Welcome to our Farmhouse! A 2.6 acre property one mile from Bristol Village shopping & restaurants, 20 minutes to Middlebury, 35 minutes to Burlington & Sugarbush. You are staying in the main house. The home is three stories, four bedrooms, two full baths, a full kitchen, three living room spaces, two sofa beds and comfortably sleeps up to 8 people. We live on on the property with an outdoor cat & German Shepherd Jax. We are pet friendly with fee. * Steep stairs from 1st to 2nd floor. The space This is a “lived in” house, if you need it we likely have it. The kitchen has all the things you need to cook and bake. (We do not provide food or spices) The three season porch has a swinging sofa which can also be used as a twin size bed to sleep on when the weather permits. Outside you will find a patio table and chairs. The side and front lawns are yours to enjoy. We have chickens and a Rooster (Roger), Roger can get crowing in the morning, if the windows are open you will hear him! The home sleeps 8 people comfortably. Two bedrooms with full size beds (second floor). One bedroom with a queen size bed (second floor). The third floor has a king size bed in a large room with an open floor plan and is open to the living room on the second floor. Fold out sofas can be found on both the first and second floors in the sitting rooms (they each fit one person comfortably). We have parking for two vehicles, and four motorcycles. Both shower bases in the house are claw foot bathtubs and require being stepped up into. The stairs from the first to second floor are original to the house and steeper than today’s stairs, we do have gates on the top and bottom of this staircase. If you have a larger party, more vehicles than allowed, or pets please DM us BEFORE booking so that we can confirm we can accommodate your group and your needs. Guest access You have access to the entire house, porch, patio hipcamp and front and side yard. Driveway: We have parking for two cars, street parking is not available. Feel free to back up on to the front lawn to leave so that you can exit the driveway front facing. Yard: You have full access to the front yard and shared side yard. There are seating areas, tables a large Webber charcoal grille and a small fire pit. Hipcamp: We own the lot to the south of our property. It is occasionally used for camping. It has paths through the woods, a picnic table. mini Webber grille, outhouse and fire pit. We will let you know if we have guests using this space at the time of your booking. You share the hipcamp with us. We are currently renovating our barn and can be found working on the barn & yard or chilling outside on the evenings and weekends. We will do our best to respect your needs and privacy. The north lawn and backyard are our private space. We ask guests to also respect our privacy! The cornfield is not our property, the corn is cow corn grown for the Four Hills Farm. Cow corn is sour, please do not take and cook it. Outdoor shower: On the back side of the porch is an outdoor shower, this is available to you, it is shared with us and the hipcampers. Other things to note The stairs from the first to second floor are original to the house. They are steeper than the stairs are today. There are open stairwells and landings. The home does not have accessibility features. The home has open and steep stairs and is not suitable for young children. If you have a larger party, more vehicles than allowed, or pets please DM us BEFORE booking so that we can confirm we can accommodate your group and your needs. There is a $20/per person per night charge for parties larger than 8. If you are planning an event at our home you MUST communicate with us beforehand, this is not an event space. This is an old farmhouse. While we keep it very clean, at different times of year there will be critters. We commonly can have flies, ladybugs, ants, mice and other bugs. Chimney swifts use our chimney each year, we have had two chipmunks and a bird get in, in the time we lived there. The pool in the back yard is NOT available to guests.
