Dogs Welcome The space “Summertime’s Callin’ Me” is located at 119 Trout Avenue, a classic Topsail Cottage on the, island's desirable south end. A Canal front cottage with a dock, just a block away from the, beach. It has a waterfront porch and open floor plan. “Summertime’s Callin’ Me” is a 5 bedroom, house that sleeps 11 with 3 BR, 2 full baths upstairs and 2 BR, 1full bath downstairs. , Upstairs the master has a Queen size bed, the other side of the house has Jack and Jill bedrooms, one, King and one Queen. Downstairs there is a Queen and a bunk bed- double bottom, twin on top., There is a fully equipped kitchen with bar seating, dishwasher, airfryer, coffee maker and keurig., Dining room with large family seating and newly decorated living room with a 55" flat screen TV., There is central ac/heat on both levels as well as WIFI broadband Internet. Cable and Roku TV, HD service for TV in the living room, master bedroom, king bedroom and lower bunk room. A, spacious porch off the great room allows you beautiful views of Topsail Sound and the salt, marsh. An open patio is located just downstairs next to the dock for stargazing and enjoying the, sunshine. There is an open living space under the house for relaxing, with a swing, hammock,, sofa and loveseat. A washer and dryer are located in the downstairs storage room. Canal front, dock: platform over the water w/a sink for cleaning the day's catch, floating dock with ample, room for tying up your boat and a ladder to help with getting in and out of the canal after, swimming or floating. Located in the storage area, there are beach chairs, floats and fishing, pole holders to take to the beach. Two bicycles are available for use as well as indoor and, outdoor games. Covered parking for one vehicle, plus driveway parking for 3-4 additional, cars/trailers. Beach access is a short walk away at the end of Trout Avenue. Anderson Blvd. Topsail Beach, NC 28445 Guests will pickup keys and sign the following Vacation Rental Agreement (required by the State of NC): VACATION RENTAL AGREEMENT THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND CONTAIN UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL Sea Path Realty, agent of the owner, rents to tenant, and tenant rents from agent the following rental property for the period indicated. Tenant’s funds shall be deposited with AIRBNB, then in a trust account with the Providence Bank, 300 Hwy 17, Holly Ridge, NC. Tenant authorizes agent to disburse up to 50% of the rent as the owner directs prior to occupancy. AGENT DUTIES: To provide the premises in a fit and habitable condition or if this is not possible to substitute a similar property or refund to tenant all payments made by tenant. TENANT DUTIES: Tenant agrees to keep the premises in a clean, safe and lawful condition, and report to the agent any need for repairs or damage caused by tenant. Tenant further agrees to not exceed the maximum sleeping occupancy or violate the NO PETS, NO SMOKING premises restrictions. CANCELLATIONS: If you must cancel and the cottage is re-rented for the entire period you will receive a refund of your advance rent less a $100.00 per week service charge. If the cottage is not re-rented the tenant will not be entitled to a refund. TRANSFER OF PREMISES: If the premises are transferred by the owner the tenant has the right to enforce this agreement against the new owner if tenants’ occupancy is to end within 180 days or less of ownership transfer. If the new owner does not honor this agreement after the 180 day period, tenant will receive a full refund of funds paid within 30 days. Tenant to be informed of any ownership transfer. EXPEDITED EVICTION: The expedited eviction procedures of the vacation rental act apply for a material breach of this agreement, INDEMNIFICATION and HOLD HARMLESS; RIGHT OF ENTRY: Tenant agrees to indemnify and hold harmless Agent and Owner against any liability for personal injury or property damage sustained by any person including tenant's guests no matter how caused. Agent may enter premises for inspection, repairs, or to show the premises to prospects during reasonable hours. OTHER PROVISIONS: No house parties are permitted. Premises may not be sublet. No unrelated groups permitted. Tenant will not charge long distance calls to owner's telephone or incur charges to owner's cable account. Tenant certifies that he/she is at least 25 years of age. Sea Path Realty reserves the right to refuse rental or terminate occupancy if in its opinion the occupancy is detrimental to the owner's property or the tenant or members of their party violate this agreement Policies and Procedures THE RENTAL