A short drive away from the Thousand Islands and the lovely town of Gananoque, Ontario, we strive to give you an elevated stay while enjoying the many attractions close by! This listing is for the entire lower level of our home as a dedicated space for you during your stay. There is free parking on our driveway for multiple cars and a dedicated entrance. We're happy to host you! The space Your stay will get you access to the complete lower level of our home. Your stay includes: Two (2) Bedrooms, Living Room, and Bathroom. There are two additional rooms on the lower level that you will not have access to: The Utility Room and the Office. I (The Host) may use the office if needed, I will do my best not to intrude on your stay. We are located in a quiet residential family neighborhood. We are a family with a small child and a dog occupying the upper level. Please respect our home like it was your own, and please respect our neighbors and neighborhood. Things to enjoy during your stay: - Ample outdoor parking space on property - Firepit with five (5) deck chairs - Jacuzzi (you will be informed immediately, before or during your stay should the jacuzzi become unavailable for any reason) - Huge backyard with incredible view of the creek running along the back of the property - Dedicated WiFi - Home Theatre: 100" 4k Projector with Dolby Atmos Surround Sound - All major streaming apps available - please sign in/out using your account (if you forget, we will sign you out to prepare for the next guest) - Huge couch with dedicated recliners to enjoy media - Indoor fireplace / Heated Flooring - Coffee Station: Kettle, K-mini, Assorted K-Pods, Earl Grey and Chamomile Tea, Hot Chocolate, Sweetener, Sugar, Stirrers, Cups and Lids (complimentary) - Snacks: Assorted snacks and sweets (complimentary) - Cold Breakfast: Cereal and/or Oatmeal (complimentary) - Mini Fridge: Bottled Water, Assorted Pop, Coffee Creamer, Milk, 1 shelf for each room to temporarily store outside food (complimentary) - Baby Crib, Sheets, Baby Bath, and High Chair available upon request. - Iron w/ Ironing Board - Hair Dryer - Fresh towels for your stay - Body Wash, Shampoo, Conditioner (complimentary) - Hand soap, Q-Tips, Body Lotion (complimentary) The town of Gananoque and the Thousand Islands are just a 5 minute drive away. Kingston is 20 minutes away. Halfway between Toronto and Montreal. Guest access Quiet family-friendly, residential neighborhood, please drive slow ( below 40km/h) when turning on our street. You will have ample parking space outdoors with one available indoor parking spot if available. Just left of the garage are a set of stairs leading to your dedicated entrance to the space. Access key code will be provided to you for access to the lower level and each guest room, upon arrival. There will be one code to enter the property and dedicated key(s) to enter the room(s). All entry codes are reset after every stay. **Failure to accurately disclose number of guests will result in immediately being asked to leave without a refund. We are aiming to provide you with a serene, relaxing space for an elevated experience. During your stay Owner-occupied house, so we are present if you require any help. I will be there to welcome and check you in, and we are always available upstairs should you need anything. Please respect house rules and never hesitate to reach out upstairs! I will also be there to help with any needs during check-out if required. My family and I welcome you to our home! Other things to note HOUSE RULES Upon confirmation of rental approval by host, you agree to the following: 1. This is a family home, no NO PARTYING AT ANY TIME! Choosing to break this rule results in being asked to leave immediately without a refund. 2. Absolutely no smoking indoors. We are not smokers and have a toddler in the home. Please use the provided ash tray (available upon request) and dispose of any butts on the property if smoking outside. 3. Absolutely no smoking in the jacuzzi. Please use the provided ash tray (available upon request) and dispose of any butts on the property if smoking outside. 4. Please respect the neighbors and neighborhood and keep noise/music levels at a minimum during quiet hours. 5. The creek behind the property is part of a natural conservation area that lies beyond property lines and is off limits. 6. Please drive slowly (below 40km/h) when entering the neighborhood. 7. Respect our neighbors regarding property lines. 8. No pets allowed. Exceptions made for service animals. Our dog is friendly but can be overprotective of the child. 9. If moving any of the outdoor furniture, please put them back after use. 10. IF GUESTS FAIL TO ACCURATELY DISCLOSE NUMBER OF GUESTS ATTENDING, GUESTS WILL BE ASKED TO LEAVE IMMEDIATELY WITHOUT A REFUND (No additional guests are allowed to visit for the day other than those disclosed on the confirmation). Not allowed in the premises: - smoking indoors - fireworks or firecrackers - pets (service animals exempt) - parties - events - improper conduct - extremely loud music - weapons - drugs As previously stated, my family and I will be home occupying the upper level. We are a family of 4 with 4yr old child and a dog. We are happy to keep to ourselves but please note there is no barrier separating the upper and lower levels other than the stairs. Sounds and noise may carry but we will keep the noise to an appropriate level. Feel free to conduct yourselves comfortably and please keep the quiet hours listed: 11pm - 7am. The lower level is yours to enjoy comfortably, please respect the neighborhood and home, and please enjoy your stay.
