Within walking distance, you can reach the Colosseum, the Imperial Fora, the Circus Maximus, the Basilica of San Giovanni and the Appian Way Park. With the Metro you can quickly reach the most important sites of interest in the center of Rome: San Pietro and the Vatican City, Trevi Fountain, Piazza di Spagna, Piazza Venezia. The space The flat, a 40-square-metre two-room apartment, is ideal for a couple and comfortable and affordable for groups of friends and families. It is located inside a historic condominium complex, with a large garden. Located on floor -1 (basement floor); to access it, you need to climb a flight of stairs outside the building (8 steps) and then descend two further flights (26 steps). It has windows proportional to the size of the rooms, located at a normal height, which guarantee brightness also thanks to the exposure to the south. The interior view, away from the street and noise, guarantees privacy and tranquility for guests. It has a comfortable double bedroom and a living room with a kitchenette – fully equipped – equipped with a double French sofa bed (140 for 190). The apartment is completed by a comfortable bathroom with large shower and bidet, separated from the bedroom and living room. Hot water is provided by an electric boiler and therefore after a long shower you can wait a few minutes. A set of three towels and linens are provided for guests, including blankets and pillows. In addition to the initial equipment, there is no change during the stay. A cot for younger children and a high chair are available on request, free of charge. The apartment is equipped with TV, air conditioning, dishwasher and free WiFi (ultra-fast fiber at 2.5 Gigabit). THE AREA The apartment is located in Via Dacia, in the San Giovanni district (Appio Latino), one of the historic Roman neighborhoods that offers a number of places of interest within walking distance: in addition to the Colosseum (which can be reached in about 30 minutes on foot) and the papal Basilica of San Giovanni in Laterano, we find the beautiful and historic Basilica of Santa Croce in Gerusalemme, the Lateran Palace, the Lateran Obelisco, the Scala Santa. The Appia Antica Regional Park begins a 15-minute walk from the apartment. It is a very large, protected area of particular historical, archaeological (there are important archaeological monuments) and natural interest, where you can go for walks, go running, rent bikes, etc. The proximity to the Metro A Re di Roma stop (less than 600 meters away) allows you to reach in a few minutes all the main tourist attractions in the center of Rome, including St. Peter's and the Vatican museums, Piazza di Spagna, Trevi Fountain. Termini railway station can be reached in 15 minutes (4 stops) on the underground (Line A). From Termini, you can get to Fiumicino Airport in 32 minutes on a direct train. Guest access The apartment is at guests' complete disposal, from the moment of check-in. Check-in can be done very flexibly, in self-check-in mode and with staff present in the building. Other arrangements can be made for specific needs. The apartment is on the basement floor (floor -1), which is accessed by climbing a staircase and then descending two. The floor is not served by the elevator. It is therefore necessary to overcome architectural barriers, stairs, which can represent physical obstacles for people with motor disabilities or temporary difficulties. Pets are welcome, and upon request, water and food bowls will be provided free of charge for "four-legged friends." Other things to note The total price for the guest includes the Tourist Tax, which must be paid to the Municipality of Rome, and is included in the Airbnb reservation that pays it to the Municipality. In 2026, it will be €6 per person per day. It is not due for children up to the age of 10 and beyond. Airbnb automatically applies to adults and children: for children under 10 years old you can ask for a refund from Airbnb. Free outdoor parking is available in the immediate vicinity and also municipal parking on the street with affordable rates or private covered garages. Our property is a tourist rental, that is, the rental of a private accommodation, and according to Italian law we cannot offer this type of additional services. We can provide you with contacts of companies that perform these services upon request, but outside of our business.
