Enjoy a private space with bed, equipped kitchen, bathroom, free wifi, parking, large TV and access to Chromecast (Netflix, etc.). Ideal for those looking for nature, or professionals near Switzerland. The space Just 10 minutes from the medieval town of Yvoire and 4 minutes from Excenevex beach, this 22 m2 studio is ideal for 1 to 2 people (double bed is 140 x 190 cm). It is located on the ground floor of a house, on a very quiet street. It has completely independent access from the house, for more privacy. ★ The kitchenette: A functional kitchen is on the left, with a small fridge (no freezer), three-burner hob, oven and microwave offer every comfort for your stay. Breakfast essentials are on site: Senseo coffee machine, kettle and toaster. ★ The living room: Next comes the living room, with a brand new bed (140 x 190 cm) installed in mid-September (before it was a sofa convertible into a bed), a large TV with Chromecast (Netflix, YouTube...) and a standing table. ★ The dressing room: The studio has a dressing room and its beautiful stone frame, with shelves and space to hang your clothes (hangers provided). Located at the back of the apartment, all you have to do is pass your hand in front of the light to turn it on or off, and leave your hand in front of the sensor to lower the brightness. In this corner is also the cleaning kit (mop and vacuum cleaner). ★ Bathrooms: The bathroom, equipped with a walk-in shower, includes towels. The room is also equipped with a hanging toilet. ★ The studio has Wi-Fi and a TV connected to Chromecast. To ensure optimal comfort during your stay, we provide: - sheets for bedding (no renewal during the stay) - towels (no renewal during the stay) - kitchen towel (no renewal during the stay) - a roll of toilet paper (no renewal during the stay) We SYSTEMATICALLY carry out a thorough cleaning of the apartment to bring you comfort and serenity. Thank you in advance for keeping the premises in perfect condition. We will not hesitate to keep your security deposit if we notice any damage in the accommodation. The accommodation is non-smoking, no vaping, no parties, no pets and no overcrowding are allowed. Check-in is possible from 4pm. Don't hesitate to contact us if you have any special requests. Check-out time is before 10 a.m. There is a camera at the top of the front door filming the entrance to the studio and the neighboring house. The camera is only activated in case of movement. When you book, you will receive a link to answer a few questions (30 sec). Two days before your arrival, you will receive a second link to confirm your arrival and departure time (10 sec). Once these two forms are completed, you will receive all instructions for accessing the home. Guest access Guests have access to the entire studio. Other things to note Once the validation of your reservation is made by our team, we will send you a few hours before your arrival, instructions to retrieve the keys to the apartment. Arrivals and departures are autonomous with a key box. Check-in hours are only from 4:00 p.m. and the departure hours are always imperative before 10:00 a.m. Please note that it is strictly forbidden to smoke and vape inside the apartment and that we have a zero tolerance policy. Therefore, if our teams discover any trace or residue (smell, burns, butts, etc.), we reserve the right to require a fine of at least €300. Thank you for keeping the space clean during your stay. The cleaning fee includes the services of a specific cleaning expert team for short-term rentals. In addition, these fees cover transportation and cleaning.
