Near many popular local attractions: • 3 miles to Manitou Lake • 5 miles to Rainbow Falls Riding Area • 6 miles to Red Rocks Trailhead • 17 miles to Deckers Resort (world class Fly Fishing) • 20 miles to Pikes Peak • 24 miles to Cave of the Winds Mountain Park • 36 miles to Cripple Creek Ice Castles • 43 miles to Air Force Academy Relax in living room on the oversized Article couch while watching the 70” ROKU TV with wood burning stove keeping you warm. Or listen to music on the Bluetooth speaker while playing games. Enjoy the natural light from the large windows (don’t worry we have remote-controlled blinds on all of them in case it gets too bright!). We have 2 yoga mats. The cozy kitchen includes all the essentials for meal prep as well as a nicely-stocked coffee bar with a drip coffee maker, French press, coffee beans, cream & sugar and a selection of teas. Below the coffee bar, you’ll find everything you need for the afternoon Happy Hour. Kitchen items like olive oil, cooking spray, basic spices, aluminum foil and saran wrap are also included. Both bedrooms have queen beds and comfy lounge chairs (the perfect book nook!); the upstairs lofted bedroom also features a desk for your remote work needs. While the downstairs bedroom does have a door, the lofted bedroom does not (it is a loft above the living space). Note: although the lofted bedroom & stairs do have railings, the space may not be suitable for young children or those with mobility issues. The back deck, featuring 2 Polywood Adirondack chairs, faces west and is perfect for sunsets, morning coffee or a yoga session. The front deck, with propane fire pit & BBQ, offers views of Mt. Deception and is perfectly suited for stargazing at night. Both decks can be closed to keep dogs contained. Do not miss the hot tub at the front of the home! While the home is on 2+ private acres, we are still in a neighborhood. We have 1 neighbor that is relatively close to the back side of our home. They can be seen from the back deck (though they are up a hill, not blocking the views!). We ask that you respect all neighbors and observe the quiet hours from 9pm to 8am. Please feel free to wander our property, though do so with caution as it is steep in spots. Guest access Entire home. The crawl space/basement is locked and off limits to guests. Other things to note Check in is 4pm. Check out is 10am. In order to ensure home is properly prepped for the next guest there are no exceptions to this rule unless agreed upon with owner in advance. We cannot accommodate last minute requests (though will do our best to let you know if the home is ready early). Absolutely no open fires are allowed. Our home is in a high risk fire area and sadly wild fires are increasingly common in Colorado. You will be asked to leave immediately if there is ANY fire activity outside the propane gas fire pit or BBQ. If there is a no burn warning from the city/county, we will send you a message and kindly ask that the fire pit is not used during that warning. No smoking of any kind inside or around the home (tobacco, marijuana, vaping). Loss of security deposit will occur for any violation. A few things to keep in mind at our mountain home. Cell phone service is spotty (but the Wi-Fi is great!). Please conserve water while staying in the home. We are on a Septic system which means absolutely nothing down the drain. Be wildlife smart (no food or garbage left outside or in cars). There is no air conditioning (it is actually very rare in this area to have it). The nights cool down – we recommend opening windows and doors in the evenings (and keeping them closed during the day). The living room has a large ceiling fan plus 2 additional fans in the downstairs bedroom closet. Dog friendly. We allow a max of two well behaved dogs (sorry, no puppies). Pet must be noted & included in reservation, pet fee will automatically be applied when pet is included in reservation. Dog(s) must be crated if left in the home unattended. Please clean up after your dog, additional fees with be applied if our cleaners need to pick up after your dog. The roads require AWD or 4WD November through late April (but a surprise snow storm can happen as early as Sept and as late as May). Our driveway is fairly steep but with AWD or 4WD it is not a problem. The road into the home is a dirt road – it is well maintained by the county but can be bumpy. In the winter, the county plows the roads around the home and we do have plow service for our driveway. PLEASE NOTE: We cannot guarantee how quickly after storms either of these plows occur (please be patient and flexible). We do not issue refunds for unsuitable vehicles. We do not offer refunds for natural disasters, unsuitable cars, road closures or weather-related conditions like wildfires, poor air quality, snowstorms or other major events that are outside of our control. We ask that all guests purchase travel insurance to protect against unforeseen reasons for cancellation. While we strive to provide firewood for all reservations, please note this is not guaranteed. We recommend bringing wood if you plan to use the wood burning stove inside. There is no garage.
