This warm and welcoming family home features five spacious yet cozy bedrooms—four on the second floor and one on the first—each designed with comfort and style in mind. Bedroom 4– Master En-Suite Located upstairs on the far right of the home, this stunning retreat boasts an oversized king bed, an 18’ vaulted ceiling, a cozy seating area, a dedicated work/workout space. Enjoy a 75” smart TV app ready, feel free to sign in using your personal login as a guest. The luxurious en-suite bathroom features a spa glass-enclosed multi-rain shower, a double vanity, and a separate in-close water closet (toilet). Bedroom 3– Beach-Themed King Room A spacious king-size bedroom with high tray ceilings, tasteful beach-inspired décor, a 65” smart TV, (full disclosure this tv shows with a blue tint) a full-length mirror, a stylish butterfly leather chair sitting area. Bedroom 2– Fashion-Inspired King Room Another generously sized king bedroom with tray ceilings, fashionable accents, a 40” smart TV, a bench, and a full-length mirror. For safety, only hosts may operate it using eco logs. Never attempt to light it yourself • Please be mindful of the amp of any equipment be sure it’s for home use as it may trip the power out. • If you use the grills please clean it before checking out. • laundry use: it’s would be in my best interest to say no laundry because of prior experience, but I do realize that everyone is not the same. Please be very mindful when using the machine. Any detergent that is not liquid goes directly in the drum. If you are doing small loads please select the small load option for energy saving purposes. To help us maintain the quality of the property for every guest, we ask that you review and follow the policies below. ⸻ Reservation & Occupancy * Only registered guests listed on the reservation are permitted on the property. * All overnight guests must be included in the reservation before arrival. * Visitors not included in the reservation require prior approval. * Failure to disclose the correct number of guests may result in additional charges or cancellation of the reservation. * An additional guest fee of $50 per extra person may apply. ⸻ Check-In & Check-Out Check-In: 1:00 PM Check-Out: 12:00 PM * Your personalized access code will be sent on the morning of your arrival. * Wake the keypad if needed, enter your code, and press #. * The front door automatically locks approximately 15 seconds after closing. * If you intend to re-enter immediately, you may leave the door slightly ajar to avoid re-entering your code. * An emergency key is in place and will be disclosed on check-in . Please use it only if necessary and return it immediately after use. * Unauthorized late departures may result in a fee per hour (or portion thereof) late checkout fee. ⸻ Parking * The driveway accommodates up to four small vehicles. * Additional vehicles must park legally along the street. * Do not block neighboring driveways, sidewalks, the mailbox, or street corners. * Please respect our neighbors by keeping noise to a minimum when arriving or departing. ⸻ Quiet Hours Quiet Hours are observed from 10:00 PM until 8:00 AM. Please be respectful of our neighbors by limiting outdoor noise, loud music, and disruptive gatherings during these hours. ⸻ Smoking & Vaping Smoking and vaping are permitted only on the outdoor patio. Smoking or vaping inside the home is strictly prohibited and will result in a $250 smoke remediation fee. ⸻ Pets Pets are welcome only with prior approval and the applicable pet fee. Undisclosed pets will result in a $120 unauthorized pet fee. ⸻ Parties & Events Unauthorized parties, events, commercial gatherings, or large celebrations are strictly prohibited. Violation of this policy may result in immediate termination of your reservation without refund and additional charges through Airbnb. ⸻ Decorations Decorations are welcome when used responsibly. Please do not attach balloons, tape, adhesive hooks, Command strips, nails, or decorations to walls, ceilings, mirrors, windows, doors, furniture, or fixtures. Confetti, glitter, confetti-filled balloons, glitter balloons, and similar decorative materials are prohibited. Any additional cleaning or repairs required because of decorations will result in additional charges. ⸻ Home Care Please treat our home with care and respect. Guests are responsible for damage resulting from negligence, misuse, unauthorized events, or violations of these policies. Please do not rearrange furniture without prior approval. Report maintenance concerns promptly so we can address them as quickly as possible. ⸻ Kitchen Please clean up after preparing meals. * Use only non-abrasive cleaners on countertops and appliances. * Do not place hot cookware directly on countertops. * Please wash or load used dishes into the dishwasher before checkout. The home includes a fully equipped kitchen, coffee station, Keurig, cookware, dishes, utensils, and small appliances for your convenience. ⸻ Laundry Laundry facilities are intended primarily for guests staying five nights or longer. Laundry use is not included for shorter stays unless prior arrangements have been made. If laundry access is approved: * Guests should provide their own detergent. * Liquid detergent belongs in the dispenser. * Powder detergent should be placed directly into the washer drum. ⸻ Entertainment & Amenities Guests are welcome to enjoy the home’s many amenities, including: * Smart TVs throughout the home * Multiple Jenga® games * Chess * Checkers * Clue * Pickleball equipment * Family board games * Children’s splash toys * Outdoor sprinklers * Seasonal outdoor play equipment Please return all games and equipment to their designated storage locations after use. Please do not rent or purchase movies or subscribe to premium services using the property’s accounts. Unauthorized purchases will be charged to the responsible guest. The Family Room remote is rechargeable. If prompted, please reconnect it to the charger provided. Or place in the window in direct sunlight. ⸻ Safety & Security Exterior security cameras monitor the outside of the property for safety and security. There are no cameras inside the home. Please do not tamper with security devices. The family room is situated one step below the kitchen and dining area as part of the home’s architectural design. The family room also features a premium floating floor that may produce a subtle clicking sound, which is a normal characteristic of floating flooring. For guests who prefer to remain on the main level—including those using wheelchairs, walkers, or other mobility aids—the home also offers a comfortable main-level living room with a Smart TV. Baby safety gates, outlet covers, and stove knob covers are available upon request. ⸻ Trash Removal & Checkout Responsibility Guests are responsible for properly disposing of all household trash in the designated outdoor receptacles before checkout. If your stay includes a scheduled trash collection day, please place the containers at the curb the evening before pick out or Sunday evening and return them to their designated location after collection. Trash should never be left inside the home, beside or outside the the container/receptacles, or overflowing from the containers. The property provides outdoor trash receptacles, which are sufficient for normal household use. Most two- to three-night stays require only one receptacle, while longer stays may reasonably require more but there is at least one pickup. Failure to properly dispose of household trash, leaving excessive trash inside the home, or leaving trash outside the receptacles may result in additional cleaning or trash removal fees, including a $50 Excessive Trash Removal Fee when applicable. As part of our commitment to maintaining a clean and welcoming home for every guest, compliance with our checkout procedures—including proper trash disposal—is considered during our post-stay review. Guests who do not follow these responsibilities may receive lower ratings for cleanliness and adherence to house rules, which may impact future booking opportunities on Airbnb. ⸻ Departure Checklist Before checking out, please: * Gather all personal belongings. * Remove used sheets, comforters, and blankets from each bed and place them neatly at the foot of the bed. * Place all used towels in the laundry room inside the drums or on the floors * Load and start the dishwasher. * Properly dispose of all household trash in the outdoor receptacles. * If your stay includes trash collection day, place the containers at the curb the evening before pickup. * Turn off lights and small appliances. * Lock all doors and windows. * Ensure the front door closes completely so it locks automatically. ⸻ Lost & Found Items left behind will be held for up to 14 days, when possible. Guests are responsible for all shipping costs associated with returning personal belongings.
