths, and scenic walks just outside the gate. Guest access Guests have private access to the patio immediately accessible via the glazed sliding doors from the open-plan kitchen/dining/sun-lounge room. In addition, there is a lawned area with sun-loungers for guests. The other 4 dwellings (Gardener's Cottage, 2 Railway Carriages & Stable House) have separate private gardens. The shared areas include the driveway. Other things to note IN THE HOUSE: we ask guests to please remove their shoes upon entry to the house. PETS: one (1) well-behaved pet is welcome but are not allowed on the furniture. We recommend you bring their bedding and covers to protect the linens. Any additional pets should be discussed prior to arrival with the Host. Please note the exterior of the Farmhouse is not enclosed. Pets must be kept on a lead while in the shared areas of the farm as we have free ranging chickens, ducks, a cockerpoo and cat. QUIET TIMES: between 2100 - 0800am NO PARTIES allowed unless booking includes Cottage and Railway Carriages. NO loud stag or hen parties to minimise disturbance of other guests staying at the Farm. LONG STAYS: For Guests booked on longer stays, access to the linen room in the utility room of the Farmhouse may be necessary from time to time. This access will be booked with Guests at least 24hrs in advance. For maintenance a gardener, window cleaner and general cleaner may attend to the property. All access will be discussed with the guest.
