This newly constructed double room with a private entrance and en-suite offers guests a perfect blend of calm serene nature and city living. Located just over 4 miles to the city centre, royal mile and many tourist attractions. The property has numerous bus links just a few minutes walk which will take you directly to the city. Towels, linen, and cooking and toilet amenities are provided. My husband and I look forward to hosting you in our humble abode during your visit to our magical city :) The space The property utilises a studio-style setup. The main living are can easily be converted into a sofa or double bed depending on the need. For guests' extra comfort the double sofa/bed comes with a high quality memory foam mattress topper. A wardrobe is provided for guests. The toilet and shower have constant hot water, shampoo, conditioner and soap. Linen and towels are provided for the stay. For guests who stay longer than 5 days fresh linen and towels will be provided free of charge. A cosy dining area provides guests with a microwave, kettle, fridge and toaster to enjoy their food or drinks on a modern breakfast bar. Free parking is available in the bay is just outside the property. Cold water from the tap is perfect for drinking. Guest access No other facilities in the main house are available to guests. The guests room is linked to the main house through a door which is locked at all times. Other things to note Dear Guest, Please note that the City of Edinburgh Council has introduced a 5% Visitor Levy (tourist tax) applicable to all short-stay accommodation from 1st October 2025 for stays from 4th July 2026. This amount is not included in your booking total and will be collected at the property during your stay. The levy supports the upkeep and preservation of Edinburgh’s historic and cultural heritage. From city centre, bus & train stations (centre) bus 3, 7, 29 & 33 and the journey takes about 25 minutes. For your comfort we provide a fan and a stand alone electric heater.
