The River Mill Retreat is a unique experience on a 70 foot two bedroom barge on the tranquil River Stort. The River Mill Retreat is set in a beautiful landscaped garden with a hot tub and fire pit area allowing you to unwind amidst a serene backdrop. The dining area to the rear of the boat provides wonderful river views set on the edge of Bishops Stortford. The barge makes for a wonderful winter break which includes a log fire and a steaming hot tub for those cold, Autumn/ Winter nights. The space Enjoy a relaxing stay in the private, luxury and idyllic River Mill Retreat for up to four guests for a minimum stay of two nights. The Barge is available for a day trip with bookings of three days or more. This will be skippered. Prices start from £300 a day. On entering, this gorgeous property boasts a large, spacious and open plan lounge, dining area and kitchen with heaters and cosy log burner. The contemporary style kitchen nestles a gas oven, hob, dishwasher, fridge freezer and coffee machine along with all the kitchen equipment you need to make your stay so very comfortable. The luxury, modern bathroom provides toilet, sink, bath and a large walk-in shower complete with soft, fluffy towels and luxury products. The main bedroom is furnished with a sumptuous king size bed in beautiful linen, large mirrored wardrobes and television. The lovely guest bedroom has a double bed, wardrobes and television complete with co-ordinated bedding and decor. Out on the deck, there is a seating and dining area with a canopy to relax and enjoy the stunning views. Fishing from the houseboat is not permitted. The large, breath-taking garden accommodates a hot tub, fire pit, and a dry and cosy snug area with large seating and lighting to allow you to maximise and enhance your stay at the River Mill Retreat. The gated entrance to the property ensures a wonderful, private stay. Guest access For insurance purposes, under 13 year olds are not permitted to stay. Please see the River Mill Retreat Terms and Conditions document. Guests have the full use of the Rivermill Retreat and beautiful mature gardens with different zones. CM22 7PA Checking In and Checking Out Check-in: 15:00h-19:00h Checkout: Before 11:00h During your stay: 4 guests maximum-This is a couple’s only accommodation with the addition of one child over the age of 13 years No pets No parties or events- The vessel must not be booked by groups, for stag or hen parties No smoking Terms and Conditions Agreement By accessing and using this service, you accept and agree to be bound by the terms and provision of this agreement. Any participation in this service will constitute acceptance of this agreement, this includes a denial of liability. If you do not agree to abide by the below, please do not use this service. 1. The host will meet and greet all guests and introduce the handover procedure which will have the dos and don’ts of their stay at the Rivermill Retreat. Guests will adhere to the terms and conditions set out in this document from the time of booking. (i) The handover procedure will be provided by hard copy on the kitchen table and include the host’s telephone number which will be available to call at all times. (ii) Guests will be provided with access codes to the main entrance gate and the key for access to the Rivermill Retreat accommodation. (iii) At the handover procedure, the host will demonstrate to guests how to enter and access the boat through the doorway at the rear of the boat. (iv) Guests are not permitted to use the boat for river cruising and must remain moored at all times during their stay. (v) Guests will be provided with Fire Emergency Procedure. All fire extinguishers and fire exits are clearly signposted, and guests’ attention drawn to these at handover. (vi) The host will demonstrate how to use all domestic appliances e.g. dishwasher, fridge, freezer, oven etc. (vii) The host will demonstrate how to discharge the water in the bathroom. Guests must use the designated water pump switches with the shower, bath and sink to drain wastewater from all the appliances in the bathroom. These are clearly signed. (viii) A first aid kit is provided, and signage is displayed for its location. (ix) Guests have the use of a private garden. Guests must always treat the area and environment with respect. (x) Guests must adhere to all signage within the garden which states ‘No Entry’, ‘Private’ and ‘No Access’. (xi) Guests are reminded about the risks of being within a river environment and to only use specifically designated areas where available. (xii) No paddle boarding from the vessel. No canoeing is permitted. Swimming is strictly prohibited from the vessel. (xiii) Guests are not permitted to use and in particular sunbathe on the roof of the boat. (xiv) Care must be taken on paths within the garden as they are laid with slate and are uneven. The host accepts no liability for slips, trips, and falls. (xv) Fire pit and barbecue is available for use at your own discretion. The host does not accept any liability for damage or injuries caused during use of the fire pit or barbecue. (xvi) Before using the Jacuzzi please read and observe the conditions and rules that are attached to it. 2. You are responsible for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or allow access to the Rivermill Retreat Accommodation. For example, this means: (i) you are responsible for leaving the Rivermill Retreat Accommodation (and related personal property) or Common Areas in the condition it was in when you arrived, (ii) you are responsible for paying all reasonable Damage Claim amounts, and (iii) you must act with integrity, treat others with respect and always comply with applicable laws. By allowing minors under the age of 13 years access to the Rivermill Retreat you acknowledge that access to the Rivermill Retreat is for paying guests only and accordingly you are legally authorised to act on behalf of and are responsible for the supervision of that minor. 3. The Rivermill Retreat and representations made in the advertising of the Rivermill Retreat are offered for informational purposes only and the host shall not be responsible or liable for the accuracy, usefulness or availability of any information transmitted or made available and shall not be responsible or liable for any error or omissions in that information. 4. Guests must be considerate of others including neighbours. Noise such as loud music must be restricted and no unnecessary noise after 9pm. Sound travels further on the water than you would expect, so particular consideration needs to be given to noise levels. 5. No additional guests to those declared at the time of booking are permitted to be invited onboard or within the grounds of the Rivermill Retreat without prior agreement with the host. 6. Smoking and vaping is only permitted in the garden area. 7. All rubbish must be disposed of in the refuse and recycling points by the main gate prior to check out. 8. Please report to the host immediately all accidents and any defective or damaged equipment. Where guests cause damage that is beyond normal wear and tear, guests are expected to inform the host of the damage as soon as possible and work with the host to find a reasonable solution. Guests will be expected to pay if they’re responsible for damage, missing items, or unexpected cleaning costs. 9. No pets are permitted at the Rivermill Retreat. 10. Please treat your host’s home with care and respect. Guests must not leave the accommodation in a state that requires excessive or deep cleaning including stained carpets and furniture and will be held responsible for the reasonable cost of this. 11. Guests must not participate in film or photography that is intended for commercial use or profit without written permission from the host. The Host reserves the right to change these Terms and Conditions and he will not accept liability for any failure by you, your guests or invitees to observe and comply with all Terms and Conditions applicable from time to time
