Waverley Cottage is nestled in the pretty hamlet of Burlawn, situated between Padstow and the beautiful beaches of Rock and Polzeath, with the town of Wadebridge 2 miles away. It's the ideal retreat for the whole family to make memories together, including those with four paws. It offers a sumptuous, cosy lounge with a lovely woodburner, which is perfect for warming up next to after a brisk walk along the beach, and the large contemporary kitchen and farmhouse table are great for socialising and planning the next day's adventures. If you'd rather sit back and relax at home with a drink in hand then the woodland and countryside views, with birdsong and beautiful sunsets are all on hand from your seat in the garden. Read more For the more energetic, the picturesque Camel Valley cycle and walking trail is just minutes away. Hire some bicycles for the day and enjoy the stunning trail which has picture-postcard views along the sandy estuary to Padstow; the perfect place to stop off for pub lunch. Head the other way and you'll find the Camel Valley vineyard and Bodmin's 18th century Jail (as seen in Poldark) – just don't forget to look out for the steam train as you approach Bodmin! Entrance from parking three steps up to stone path through front garden, leading to front door two steps up, door leading to: Kitchen/dining area dining table and six chairs, double electric oven and hob, American fridge freezer, dishwasher, wood burning stove, with views of woodlands, doors lead to: Utility room washing machine, tumble dryer door to: Shower room WC, basin, walk in shower. Sitting room corner sofa, armchair, Smart TV, woodburner, views of woodlands. Stairs too small landing: Bedroom 1 two steps, king size bed Bedroom 2 three steps, zip and link beds (twin or queen) with original fireplace, countryside and woodland views. Bedroom 3 three steps, twin beds with countryside and woodland views. Family bathroom with bath, WC and basin. Garden partially enclosed lawned front garden, table and seating for six. Games room second floor games room with TV, Wii games console, bean bags, restricted height. Warnings oil central heating, please note restricted height in the games room, WiFi, up to 2 dogs welcome. Other things to note Utility Room In the utility room we have a washing machine and tumble drier. For the ease of use we have attached on the top of the washing machine the programmes associated to the number dials. For the tumble drier there are two heat settings and a timer, we would ask that after each use you remove the filter within the drum and clear it of any build-up of lint. Shower Room In the downstairs bathroom there is a power shower, just to the left of the sink is a pull cord that needs to be pulled to turn on the power to the unit, if you look up at the top of the cord you will see an orange light when the power is on. To turn on the shower, press the large round button and the shower will start, it takes a few moments to reach the correct temperature. Once finished in the shower press the large round button again, the water will keep running as the shower cools down the water within the small boiler and then the water will turn off. It is normally a delay of around 4-6 seconds once the button has been pressed before the water turns off! Heating and Hot Water The system that has been recently installed is all run on a NEST programme. You do not need to adjust anything within the utility room and we would ask that you do not touch any of the equipment. If you have any problems please not hesitate to contact me. The hot water will have been turned on remotely before your arrival and is set on 3 programmes throughout the day so you should have plenty of hot water throughout your stay. The heating system has been programmed and switched on before your arrival, so you should have arrived at a warm cottage! If you wish to adjust the temperature there is a NEST thermostat upstairs on the landing. Note that the temperature set here, the downstairs rooms will become on average 2-3 degrees warmer. To adjust the heating as you walk towards the round dial, it will illuminate the current temperature, to increase turn the dial in a clockwise direction, to decrease turn the dial anticlockwise direction. Kitchen All of the equipment in the kitchen is standard, but to help you on the oven, once the settings and temperature is set, to make sure this has done correctly, take a look at the small lights to the right of the panel. They will go orange when heat is being applied. The cooker is Induction hobb, turn the on button and then selected the area to heat. It will only start to heat once the pot is placed on the area. The fridge has a few settings for the use of water or ice, cycle through the buttons to get used to the different uses (water, ice cubes and crushed ice) please make sure you have a glass or cup underneath the dispenser before use. Please do not adjust the settings on the fridge or freezer as this can cause build up of ice in the back of the fridge. Lounge In the lounge we have a Smart TV, this is already connected to the internet, we have set up an account for the use of BBC iPlayer and there are plenty of digital channels available. You can link your Netflix or Prime accounts to the TV if you wish by going into the menu system and setup. Please make sure you logout of your accounts before departure Playroom There is a screen up in the Playroom at the top of the house, this is not connected to the internet or any form of aerial. This does have a xbox 360 attached to it with a selection of games for your use. Wifi The house has Wifi throughout with a booster to the rear to get complete coverage. Safety For your safety please do not smoke within any part of the property. Fire extinguisher and blanket are placed on the wall within the kitchen. For your safety we have installed heat/smoke alarms throughout the house, these are all linked so if one is activated all of them will sound the alarm. These have all been tested before your arrival, for your information the Kitchen and Utility are Heat sensors, with the bottom of the stairs and the landing being smoke detectors. In the event of the alarm sounding please vacate the property immediately. If necessary call the relevant emergency services. In addition the house has 2 x Carbon Monoxide Detectors, 1 in the Dining Room and 1 in the Lounge. Please do not move them from the positions they are in. You may see outside of the property a couple of cameras, these are only in use when the property is empty. Due to privacy laws these are not active whilst guests are onsite, so please make sure when departing the property each day that you lock all doors. Electricity All of the house equipment and sockets have been tested and certified. In the event of loss of electricity please call immediately. Water and Waste The water is mains fed and the system is a pressurized system so you should have plenty of cold and hot water around the house. The house is connected to a septic tank like a lot of properties within Cornwall, so we would ask that only toilet tissue be flushed down the toilets during your stay, all other items placed in the bins provided. We would also kindly ask that you do not pour any leftover oil down the drain. Wood Burning Stoves The house has 2 working wood burner stoves that you are welcome to use during the colder months. We will supply you with your first basket of logs. The day after you have used the stove we recommend that you remove the previous nights ash once it is cold and place it in the bin before your next burn, this will help keep the efficiency of the stove. Please note that all elements of the Stoves become extremely hot, so please make sure ALL persons in your group are aware that this is lit and is VERY HOT! BBQ We have supplied a BBQ that is stored in the covered shed area for your use, it will require charcoal which is available in most of the supermarkets in Wadebridge. Please move the BBQ to an open space for use. In one of the Kitchen cupboards is a set of tools for the use with the BBQ. Please can we ask that you clean and empty the BBQ after each use. Dogs Dogs are welcome in the house but there are a few rules for our furry friends. No Dogs to go upstairs. If you wish your dog to sit on the sofa please place a towel for them to sit on. We have a spare bowl if you have forgotten yours, It is under the stairs. There is a hose to the rear of the property for washing down after a walk. Please ensure you pick up ALL dog mess from the garden and place in the rubbish bags provided.
