The space Enjoy your own Private 16x40-ft lighted Dock; partially covered with personal single boat slip and ample seating. Beautiful views of river, bluffs, wildlife and natural surroundings. Multi-level lighted decks leading to dock. Successful fishing right off the dock! (guides and local fishermen often seen frequenting nearby). Fire pit overlooking river with ample seating. Inside the house presents an open floor plan, perfect for entertaining enjoy the 42-in wall mounted HDTV with Sony Smart DVD; Wii gaming system, fully stocked reading & video library; Free High-Speed Wifi. Several board games, children games, 2 Mt bikes, 3-wheeled stroller; gas and charcoal grills as well as large smoker. Kitchen completely equipped with ALL the amenities of home (Upscale cookware, cooking utensils, several high-end appliances, etc). Enjoy your night's rest on Queen-size beds equipped with luxury 1000-thread count Egyptian bedding. I strived to create a luxury, up-scale atmosphere to meet everyone's needs yet comfortable enough to enjoy. Equipped with all the amenities of home I like to tell guests "Just bring your clothes, food and fishing gear!" ...and YES, we are PET FRIENDLY!! (Prior Approval & Pet Policy Mandatory). All your doggies’ needs are provided including dog bedding, blankets, serving food & water bowls, chew toys and leash. NEW added feature is 10-ft x10-ft Dog Kennel for those occasions where you may like to secure your dog outside on a nice day while you go down to the river or out for shopping/dining. Guest access Guests have access to entire property except the homeowner's 1-car garage and 2 small closets located inside house. Other things to note * NOTE: INSTANT BOOKINGS WILL NOT BE ACCEPTED ! Serving as both Property Owner and Manager, I personally manage and custom screen all potential bookings (guests/party info; pet info/pet policy; purpose of your stay, etc), ensuring reservations are well suited for both parties and mutually beneficial. This is not a typical “rental” per se …as it’s filled with family sentiments serving as our second home; and while residing in same subdivision am available to assist guests with questions or concerns while ensuring secure environment, compliance with HOA guidelines and enhancing guest’s experience. *INTERNET SERVICE: Enjoy reliable, HIGH-SPEED WIRELESS INTERNET SERVICE with Download speeds of 25Mbps (averages 25-34Mbps) and Upload speeds of 3Mbps (averages 3-5Mbps). Should any unforeseen issues arise with the service during stay, our direct relations with Internet Service Providers will ensure prompt attention to address any issues. Host has provided a notebook filled with various local information (ie., restaurants, menus, local attractions, maps, shopping, etc.) Upon departure there is small list of requirements: All trash is bagged and placed in trash can near road, adjust both thermostats, dishes washed in dishwasher, turn off all lights, ensure all appliances are off; sign guest book, lock up leaving BOTH sets of keys on kitchen countertop. [To reiterate providing detailed glimpse for those questioning /curious with these on-going issues with booking process. As noted this ISN’T your typical “rental” with standard rooms and the bare necessities, easily manageable and cleanable by hired help managed by vacation rental property team possessing minimal to none vested ties or earned interest to the property. Instead, this vacation rental property is our second home flooded with personal touches, decorated with family keepsakes and overstocked with multiple abundances. Managed exclusively by the hands-on owner residing within same subdivision offerring reassurance 100% vested in property’s content, appearance, maintenance, image and reputation, while performing all the associated duties first hand. A local with various earned knowledge and gained resources am available to offer recommendations, assistance with questions or concerns. Due to personal vested interest with the property, its contents and location we require control over who stays allowing to vet guests by custom screening, ensuring they align with occupancy expectations, requirements and house rules while reassuring guests of listing’s accuracy. This site does not offer Hosts space for pet policy to be viewed nor pet fees calculated so any request involving pet will need to discussed, pre-approved. Therefore, as stated in listing profile please send request/inquiry or message before booking as “Instant Booking” requests will not be accepted; yet guests continue to book instantly without prior correspondence often failing to notice requirements resulting in confusion and frustrations. The confusion is somewhat understandable: this site requires Hosts to indicate the preferred option when guests book a reservation (“Request to Book” or “Instant Book”); but regardless of Host’s choice, both remain as visible options offered to guests during their on line search. And so the on-going issue remains… We would like to emphasize our river house is located in restricted, upscale quiet, extremely safe subdivision where our neighbors expect everyone to display common courtesy. This is our 2nd “home,” decorated with personal family articles, fully equipped and maintained with cleanliness, personal touches and pride. We chose to do this so families can fully enjoy a more relaxed, extremely comfortable and “homey” environment.
