Kitchen & Outdoor Features: Fully equipped kitchen with modern appliances and cookware - perfect for home-cooked meals or seaside snacks. Secure garden: south-facing with patio seating, ideal for sun worshippers and safe play. Parking & Convenience: Private parking for 2 cars, plus free street parking nearby. Hot Tub Option: Relax under the stars: **optional hot tub** available from 23 July onwards. £150 extra covers maintenance, cleaning, and running costs—a luxury addition for memorable evenings. Guest access All Other things to note Attic Bedrooms & Guest Policy Our top floor features two attic bedrooms (one double, one twin) nestled under the eaves with lower ceilings—the twin is best suited for children. To keep pricing fair and avoid extra cleaning for small groups, we lock these rooms for stays of up to 8 guests. For 9–10 guests, the attic double bedroom will be unlocked and made available. For 11–12 guests, both attic rooms (double + twin) will be unlocked and prepared. If your group exceeds 8 guests, a surcharge of £20 per person per night will be applied to cover the additional usuage, maintenance, laundry and cleaning required. Optional Hot Tub Upgrade (From 23 July 2025): Kick back and relax—our private hot tub is available on request from **23 July 2025**. The hot tub comes with a one‑off £150 fee, covering cleaning, maintenance, and running costs. You can message us to request this ahead of your stay and we will ensure it is cleaned and filled. Why We Do This ✅ We want smaller groups to enjoy the property without covering extra costs they don’t need. ✅ The attic rooms require extra cleaning, setup, maintenance heating and electric costs so the surcharge ensures fairness. ✅ The hot tub is a premium amenity—this optional fee allows those who want it to enjoy it without raising the base price for all guests
