Breakaway is a lovingly renovated heritage house; modern & comfortable! Located 400m walk to town for fantastic cafes, restaurants, shopping & historic precinct, & 100m to Rail Trail, Epic Trail carpark & old Railway Station & 200m to Lake Sambell. Our home welcomes families, groups & cyclists; gravel & mountain bikers, rail trail & road cyclists, with bike wash & locked bike shed 2 night min: most of the time 3 night min: holidays & long w’ends 5 night min: Christmas & Boxing Day The space Beechworth Breakaway is a 1890's Victorian heritage cottage fully restored and renovated to modern energy efficient standards. All rooms are generously sized with authentic high ceilings & floorboards in the original cottage space. The kitchen, dining & living spaces, butlers pantry, laundry, both bathrooms and master bedroom are part of the newly completed extension. 3 steps separate the original and new parts of the dwelling. A feature granite wall of locally sourced stone and Nectre wood heater add warmth in the main living space, in addition to split system heating/cooling. The bathrooms have heated floors for comfort during winter, and all bedrooms have ceiling fans. There are two deck spaces with sitting spaces to enjoy the large landscaped garden, featuring both native and cottage plantings. Large grassed areas offer space for play. An outside dining space is perfect for meals under the shade of several maples on the north side of the cottage. In the shaded space between the house and garden shed is a discreet kitchen garden with Mediterranean herbs for cooking and a private courtyard with table and chairs creating a great break out space for a cuppa. The property is ideally suited to cyclists. A 5x3m weatherboard shed offers ample locked storage with space to hang 6 bikes. Basic tools and track pump are supplied for minor mechanical jobs, and a dedicated paved bike wash area, with hang rail, is located next to the shed, to wash away all the mud of the day's adventures! A 3 burner gas bbq is provided for use out in the garden space. Please Note: We charge a rate of $800 for 8 guests. Breakaway can accommodate up to 10 including children and infants. Please note: We offer flexibility for our guests depending on group composition & can accommodate up to 4 couples in Queen or King bedrooms. Or split the kings & accommodate up to 6 in single beds (including one trundle) plus the 2 Queens. Refer to the house floor plan & bedroom photos for guidance on the layout. We reside very close-by should your group need any assistance. An exterior video camera is installed at the entry of the property for security purposes & may be checked if you bring extra guests! Please book for the number of guests. Guest access Guests will have access to the whole property, including bike storage shed. We charge a rate of $800 per night for the property for 8 guests plus a discreet cleaning fee if the house is left tidy and the bbq left clean. Additional cleaning fees will apply if cleaners are required to clean for more than several hours. **PLEASE NOTE: Please do not exceed our guest limit. We will notice! Both of the front cottage bedrooms contain split kings to accommodate couples or singles. Please refer to the floor plans provided in the property photos. For couples: we have 2 queen bedrooms & 2 king rooms. For Singles: up to 6 in single beds & up to 4 in queen beds (sharing). Other things to note To reiterate: Please leave your footwear outside, no shoes to be worn inside please due to our timber floors. Beechworth Breakaway has an exterior security camera at entry points. We will raise the breaking of house guidelines, including guest numbers, with Airbnb.
