Ideally located, the house is only a 40-minute drive from Geneva, 15 minutes from Thonon-les-Bains and 30 minutes from Évian, making it the perfect base for exploring the region and enjoying Lake Geneva. This unique home, spread over three levels, has been carefully renovated to combine the charm of the old with modern comfort, offering an ideal setting for a memorable getaway on the shores of Lake Geneva. On the ground floor, you will be welcomed in a warm and friendly dining area, equipped with an ultra-functional and completely refurbished kitchen. Everything has been thought out for your comfort: state-of-the-art appliances, complete utensils, and a dining table that seats 4, ideal for moments of sharing and conviviality. A small "technical room" is also at your disposal, equipped with a washing machine and everything you need to hang and iron the laundry, ensuring perfect autonomy during your stay. The staircase then leads you to the first floor, where a cozy sitting area unfolds, complete with a reading area that invites you to relax. This is a perfect place to rest after a day of exploration or to immerse yourself in a good book. The bathroom, equipped with a modern walk-in shower, completes this level by offering a refined and functional space. The charm reaches its peak on the second and top floor, where the bedroom is located under the roofs. This room, bathed in light and tranquility, is furnished with a 160 x 200 cm bed, promising restful nights in absolute comfort. Other things to note ━━━━━━━━━━━━━━━━━━━━━ 💳 Bank imprint deposit A security deposit of 300€ is required before arrival (not charged except in case of damage or non-compliance with the rules noted). ➡️ It's a simple bank pre-authorization, like in a hotel, used to secure your stay. A secure link will be sent to you by email or SMS and must be completed the day before your arrival. ⚠️ Without validation, the reservation will be automatically canceled. The pre-authorization is automatically released upon your departure after our cleaning team visits. For your information, as a professional host using management software, we are authorized by Airbnb to collect a security deposit, in accordance with the platform's Terms of Service. ━━━━━━━━━━━━━━━━━━━━━ Listing 📝 rules ✦ Strictly no smoking, even at the window. A fee of €50 will be deducted from the deposit in case of non-compliance or tobacco odor. ✦ Parties and gatherings are prohibited. Quiet must be respected between 11:00 p.m. and 7:00 a.m. Any noise may lead to intervention by our teams and an immediate end to the stay. ✦ Only guests registered at booking can occupy the listing. Any additional people must be authorized in advance. ✦ The accommodation must be left in a good condition: dishes made, garbage cans emptied and refrigerator clean. Otherwise, an additional fee of €25 will be charged from the security deposit. ✦ Pets are not allowed within the listing. If this rule is not respected, an additional cleaning fee of €50 will be deducted from the security deposit to cover the necessary deep cleaning. ✦ Late checkouts not allowed will be deducted from the security deposit, €20 per hour started ✦ In the event of damage or non-compliance with the rules, the guest authorizes the manager to deduct all or part of the security deposit after notification.
