Come out and spend some time at this oasis, take a trip to see Manatees, Kayak the Weeki Wachee Springs, or take a Dive in our wonderful waters. The space Our 3-bedroom, 2-bath vacation oasis invites you and your family to enjoy our 3-bedroom 2-bath pool home. The home provides 2 queen sizes beds and 1 Full size bed. Your family will be able to enjoy this cozy space inside and out. Bring your boat. Plenty of space for boat parking. You are only a short ride out to the open Gulf. Our Property is less than 2 blocks away from community boat dock. Boat slip available upon request. Local locations -7 min drive to Roger’s Park man made beach -12 min drive Sun West park with beach -12 min drive to Pine Island open beach - 12 min drive to Weeki Wachee Spring State Park Bedrooms -Master Bedroom: Queen -Second Bedroom: Queen -Third Bedroom: Full Size Beds Bathrooms -Master Bathroom: Stand up shower -Second Bathroom: Stand up shower Need to Know -Property is monitored by a camera at the entrance to the front porch and 2 others looking over the pool. - The home will sleep 6 comfortably Essentials: -Bed linens and bath towels are provided for guests use. -Basic essentials such as toilet paper, paper towels, dish detergent, and garbage bags are also provided to get you started with your stay. -Kitchen is well stocked with pots, pans, and kitchen ware. Pets: Dogs will be permitted at owners discretion. There would be a $150 pet fee per dog. Please do not reserve if you have a dog without getting approval first. DAMAGE PROTECTION - Should you notice any damage/irregularities upon your arrival, it is your responsibility to contact us with-in 24 hours and report those issues. If any damage occurs during your stay, you must also report such damage will be verified by our inspector within 48 hours of the check-out and submitted a claim to the accidental damage protection accordingly with their Terms of Waiver. The guest also agrees to fill out for any information the insurance company requests in good faith. 2. CHECKIN - Check in time at the property is 4:00 pm. In case of check-in time after business hours, refunds or discounts will not be provided. Guests agree to follow check-in time procedures. 3. CHECKOUT - Check-out time is at 10:00 am. Late check-out must be authorized in advance. Guest agrees that if he or she fails to vacate the property by 10:30 am (30 minutes of tolerance) on the check-out day, a fee equal to one day’s rent will be charged on the credit card on file. No refunds or discounts will be provided if checking-out before 11 pm. 4. POOL & SPA - NO LIFEGUARD ON DUTY, SWIM AT YOUR OWN RISK - No running or horseplay in the pool and deck area, as this may cause serious injury. Pool pump & Equipment are NOT to be tampered with by Guests. 5. PET POLICY - NO PETS ALLOWED: If you bring a pet that is not approved your credit card will be charged a non-refundable fee of USD$450.00 USD (Four Hundred and Fifty U.S Dollars) per pet. The guest’s credit card on file will be charged for any stain or damage caused by the pet. 6. SMOKING - This house is 100% smoke free. Absolutely no smoking is allowed inside the house. If smoking is present in the house, there will be an additional non-refundable fee of $500.00 USD (Five Hundred U.S Dollars) charged on the credit card on file. 7. TRASH/TRASH REMOVAL- You will be expected to empty ALL trash bins and dispose of garbage bags on trash can. If there is excessive amount of trash left in the house there will be a fee of $100 for cleaning. 8. AIR CONDITIONING - When the AC is being used, we request that all windows and doors be closed in order to reduce humidity and to save energy. 9. EXTRA GUESTS: Guests are aware of the limited number of guests allowed in the property during the rented period. In case of additional guests, a daily fee of USD$50.00 (Fifty U.S. Dollars) plus taxes per person will be charged. Guests must inform us about the total of guests’ numbers staying in the property. 10. PARTIES: Absolutely any kind of party is NOT ALLOWED inside property. There will be an additional non-refundable fee of $500.00 USD (Five Hundred U.S Dollars) charged on the credit card on file. 11. SANITARY SYSTEM: FLUSH ONLY TOILET TISSUE! Please do not flush any Personal Hygiene Products, Baby Wipes, Diapers, Nappies, Kleenex Tissues, Plastics, Paper Wrappers, etc. Anything other than toilet tissue can block the pipes and these blocks can very easily cause toilets to overflow. In the event that the toilet does overflow, there is a stop valve behind and below the toilet. Please turn the water off and keep it off until the block is released. If you are unable to do so yourself, and wish for one of our maintenance staff to be called to unblock it for you, please remember that the cost of this service is typically $50.00 USD (Fifty U.S Dollars) and this amount will be charged against your security deposit. 12. APPLIANCES: a. Dishwasher: please use only dishwashing powder that is made specifically for dishwashers and NOT washing-up liquid, which damages the machine. If liquid is used the cost of repair is approximately $80.00 b .Clothes Washer: follow machine instructions to put detergent/softener liquid into the correct place. c. Clothes Dryer: PLEASE CLEAN THE FILTER IN THE DRYER AFTER EVERY USE. Fluff builds up on the filter very quickly and if the filter is not cleaned the dryer will fail. 13. FURNITURE: If, during your stay, you find it necessary to reposition furniture in the Town home then please do so with extreme care and reinstate everything to its original location before your departure. Any damage resulting from the moving of furniture will be charged to you.
