The space 🏡 The property has an excellent standard of finish, with porcelain tiles, planned furniture and cozy environments, carefully prepared to provide a practical and pleasant experience. The space is new, well maintained and designed to accommodate couples with comfort and tranquility. Basic hygiene and cleaning items are available, as well as small welcome treats, without characterizing the provision of hotel services. The accommodation is offered in the form of a seasonal rental, in a residential environment, without typical hotel services. ⸻ 🏠 House rules 🚭 No smoking inside the property. 🚿 When returning from the beach, we request the use of the external shower to remove sand before accessing the internal areas. 🍽️ To preserve the space, no food or beverages are allowed inside the room. The property is new and of a high standard, so we ask for care, diligence and respect during the stay. ⸻ 📷 Security Camera There is only one security camera installed outside, aimed exclusively at the parking lot and the entrance gate, for the purpose of security of the property and vehicles. There are no cameras in indoor or private areas, ensuring total privacy for guests. Guest access 🛣️ The property is accessed autonomously, without a doorman or reception. Check-in guidelines are sent in advance. The property is made available for independent use throughout the rental period, with no lodging services provided. Quiet and familiar street, with an electronic gate and a fully walled area, ensuring more security, comfort and exclusivity during the rental period. When returning from the beach, we kindly ask you to wash your feet before entering the apartment, to preserve the cleanliness and good condition of the property. Free parking is available outside. Smoking is only allowed in the outdoor area, and smoking is not allowed inside the apartment. ⸻ 🕦 Start and end of the rental period The start and end of the rental period must be informed in advance. When necessary, the property may be checked by appointment. If previously agreed, the place for delivery of the keys may be arranged. ❗ Leaving the apartment unlocked or the keys outside without authorization is not allowed. During your stay 🤝 Interaction during the rental period Interaction occurs in a timely and objective manner, whenever necessary. The guidelines for access and use of the property are sent in advance, allowing the tenant to use the space autonomously and independently throughout the rental period. The owner resides at the same address, on a different floor, which facilitates contact exclusively for clarification, guidance or specific situations, with no continuous monitoring or provision of hosting services. ⸻ 📋 Important property rules For the proper use of the property and the preservation of the facilities, we request attention to the rules below: 🔹 Air conditioning and lighting They must be turned off whenever the tenant leaves the apartment. Use is permitted only when there are people inside the property. 🔹 Pets Pets are allowed, as long as the property rules are respected. It is not allowed to leave the air conditioner on when the animal is alone in the apartment. Immediate cleaning of any dirt left in the outdoor areas is mandatory. 🔹 Smoking Smoking allowed only in the outdoor areas. Smoking is not permitted inside the apartment. 🔹 Silence and coexistence The property is located in a residential and family area. Quiet hours and rules of coexistence must be respected, aiming at the well-being of all. ⸻ ⚠️ Non-compliance with the rules Failure to comply with the rules may result in: • Collection of a fine, in the amount of R$50.00 to R$500.00 per occurrence, especially in cases of recurrence; or • Early termination of the rental period, as provided for in the platform rules. It is about 3 km long, with green, warm, clean and low-wave waters, typical of a protected bay. Its calm waters, the ideal strip of sand for walking and the great structure make it one of the best places on the island to enjoy with the family, especially for children and older people. It is a perfect destination for those looking to relax, enjoy the summer and enjoy the sea safely. The region is highly sought after by tourists from Argentina, Uruguay and Chile, as well as by many Brazilians, especially from Rio Grande do Sul, who choose the Bom Jesus Waterfall as a vacation destination every year. ⸻ 📍 The accommodation and the location Located in Praia da Cachoeira do Bom Jesus, the property is in one of the most strategic regions of the north of the island, with easy access to the main beaches: Canasvieiras, Ponta das Canas, Lagoinha do Norte and Ingleses, and about 5 km from Praia Brava. It is also close to CanaJuré, Jurerê Internacional, Daniela, Praia do Forte, Santinho and Mozambique, placing you among some of the best resorts in Florianópolis. ⸻ 🏖 Beach items (optional use) For many years, chairs, umbrellas, beach carts and coolers were provided free of charge. However, due to frequent damage from misuse, starting with the 2024/2025 seasons, a nominal fee will be charged to help with the maintenance and replacement of items if the guest chooses to use them. Prices per stay: • Beach chair — R$25.00 (unit) • Ombrelone— R$150.00 • Large umbrella — R$100.00 • Medium umbrella — R$75.00 • Small umbrella — R$50.00 • Beach towel — R$20.00 (unit) • Cooler — 1 unit available free of charge Amounts are charged once for the entire stay. In case of damage or misuse, the replacement amount will be charged according to the invoice. 🏡 Space Description – Seasonal Rental This space is available exclusively in the vacation rental format, in accordance with Brazilian law, and is intended for short-term stays in a residential environment. The property consists of a residential apartment, without any provision of hotel services. There is no reception, concierge, room service, breakfast or daily cleaning. The cleaning of the space and the change of linen only occur upon the guest's arrival and departure, maintaining the character of rental and temporary use of the property. The guest will have autonomy during the stay, respecting the house rules, previously informed in the listing. This is not a hotel, inn, hostel or similar establishment, but a temporary residential use, intermediated by the Airbnb platform.
