Stunning 1 bedroom carriage house on private 10 acre oasis! This circa 1850 carriage house is part of a larger farm compound. It has been lovingly restored into a one of a kind 1 bedroom getaway! Enjoy serene views of Smith Pond from the kitchen and living room, with rolling fields and beautiful scenery. Updated kitchen with stainless steel appliances, and butcher block counters. Hardwood floors in living room & bedroom. Exposed wood beams and rough-cut wood mantle. Washer / dryer in-unit. The space The Carriage House at Smith Pond was restored into a 1 bedroom cottage getaway! The custom kitchen features newer stainless steel appliances, and a butcher block counter. The kitchen counter overhangs into the living area, allowing guests to sit and eat at the counter. The is also a table in the kitchen / living room space that offers seating for 2-3 guests. One of the highlights of the kitchen and downstairs area is the French Doors that open up to the field and looks out to Smith Pond. The inviting views and gentle landscape offer an amazing getaway to the hustle and bustle of modern living. You can also see the field and pond from seats at the dining table. The layout of the property includes the kitchen and living room on the 1st floor. There is a French Door and also a side door that leads out to the gravel driveway on the 1st floor. There are stairs from the kitchen that lead up to the 2nd floor. The 2nd floor is an open bedroom area that has a private bathroom. The laundry is also on the 2nd floor in the corner of the bedroom area. There is some hanging space in an open-closet in the bedroom. The house features heating and cooling through ductless HVAC systems. Guest access Guests have access to the 1 bedroom Carriage House, the private driveway, and shared access to the fields and pond shoreline. The property is located on a retired farm, and guests are welcome to walk the fields, trails and shoreline. Swimming in the pond is allowed from May 15th - September 15th at the guest's own risk. Access to the boat house is permitted to use the owner's row boats, kayaks, and canoes, from May 15th - September 15th. Fishing (catch-and-release) is allowed in the pond. There is shared access to the pond with one other house + a seasonal YMCA day camp. When camp is in session, you may hear children at play at the camp. Access to other buildings on the property, including but not limited to: the farmhouse, garages, barns, cottages, sheds, and horse stable are not permitted. Guests are welcome to use the various picnic areas and lounge/beach chairs available on the property or by the pond's shoreline. Please enjoy the peace and beauty of the Carriage House on Smith Pond! Other things to note Carriage House cleaning and preparation before each guests arrival: My wife and I spend a minimum of four hours meticulously cleaning the Carriage House from top to bottom between each guest. We did not skimp in rebuilding the Carriage House with the finest care and materials, and we do not skimp in our cleaning process between each guest either. All shower towels and shower mat, bed linens including the quilt and duvet, pillows, pillowcases, pillow ticks and couch blankets are washed to ensure they're sanitized. Nothing is overlooked. We clean and sanitize the countertops, tabletops, coffee table and end tables. We clean and sanitize the tile floors and wood floors, including the stairs! We want you to rest assured that when you stay at the Carriage House, you stay in a carefully cleaned home by us for your enjoyment. Our House Rules request that you strip the bed putting the bed linens in the washing machine, [we will run it and do the cleaning], that you start the dishwasher [if you're leaving dirty dishes], that you take the trash out with you and deposit it in the trash can [that you pass as you're departing]. If these three requests are offensive to you, then skip them, I'll do them myself, [and it won't affect your rating]. Our aim is that you find your stay here exceedingly enjoyable, exceedingly pleasant, and exceedingly memorable!
