Welcome to our guest house: This private, artistically designed 2-story modern terrace home is just a 5-minute walk from Central train station. Here's what makes it special: - Located on a lively street, within walking distance of the nearest train station and local attractions - 1 private bedroom with private ensuite bathroom - Shared kitchen and laundry facilities - Free Wi-Fi throughout the house - Common areas cleaned twice a week The bedroom: Featuring a double bed, window, study desk, and private bathroom. Sleeps 2 people. Common spaces include the kitchen, hallway, and laundry area. The kitchen area: We understand the importance of food during your travels, so we've provided a simple kitchen with a fridge, microwave, small stove top, kettle, toaster, pots, pans, and crockery. The laundry area: Spilled coffee on your shirt? Or need to clean some clothes? Our laundry area has a large basin, iron, cleaning essentials, 1 washing machine, and a machine dryer (on the 1st floor) for your basic cleaning needs. The bathroom: The room comes with a private ensuite bathroom equipped with a shower, essential amenities, basin, drawer, mirror-cabinet, ventilation, and a toilet. There's also a shared bathroom next to the kitchen. The hallways: Arrived early to your Airbnb and need to store your luggage? We offer storage underneath the stairs and provide chain locks for your peace of mind. Entrance is through the front door on the ground floor, and paid parking is available on the streets. Parking in Sydney CBD can be challenging, so we recommend using public transport, which offers buses, trains, light rail, and ferries with stops near major attractions. Please note there is no window for this listing. Guest access No keys to lose or to return! This property provides secure, keyless entry with a Smart Lock keypad. Unlimited WIFI is available free of charge. You will have your own comfortable private room each provided a study desk, closet/wall hangers with a double bed. You will also have full access to shared spaces including common and storage areas, kitchen and laundry area. The kitchen is located on the first floor of the property if you wish to cook basic meals. There is a fridge, microwave, small stovetop, electric cooker, kettle, toaster, pots and pans and crockery. Most of our guests don't cook however because of our location - there are just so many restaurants for a decent price, not even a minutes’ walk from where we are! This is why we don't put on breakfast. Save on laundromat costs! There is laundry on-site for your convenience and machine dryer for all your cleaning needs. Many guests extended their stay or returned. We are confident you will find our place comfortable too. Luggage storage and chain locks for you to secure your belongings in case you want to explore Sydney while waiting for your flight or check-in time. Other things to note Early Check-in/Late Check-out Requests: - We are unable to determine the possibility of early check-in until the day of reservation. - If you do require early check-in, please message me to see availability instead of a making a reservation request/booking – we will try our best to accommodate you however it is not guaranteed. - All reservation early check-in or late check-out requests are accepted but NOT guaranteed as it is subject to availability on the day. Without the host’s direct written confirmation of check-in/out times; your reservation will follow normal check-in/out times. - Our normal check-in time is 4pm and check-out time is 10am. - Additional fees may incur to secure early check-in/ late check-out. - Alternatively, you may book an additional day ahead of your arrival to guarantee early check-in. *IMPORTANT HOUSE RULES - VIOLATION WILL RESULT IN YOUR RESERVATION BEING CANCELLED WITH NO REFUNDS* House Rules: To ensure a pleasant stay for all, please show consideration for all the guests sharing the premises. • Guests shall maintain their rooms in a condition that does not create a fire and/or hazard. • No overnight visitors are permitted. • Guests are responsible for the behaviour of their guests, no additional guests allowed without prior getting consent from the host. • The building is always to be kept clear of garbage and debris. • No smoking, alcohol, bad language or drugs on the premises. Smoking allowed outside the property with proper disposal. • Fail to clean the kitchen and bathroom after yourself will incur a clean fee of A$50 • No smoking in the Property, FAILURE will incur a clean fee of A$250 PLUS A$2500 NSW Fire Department fine. (Smoking allowed outside the property with proper disposal.) All facilities are communal. Please clean up after yourselves, especially in shared spaces like the kitchen and bathrooms. Do not leave dirty dishes in the sink. Please KEEP QUIET after 10 pm, no loud music, machinery, conversations or devices allowed. Please be respectful of others and only talk quietly after 10 pm. All lights out in common areas before midnight. Check-in is from 4 pm and Self check out is at 10 am. Thank you for your consideration. The purpose of these house rules is to ensure that all tenants of this building may enjoy a clean, safe and harmonious environment. 1. Kitchen – Wash your own dishes and keep the area clean, the cleaning fee is for cleaning your room after checkout not including your dishes. 2. Bathroom – Clean up after yourself and leave the area dry and clean for the next guest. 3. Fridge – Do not take food that is not yours, label your own food and remove after checkout. 4. Quiet Hours – No loud noise or conversations past 10PM – 8AM. 5. Rubbish – Throw rubbish away in the bin outside the house. 6. NO smoking on the premises at any given time, failure to adhere to this rule will result in fines of up to $2500 excluding cleaning fee. Especially if the fire brigade is called. 7. No pets allowed. A violation of the house rules by the guest will be treated as a violation of house rules. • For safety reasons, the hallways, stairways and fire escapes of the building may not be obstructed or used for any other purpose than entry and exit from apartments. • DO NOT leave bicycles, garbage bags or any debris in the walkways at any time. • Guests need to pay the cost caused by triggering the alarm system with excessive smoke. • Guests are required to provide access to their room in order for repairs to be done. Guests will be given as much advance warning as possible when repairs are scheduled. • The shared common area is to be kept free of rubbish, dirty dishes, bags, debris, etc. • Please turn off lights and check kitchen appliances are turned off when leaving the room. • For safety, please check that windows and doors are locked when you are leaving the property and don’t leave fire safety doors ajar. • Please use the laundry detergent provided as it is for this model of machine. Please turn off iron after use. • If anything is broken or malfunctions, please notify the us as soon as practicable. Cancellations & Refunds: (Only applicable to HomeAway, VRBO, Direct website and direct bookings) - All refunds (including cancellations) will incur a 10% processing fee.
