This property backs to scenic land conservation and has an open spacious backyard. It is also minutes from The National Harbor, Tanger Outlets National Harbor, MGM National Harbor Casino, Downtown, Washington, D.C. (Smithsonian Museums) and Virginia. Features of the neighborhood include parks, bike trails, shopping centers within walking distance, Fort Washington National Park, Golf Course, Marina, and Country Club. This property is for responsible guests, capable of keepsaking the keys to the doors, turning everything off..lights, and other digital pleasantries when exiting as if it were their own home ONLY. There is a private entrance by way of a 7 foot double security door. Check yourself in with the smart-locks and lockboxed keys. Fully furnished luxury 1 bedroom suite includes a queen size bed (2 people), Smart TV, 2 reach-in closets and more. Fully stocked kitchen equipped with a microwave, garbage disposal, small appliances, cookware, cook/stove top, eating and cooking utensils, coffee maker, stainless steel refrigerator with icemaker. Breakfast bar and formal dining table seating are available Separate laundry room with king size washer and dryer, ironing board, iron. The full bathroom with towels, wash cloths, shampoo, conditioner, soap, blow dryer, and more. The living area has a queen size sofa bed (2 people), a Smart TV with WI-FI included, and more. Inflatable queen size mattress and bedding (2 people, per bed) is also provided. We do not allow guests to bring air mattresses or additional beds. There is a separate well-lit concrete walkway that leads to the entrance of the suite. The deck has a huge seating area along with a dining table and chairs. Also includes a charcoal grill and smoker. Please be sure to clean the grill after use (discard all remnants used). Inclusions — Central air/heat, high-speed internet, several in-room ceiling fans, weather permitting, lots of bright sunshine circling the house and gorgeous sunsets to settle your day and, not to mention, since it's near land conservation, you’ll see some animals, mostly deer, raccoons, and rabbits. We treat for flying insects during the spring and fall seasons. Parking - There is ample street parking available at no additional cost and no parking permit is required. The property is located within a quiet cul-de-sac. Parking is permitted in the driveway for loading purposes on the day of arrival and departure only. House Rules: This is a smoke-free environment. No smoking, vaping, marijuana or illegal substances (narcotic drugs), or weapons is permitted on the property. In the event that any smoke odor is detected in the suite, a fee of $1,000.00 will be charged to eliminate the lingering smell. Notably, Maryland law prohibits drinking under the age of 21, use of narcotic drugs and illegal firearms. No drugs and no firearms permitted on the property. We want to be considerate of the housekeeping staff as well as the next guests. It is imperative that check-out is done in a timely manner to ensure housekeeping can prepare for the next guests. In the event of late check out (15 minutes or more), a late check-out fee of $100 will be charged. We are unable to accommodate requests for a late check-out which extends beyond 11am. If a guest needs to stay beyond 11am, reservation of that additional night is required. Additional mattresses are not permitted and constitute grounds for reservation cancellation with no refund. Please consult with Property Management if you would like to have a small event/gathering prior to booking the suite. Trash Disposal: Trash removal is required on a daily basis. Trash bags and receptacles are provided on the property for waste (food, plastic bags, etc.) and recycling of aluminum cans, glass and plastic bottles. Additional information is provided in the guest book. Pets: No pets allowed. Private Parties/Special Events: Small gatherings of up to 25 guests are permitted on the property with prior authorization from the Property Management Team. All guests are required to park on the street. **When making the reservation, please include the total amount of guests in your party (adults and children). We are unable to modify your reservation to reflect an accurate count. SECURITY: There are several security surveillance cameras, flood lights and ground lighting around the perimeter of the property for added protection. HOSPITALITY: Enjoy some light refreshments which are pre-packaged and sealed from the manufacturer, compliments of the host. Other Requests: Please be advised that we have provided ample photographs of the space and are unable to grant any requests for additional photographs, private virtual viewing sessions, etc. outside of this application. Maintenance/Service Calls: In the event that a Maintenance Engineer needs to gain access the suite for a Service Call, a member of the Property Management is required to provide access and accompany them. Guest access There are steps leaving to the 7 foot areaway of French doors. Access codes will be provided upon arrival during the check-in process. Both indoor and outdoor space (deck) is available. Ample street parking is available. Please do not park in the driveway or block it in any way, except during the check-in and check-out processes for loading and unloading. When making the reservation, please include the total amount of guests in your party (adults and children). We are unable to modify your reservation to reflect an accurate count. If you require assistance with this, please contact Airbnb customer service. Check-in at 4pm EST with the smartlock. Shipments: We do not permit guests to ship items to the property. This is a smoke-free environment. No smoking or vaping are not permitted on the property. Additional outside mattresses are not permitted and constitute grounds for reservation cancellation. Exceeding the maximum amount of guests will constitute reservation cancellation with no refund.
