Palitz No.17 - country homestead

A cozy cottage in semi-solitude, where time stands still and where the silence is broken only by the mooing of cows. Overlooking green meadows and pastures, you will discover your own little paradise. The unique Eger farmhouse is located in the heart of the former Sudetenland, just 3 km from the border with Bavaria, and offers you year-round comfort in a spacious and well-equipped house with a peaceful atmosphere. The space On the ground floor, you will be welcomed by a large sitting room dominated by a picturesque tiled stove, radiating the comfort of old times. Next door is the modern kitchen, fully equipped with everything the culinary heart could wish for, with a sturdy wooden table that will be great for the whole family to gather around. And for the youngest visitors, there's a cosy play area full of games and imagination, where they can play and explore the world undisturbed. There is a bathroom with a spacious shower, a separate toilet and a bedroom with a double bed 160x200cm. When you go up one floor, you will be enchanted by the sight of the rafters, which stand out in all their architectural beauty, giving the space a unique and unmistakable character. Bedroom Nr. 2 is very spacious with a twice 160x200cm double bed, TV with sofa, reading corner and a projection screen with XGIMI projector! In bedroom Nr. 3 a 180x200cm double bed with sofa awaits you. Bedroom Nr. 4 is the smallest, but for us the cosiest one. Here you can sleep on a 160x200cm sofa bed. The cosy living room is equipped with TV & Netflix and X-box game console. The stylish bathroom has a shower and toilet. And to make sure the little ones enjoy their own space, a cosy playroom awaits on the first floor, full of stylish toys, a swing, playhouse and climbing frame for endless fun - the house is extremely baby-friendly and you'll find everything you need for your little ones. Around the whole building is a large garden, which includes an orchard, promising sweet fruits in season. There is a nice surprise hidden here! At the back of the sheep are the cute Cameroonian sheep, which give our place a unique and peaceful atmosphere. The sun's rays invite you to relax on the spacious terrace, where you can barbecue in style or soak up the country atmosphere with a cup of coffee in hand. The original barn and stables are part of the picturesque scenery and hold many surprises. And this is where a real treasure awaits you - a cosy and spacious seating area with an outdoor kitchen, and a place where you can play a friendly game of ping-pong. For moments of sweet idleness, there's a hammock hanging up, beckoning you to relax. And when you're craving a warm-up for body and soul, the Finnish sauna awaits you, after which you can refresh yourself in the outdoor bathtub! The warmth of the house is provided by automatic central heating. The stove is just to complete the cosy atmosphere, is not ready to use. The cottage is an ideal place for families with children and groups of friends who are looking for active relaxation with the possibility of trips around the spa triangle and UNESCO sites, cycling enthusiasts, or simply long for the undisturbed peace of the countryside. We welcome guests with pets, but only by prior arrangement. Please message us before booking and give us details of your pet. Thank you for your understanding! Guest access How to find our house? After entering the village of Palič, you will pass the newly renovated church, then the “Peklo” pub, continue past a playground on the left, then a pond with a dam on the right, then turn right and continue uphill on a gravel road. After the junction, keep left and continue for 200 m, where you will see the parking lot and our building. You enter the house through the barn. The parking lot is directly in front of the house, the road only leads up to our building, which guarantees plenty of space and intimacy. The entire property will be yours, so please take care of it as if it were your own! Other things to note The sauna is charged according to the number of hours spent in the sauna. One hour of sauna is charged 15 EUR/ 400 CZK. Pets are welcome with prior approval only. Please contact me before booking if you are travelling with a pet.
