The guesthouse features an open plan designed to take advantage of the views of the surrounding landscape. Once you step inside the cottage, a small landing area and hallway leads you back to the large sunny main room with sweeping high ceilings. This large room consists of a living area with wood-burning stove and TV, a dining area with an extension table, and the primary sleeping area with a king-size canopy bed. A small kitchen extends off on the opposite side through a doorway. The well equipped kitchen includes a dishwasher, microwave, mini refrigerator with freezer, electric 2 burner stovetop, blender, air fryer, barware, dishes, utensils, and kid-friendly dishware. Please note there is no full size oven, there is a small countertop Wonder Oven by Our Place. The coffee bar includes both Nespresso and Moccamaster coffee makers equipped with beans and pods, electric kettle, and a French press. A side hallway leads to a full size bathroom with walk-in shower, and a staircase opens up to the second floor lofted bedroom with two twin beds and a reading nook with a glider chair. Canopy King bed with down comforter, extra sheets and pillows, full bath with walk-in shower, high speed WIFI, wood burning stove, A/C unit, 55" 4K Samsung TV with a Firestick, dining table and chairs and two single beds in the upstairs loft. Baby Bjorn Pack & Play, Oxo Booster Chair, Crib Bedding available in the laundry closet. Covered porch with two rocking Adirondack chairs, a Fuego propane grill, and a small table and chairs for outdoor dining. Things to note: The primary bedroom shares the large open main area of the cottage with the living room seating area and dining area. The kitchen, bathroom, hallway are in separate areas. The second bedroom is up a small staircase in a lofted room. There is no door on the upper space, we can provide a stair gate if needed. Please also note: Owners live on property in a separate home. Entire property is 4.5 acres and is situated within a gated fence. The cottage is on the opposite end of the property down a private driveway tucked towards the back and surrounded by a wooded preserve on three sides. Guest access French doors lead out to a covered deck. Picture windows throughout provide a peaceful view of the surrounding trees and landscape. Seating is designed to enjoy both the view and the wood-burning stove. Enjoy a thoughtful selection of books, records, games, magazines and artwork. Eat at the antique gate-leg dining table with views of the wooded pool area or dine outdoors under the stars beneath the covered deck. Equipped with a new Fuego propane grill, you can enjoy your evening meal outside listening to the birds while the sun sets. The two bedrooms comfortably sleep 4 people. The main sleeping area features a king-size bed, with a seating area and French doors to the covered patio. Two skylights in the ceiling gives a view of the stars, while you drift off to sleep and creates a brightly lit room during the day. The lofted upper bedroom contains two twin beds and a reading nook. Please note there is no door on this bedroom as the stairs open into the room. A stair gate is available. The guesthouse features a recently updated full-size bathroom on the ground floor stocked with towels and Public Goods shower products, new 30" vanity, toilet and a full-size walk-in rain shower. A full-size closet in the main hallway provides ample room for hanging clothes and storing suitcases. A washer/dryer is located in the closet. You will have access to the private yard adjacent to the cottage and the outdoor fire pit with Adirondack chairs. Feel free to explore the wooded area. There is a small path down to David's Brook which is just beyond the gated fence. Steps away from the private yard is our swimming pool area, featuring a heated saltwater pool with natural stone surround, pool loungers, a pool house with a heated outdoor shower, bathroom, changing room, and kitchenette. The pool and pool house are fully enclosed in a fence separate from the cottage area with gates and safety locks. Please note the pool and pool area is shared by the owner's family periodically and is available from Memorial Day through early September. The shared pool house and outdoor shower is available during the pool season. Please contact us for pool closing dates prior to booking. The entire property is also enclosed with a deer fence but you may occasionally see or hear birds, fox, rabbits, coyotes, bobcats, and other wildlife. The guesthouse has a high-speed internet connection to allow remote work and just about the entire property is covered with WIFI. Other things to note We are located in the heart of Bedford NY, 4 minutes from historic Bedford Village, 8 minutes from Katonah, 8 minutes to Mount Kisco, 10 minutes from Pound Ridge, 25 minutes from Ridgefield CT, 20 from New Canaan CT and 60 minutes to Manhattan. It would be easiest to have a car to drive around the area. While the Perch has high speed WIFI, the area cell service is poor, we recommend switching your phone to WIFI calling for calls and text messages. Guests and the host's family have access to the shared pool starting Memorial Day weekend through early September. The shared pool house and outdoor shower is available during the pool season.
