Important Notes: Christmas Bookings Due to the Holiday Season being a Peak Demand time in Orlando, bookings are subject to the following requirements: Bookings are subject to a minimum charge of one week/seven nights. One week bookings may include either Christmas Eve through Boxing Day (the day after Christmas), or New Year’s Eve and New Year’s Day, but not both. In other words, one week (or less) bookings MUST have an arrival or departure date on December 27th through December 29th. This is done to leave a full week available around the unbooked holiday for other guests to book. Bookings which fail to meet this criteria, regardless of length, will be subject to a minimum charge of two weeks/fourteen nights. In other words, a guest could book only six nights, for example December 26th to January 1st, but would be subject to the minimum fourteen nights charge. The minimum periods/charges apply to any additional or extra options added to the rental. Your understanding is appreciated. The Villa This fully air-conditioned villa comfortably sleeps eight people (on recent, quality mattresses) in four bedrooms, each with its own closet. (We don't use a sofa bed to increase capacity). Three double bedrooms (1 King, Twin/Double Bunk, 2 Twins) and the main bath (sink, toilet, tub w/shower) are located on one side of the home, while the master bedroom (Queen Double Pillow-Top Mattress) with ensuite (sink, toilet, large walk-in shower with direct access to the lanai) and walk-in closet is located on the other. You’ll find the kitchen well-equipped with quality appliances, cutlery and cookware for family meals, far beyond typical area vacation home standards. New Quartz Countertops and hand-made Mexican Tile BackSplash accent the kitchen! Quality furniture, electronics, and games room allow you to enjoy your vacation in style. In the evenings, wind down in the relaxing hot tub on the expanded pool deck. Both pool and spa are professionally maintained for you. All you have to do is enjoy them! The lounge/living room opens out to the Lanai (covered deck) which overlooks the SouthWest-facing pool, covered by a screen enclosure to keep out insects and debris. A separate entrance gives access to the pool from the master bath. Jump out of the pool and into the shower to warm up and rinse off! Wonderful Privacy Unlike many vacation homes, Happy Oak Villa provides great privacy with no rear neighbours! The pool overlooks a large yard, bordered by 6' solid fence on two sides and a small pond & tropical forest at the back. No one will be watching you in your pool, and you won't be looking at them in theirs either! No barking dogs, or obnoxious or noisy neighbors to bother you... just the sounds of nature and your own family splashing in the clear water of your very private pool under the warm Florida sun! (As you study vacation rentals, pay close attention to the proximity of neighbors to the pool enclosure, especially on the side of the yard. You’ll discover that a ‘private’ pool usually isn’t so private after all, even at most homes without rear neighbors.) Security and Convenience Amenities like Fibre-Optic Internet and Streaming content plus 80 live channels, with Hi-Speed WiFi, TVs in every bedroom, a games room with a gorgeous slate pool table, quality foosball table and commercial arcade video game with hundreds of games, provide hours of fun for our guests. Even though this home is located in a very safe area, we take the security and safety of our guests seriously. Emergency lighting, fire extinguishers, pool safety alarms, smoke detectors, remote monitored alarm system, and electronic door locks, along with remote-monitored heating, A/C, hot water, electrical, internet, pool pump and heating, mean we can promptly provide service if needed (often before guests are aware of an issue). Location Just outside of the tourist zone around Disney World, Happy Oak Villa provides privacy and safety for your family, in an area where you can enjoy an evening stroll by the lake, and your kids can play outside unattended. There are no gates at the entrance of Thousand Oaks – we don’t need them! The best way to be safe in the Orlando area is to stay in a very safe area. On most evenings you can hear the fireworks going off at Epcot from our doorstep! On a light traffic day you can drive from the villa to the parking lot of the Magic Kingdom (at the far north end of the Disney resort) in less than 15 minutes! This property is very special to us... It is the first vacation rental we ever saw or stayed in almost 25 years ago! The wonderful and happy time we experienced here lead to our becoming Orlando Vacation Rental Owners and Hosts in 2009. Things came full circle when we purchased it in late 2021, and renovated and redecorated it, turning it into our 'Orlando Beach House.' Our lanai overlooks the enlarged pool deck, private swimming pool and hot tub, all covered by a screen enclosure pool that keeps things clean and the bugs away. This 'mini-resort' looks out to the rear yard – an open area featuring a large lawn, a big oak tree decorated with hanging Spanish moss, and a small private pond at the rear. The villa is quiet, comfortable and relaxing, yet it is within 15 minutes drive of everything Walt Disney World has to offer, and Universal Studios, Sea World, (20 minutes) and the new LegoLand (30 minutes) theme park are all close by as well.