SEASON: Summer Season is from May 25 to August 10, Mid-season is May 11 to May 25, and August 10 to August 31. The remainder of the year is off season. THE RENTAL WEEK: The rental week is from Sunday to Sunday. Some properties permit partial week rentals in the off season, with a minimum of three nights required. RESERVATIONS: After selecting a cottage from the brochure or Website, please call or E-mail our office to ascertain its availability. To confirm a reservation, the rental agreement on page 10, must be signed and returned to our office within 7 days of your call, and a 50% advance rent deposit must accompany the agreement. We do not accept charge cards, but will honor personal checks. Upon receipt of your request we will mail or E-mail you a confirmation. DAMAGE AND CLEAN-UP GUARANTY: A damage and clean-up guaranty is required of all parties upon arrival. An imprint of a major credit card will be made upon check in. When the unit is inspected upon your departure, the credit card ticket will be destroyed. If there is damage or issues you will be notified by telephone of any cost incurred and any charges made to your credit card. In the event you do not have a credit card, a check is acceptable. DEPARTURE CLEANING FEE: Professional departure cleaning is provided for all cottages. The cleaning fee is included in the rent. Departure cleaning does not include washing and putting away dishes, making beds, or removing trash from the cottage. If additional cleaning is needed, there will be an extra charge that will be deducted from the damage and clean-up guaranty. TAXES: All rentals are subject to a 6.75% NC TAX, and a 6% Topsail Beach Tax. The Topsail Beach Tax supports beach nourishment. CHECK-IN: Check in time is 3:00 P.M. or later. If you arrive early, please do not go to the cottage. Each unit is inspected prior to occupancy. When you check into your cottage, let us know immediately if the unit is not clean or there are broken items. Please notify the office if you will be arriving after office hours. The remainder of the rent and tax must be paid by check, money order, or cash upon arrival. Debit cards or other credit cards are not accepted – Airbnb an exception CHECK-OUT: Check-out time is 10:00 A.M. or before. Please leave the unit neat and undamaged. All dishes should be cleaned and put up, used Linens and Towels placed in provided bags and left by the door, all trash removed from the house, and the garbage can rolled to the street. When you are ready to depart, drop the keys off at the office. PARTIES: No house parties are permitted. CANCELLATIONS: If you must cancel your reservation and the cottage is re-rented for the entire period your advance rent deposit will be refunded less a $100 per week service charge. If the cottage is not re-rented, your deposit will be forfeited. EQUIPMENT FAILURE: We cannot guarantee air conditioners, televisions, or other appliances due to salty atmosphere. Every effort will be made to repair any breakdowns as soon as possible. There will be no refund in the event of a failure. PETS: Some cottages do allow pets. There is a non-refundable pet fee. (See description). Most cottages do not permit pets. Sneaking a pet on to a property is cause for eviction, forfeiture of rent and damage guaranty. Service animals with proper documentation are permitted. HURRICANE AND STORM POLICY: In the event of a mandatory evacuation we will refund for day or days the evacuation is in effect. There will be no refunds for voluntary evacuations. WHAT TO BRING: Linens and Towels will be provided by SEA PATH based on Cottage Occupancy. Sea Path will also provide a 1-to-3-day supply of the following Essentials: Dishwasher detergent, Dish Soap, Dish Sponge, Paper Towels, Toilet Paper, Bar Soap, Shampoo & Conditioner, and “Tide” pods. For longer stays, please plan accordingly. Most cottages have grills. Grilling is prohibited on wooden decks and porches TENATIVE RESERVATIONS: Tentative reservations made in 2024 must be received along with a reservation request and 50% advance rent by February 1, 2025 otherwise the home will be rented to others. Please call our office in January to let us know that you plan to confirm your tentative reservation. OFFICE HOURS: Sunday 9 AM to 5 PM. Daily 9 AM to 4 PM except Wednesday when the office is closed. Off Season: Sunday Hours 11 AM to 4 PM. Closed Sundays: November, December, January, February, and March. NOTE: We do not rent to anyone under 25 years of age or to unrelated groups If arrival is after hours, your keys and a copy of the rental agreement will be in the gray metal mailbox next to the sliding glass door to the Sea Path office.
