This complex - as well as this very condo - was featured in an episode of House Hunters International! The complex is located on a hill overlooking the ocean, with a classic restaurant rooftop bar located across the street (El Panorama), and down the hill many restaurants - including some of the best Mexican spots as well as the town's top French restaurant - all in the surrounding art gallery district. The Malecon ocean walkway with its shops, restaurants, bars and the beach just a couple blocks further. The condo was originally 2 units joined together, thus is very spacious and features 2 bedrooms (1 king and 1 queen bed) and 2 baths - one with a walk-in shower, the other a tub/shower combination. The living room has an expansive terrace and the second bedroom also opens up to a private patio, too, both sporting beautiful tropical plants that mirror PdS's lush landscaping. One of the living room's sofas is a memory-foam sofa-bed that allows the condo to accommodate 5 people maximum. Note that the condo charges a nominal additional charge for occupancy over 4, assessed after check-in. Your host will advise you of this during the reservation process. There is an in-unit washer/dryer as well as laundry facilities available in the complex. The second bedroom has an en-suite bath, and is connected to the main living areas by walking through the primary bedroom or by walking out its private terrace and entering through the condo's front door (a small quirk of the joined units' design). When you check in, you will be asked about how frequent you would like cleaning service. If your are staying less than a week, the condo will be cleaned at the end of your stay. If you are staying longer that a week, please specify no more frequent than housekeeping once a week - every 7 days - or less frequent if you desire. Fernanda is our lovely housekeeper. It is customary to tip her on every visit and upon departure. Guest access As well as the spacious apartment and private patio terraces, guests may enjoy the complex's pool and walk the extensive beautifully landscaped property pathways and fountains. There are many private areas for sitting and enjoying the ocean, city and mountain views. Besides the apartment-sized laundry machines in the condo, each building has a full-sized laundry room for guests' use, including machines for larger items. Building 5's facility is located up the stairs just to the left as exiting the condo. The garbage disposal area is also located there. Other things to note Upon arrival, you will be asked to register you and your party much as in a hotel. Note that there is a nominal charge for parties over 4 assessed after check-in, your host will inform you during the booking process. Guests will be asked to read and consent to the Puesta Del Sol Welcome Package SAFETY AND ENJOYMENT Agreement, a document everyone - even owners - must sign upon arrival. It is basically condominium guidelines to ensure everyone's ability to enjoy Puesta del Sol. Please read and make every effort to follow these policies. The following are the key points: FOR YOUR OWN SAFETY AND ENJOYMENT PLEASE READ CAREFULLY THE FOLLOWING: SECURITY: Although we have very rarely had security problems, it is recommended that you secure balcony doors at night as well as taking your normal security measures. Any time you arrive after 11.00 P. M. you must sign in at reception. If you have a vehicle you will need to sign in on the entry card which will allow your vehicle access to the property (when space is available) The Condominium complex has numerous areas that are potentially dangerous for children. Please be advised that children (under 16 years old) should be under adult (over 18 years old) supervision at all times. OCCUPANCY: Occupancy limits: 3 persons in Junior Suite units 6 persons in 2 Bedroom units 4 persons in Large and Standard 1 Bedroom units (since your unit originally was 2 apartments joined together, 5 persons are allowed as maximum) 6 persons in 2 ½ Bedroom units A person is anyone 2 years or older. POOL: The pool is open from 9:00 a.m. to 10:00 p.m. daily. Pool use is exclusively for persons in residence. Visitors are only allowed in the pool when accompanied by a Joint Owner. Non-Joint Owners may not invite guests to the pool area. No glass, radios, stereos. No smoking in the pool area or upper deck. etc. The only flotation devices allowed are noodles, kids armwings, life jackets and upright flotation devices. No running, jumping, diving or inconsiderate behavior. Pool furniture cannot be reserved in any manner. Tables are not to be moved. Children under 16 must be accompanied at all times by an adult (over 18 years old) at the pool. PARKING: Reserved parking spaces are available for owners only. Non-owners may park on premises only when space is available, check with reception to see it spaces are available. NO, NO’S: Hanging of towels, clothing and other items outside apartments is forbidden. Non-owners may not bring pets on to the property. Do not cut flowers or ask your maid to cut flowers. Do not feed wild or stray animals. Hanging any type of flags, signs or banners from railings or the open balcony is prohibited. Personal chairs, barbecues, etc. may not be in common areas when not in actual use. Barbecuing is to be done on individual terraces, Ray’s Place behind Bldg #3 or the patio above the employee’s lunchroom. Charcoal can only be used on the patio above the employee’s lunchroom. Charcoal may be used in the lower parking lot for the Staff Xmas Party and Joint Owners Dinner. No barbecuing in hallways or at pool! Picnics and other get-togethers are allowed at the pool palapa area, the Ray’s Place behind Bldg #3 with previous permission from the administrative office. A cleaning deposit will be required. In consideration of others, noise and music must be maintained at a very low level between 10:00 p.m. and 10:00a.m. MAID SERVICE: Maid service is provided in accordance with that requested by each individual owner and is limited to not more than twice per week. It includes laundry of sheets and towels. It does not include washing of dishes. Tipping is normally done on each maid visit. Units are privately owned and furnished. Shortcomings in this respect should be reported to the owner or agent. They are not the responsibility of the Administration. Remember that this is not a hotel. LAUNDRY FACILITIES: There are three Laundry Rooms for personal items. The laundry room behind building 1 is for residents of building 1 & 4; behind Building 3 is for residents of building 2 & 3; behind Building 5 is for residents of building 5. GARBAGE AND WASTE DISPOSAL: Garbage must be put in tied plastic garbage bags and placed in garbage cans available in each building. There are also garbage cans available for aluminum cans only, plastic only and glass only. Garbage cannot be place in hallways. Toilets: Only toilet paper and waste can be flushed. We have an aging infrastructure that cannot support other products even if they say flushable including wipes and Kleenex, etc. RECEPTION/TELEPHONE SERVICE: Ice, soft drinks, and bottled water may be purchased at reception. Only Joint Owners are allowed to make long-distance calls through the receptionist. STOVES/OVENS: Most ovens do not have pilots. They must be lit with matches or lighters. If the oven does not light, check the gas valve behind the stove. It may need to be opened. Most surface burners have pilots or electronic lighting devices. In some cases Joint Owners have shut off the pilot lights. If you have difficulty in this respect, please report it to Administration or maintenance. MISCELLANEOUS: Unreasonable behavior and/or disturbances are not allowed. Radio, T.V., Stereo, etc., must be keep at low volume level at all times. Please be considerate of other residents. Only Joint Owners are allowed small pets with the written authorization from the Administration. Dogs must be kept on a leash in common areas. Any occupant refusing to comply with the above regulations will be asked to leave. In addition, there are monetary sanctions that will be charged to the Joint Owners Account.
