Simple self-contained room with ensuite and kitchenette with separate access off laneway. 10-minute walk to New Lambton shops and 2-minute access to public transport. Access to shared backyard and extensive tranquil garden, including BBQ area. Located opposite side to John Hunter Hospital, with easy access for those visiting or requiring a short stay near the hospital. The space Studio self-contained apartment-style guest retreat with ensuite and kitchenette. Queen-size bed, TV, Dyson hot/cool fan, microwave, kettle, toaster and small fridge/freezer with access to bbq in shared backyard. No in-room washing machine or dryer, with a local laundromat in Kotara Homemakers Centre if required. No stove or oven, however an air fryer and microwave is available in the room and use of BBQ in the backyard. Guest access This is a self-contained apartment-style guest retreat with separate access from the laneway down the side of the house. Please note the path is slightly sloped, on a downhill incline from the street, so you will need to be comfortable navigating this and about 8 steps. Access to backyard, extensive garden and BBQ area. Free on-street parking is available. No access to the rest of the house. During your stay As the room is inside our family home, someone will generally be around and where possible we will greet you upon arrival, if not available due to other commitments, we are easily contactable throughout your stay should you need anything. We will not be actively interacting with guests, aside from the occasions when we are in the backyard. Other things to note As the room is inside our family home, there will be the occasional noise from our two young kids, however nothing out of the ordinary than in any other family house. There is strictly no other guests allowed other than who is staying, unless prior agreement through us, as we need to ensure the security of our home and safety of our family.
