Direct access to the lake and bike path, kayak, cycle or fish just footsteps from the back door. We have 2 kayaks and 4 adult bikes onsite for your enjoyment. Main bathroom and ensuite bathroom upstairs and powder room downstairs, reverse cycle air conditioning makes this home perfect for any stay! You will love this rare gem 💎 Modern and spacious 4 bedrooms, 2.5 bathrooms, multiple living areas (both inside and out), a private fully- fenced backyard where your kids are safe to play away from the water's edge. (3 cozy Queen Beds and 2 cozy king singles. Sleeps 8 ) Large open plan kitchen, with ample workspace, full sized fridge and pantry. Large living area that opens onto an oversized covered deck with seating for 8. Laundry, 1x bedroom (queen bed) and powder room located on the ground floor. The jet ski garage off the laundry is the only area guests will not have access to. Upstairs are 3 large bedrooms and 2 full sized bathrooms both with showers and bathtubs. Soak in the luxurious freestanding tub, or grab your morning tea or coffee and relax in bed while overlooking the glassy lake, it will take your breath away! TV’s on both levels so you can separate the adults and kids. Reverse cycle air conditioning throughout the entire home so you can stay warm in winter and cool in summer. 3 toilets (2 upstairs and 1 downstairs) Bring your wheels (Scooters, bikes, 🚲 rollerblades/skates and enjoy hours of fun riding on the bike path (through the back gate, 20 steps) from Buff Point to The Entrance or the Budgewoi town centre, and beyond. Pack your joggers 🏃‍♂️ Join the saturday morning San Remo "Parkrun" at 8am just 3 mins drive away. (This is a 5 Kilometre run or walk right on the lakes edge and boy is it magical!) Bring your fishing gear. Fish out back or travel a short distance to the Budgewoi footbridge on Lake Street. This area also has covered picnic tables and a park for your kids to play for hours. 2 kayaks on site (6 Life-jackets provided of kids and adult sizes) and 4 adult bikes (with 4 helmets). Our 5th bike (and helmet) is an adult trike-bike for those who require a little extra stability (rental fee $50, $25 returned upon check-out inspection, paid and refunded through Airbnb app). Explore the lake and see the birdlife. The swans love to feed right by the house especially when raining or just after. Pelicans frequent this part of the lake too. 6 mins to Budgewoi beach, 11mins to Norah Head beach, and your little ones will love the rock pool built just for them. Soldiers beach is just around the corner from Norah Head beach. Chilling at the house? Read one of the many books, or play our selection of board games. There is a children’s park 150m from the house. Enjoy the swings and twirly things. Coles supermarket in Budgewoi is a 4-5 min drive, Woolworths is a 10 mins drive to Lake Munmorah. Anchor Coffee House (10A Ocean Street, Budgewoi) Sip & Eat Cafe (105 Scenic Dr, Budgewoi). Your kids can kick a footy on the oval, practice their shooting on the basketball court, bring their skateboards to the skate park or play at the kiddy park right next to the Sip & Eat cafe. Parking? Tonnes of it!! The garage, and driveway accomodates 2 -3 cars. The street is almost always fairly empty and 6-8 cars can park close to the house. Artlovers, just up the road (900m, follow the bike path towards Budgewoi shops) and there you’ll find an intimate art studio. Book in to Sip, Paint & Create (148 Diamond Head Drive, Budgewoi) and create your masterpiece 🎨 We don’t ask our guests to spend half of their last day doing chores. A quick tidy, empty inside bins to the large bins outside, load and throw on the dishwasher, lock up, turn off lights and air con and we’ll take care of the rest. House Rules: Quiet hours 9pm to 7am. Please cease Ping Pong at 9pm. Bikes and kayaks to be locked up each day after use and stored as found in the garage. All guests must abide by the The Code of Conduct for holiday renting. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited. * No additional guests other than those on Airbnb booking. No charging of electric vehicles and Air-conditioning to be switched off as you leave the property each day. In order to keep prices low we kindly ask our guests to help us keep the electricity and water bills to a minimum. We value sustainable practices and ask that Air- conditioning and lights be switched off when not at the property, short showers are appreciated. * We want all guests to enjoy a 5-Star stay, so please respect the property and leave it neat and tidy. *Remove all waste materials to the Wheelie bins provided outside. * There is 🚭 No smoking, vaping or use of e-cigarettes anywhere on the property. Smoking can be undertaken on the street (outside front gate) or on the waterfront reserve (through the back gate). $200 penalty will be applied for breach of this house rule. * Absolutely No parties please. Maximum 2 Pets. Pets must be booked and $219 pet fee paid before arrival. See house rules. Pets Must remain downstairs, off beds, bedding and all inside and outside furniture.
