Hear the waves crashing from the privacy of an expansive outdoor deck, nestled amongst 1 acre of tea-trees and native coastal gardens. The property is styled with an earthy palette and textured natural finishes – sweeping you away to a relaxed beachside oasis. The main house comprises 4 large bedrooms, with the king master suite comprising a large walk-in-robe and ensuite. A further one-bedroom guesthouse is separate from the main house and is finished with a modern bathroom and living area. Bedding Configuration: Master bedroom: King bed with ensuite including spa bath, and walk in robe Bedroom 2: Queen bed Bedroom 3: Queen bed (plus Leander cot for baby/toddler as required) Bedroom 4: Two single beds with 2 trundle beds underneath (sleeping 4) Bedroom 5 (Guest House at additional charge): Queen bed with ensuite Embrace the outdoors with an enormous sparkling pool off the central deck, complete with luxurious outdoor lounges and furniture to spend endless Summer days. The Championship tennis court will provide hours of fun, with tennis rackets and balls provided. Entertainment indoors includes a smart TV equipped with Netflix, Binge, Apple TV+, Prime and Disney. An open fireplace offers is the perfect spot to unwind on cooler nights. Parking for up to 5 cars is available at the end of a winding coastal driveway (sorry, garage is not available and is locked). Located on the stunning back beach region of Rye, the attractions of Sorrento, Portsea, Red Hill and Flinders are all easily accessed. We are a pet-friendly property, but request that pets are requested in advance of your booking. Any pets permitted must behave respectfully and are not allowed on furniture or in bedrooms please. Fencing around the perimeter of the property is not secure enough for animals to be left unattended. Linen is provided (Bedding including sheets, pillowcases, doona cover. + 1 towel per person, & hand towels and bath mat). Beach Towels are not included. Minimum night stays vary from 2-7 nights throughout the year. Large group bookings of 9+ guests incur an extra charge of $150 per night. Use of the guest house (which provides the 5th bedroom) incurs an additional $300 cleaning & linen fee. We have a strict no party policy at the house, which includes a quiet period from 11pm where guests must be inside with the music turned down - this is in adherence with Mornington Peninsula Shire law. Sorry no hens, bucks and no schoolies bookings of any kind, not even quiet ones. Any deviation from these requests may lead to the cancellation of your stay without a refund.
