Villa Sofia, Zvinje, Herceg Novi

Overlooking Herceg Novi and Lustica bay, this exquisite villa is perched high on the mountainside in the picturesque village Žvinje, just above Njivice. Surrounded by lush greenery, serene pastures and forest stretching up the mountain behind the villa - while at the front there is a stunning sea view reaching all the way to Porto Montenegro and mountain Lovcen. Conveniently located only 10 minutes drive from the centre/old town of Herceg Novi and half way between Dubrovnik & Tivat airports. The space Villa Sofia is our dream into making. Pure labour of love. A place made for enjoyment. A spacious, comfortable building with spectacular 360' views of the entire Boka bay and lush green pastures & forests, private heated pool Perched at the middle of Ilino hill, fifth house to the left of St George's Church and half way up to the St Elias Church at the top of the hill, our villa is cocooned in between the lower and upper Žvinje village. Cosy retreat to get away to from the city's hustle & bustle and refill your batteries. Its kitchen is leads into the dinning room, that in turn is connected with the living room in a spacious well lighten saloon where the morning sunlight, daylight, moonlight gently flow in from its many bay windows, lighting up the entire open space. The dinning room has a big balcony with a dinning table and chairs and various edible organic herbs planted in hanging pots for our guests who like cooking. The music system and radio are strategically positioned in the dining room near the kitchen for the those of us who like singing along while cooking and listening to radio dramas. Kitchen with oven, hob, large fridge/freezer, microwave, toaster, kettle, espresso & cappuccino machine and complete set of crockery and cutlery. Hand soap, dishwashing liquid, 2in1 shower gel & shampoo, toilet bleach, toilet rolls, kitchen towels, cotton buds, female pads & tampons and antibacterial universal cleaner provided. Tea towels, full set of towels for each guest provided (face, hands, bath and sun lounger towel) and changed upon request. Damask Egyptian cotton bed linen provided and changed once a week. Welcome pack of still & sparkling water, ground coffee for the coffee machine, bottle of local home made wine, variety of organic leaf tea, variety of tea bags including black, green, mint, camomile etc, instant coffee, Montenegrin ground coffee, sugar, salt, cooking oil and some cooking spices provided. The adjacent living room has a large flat screen TV with cable channels. There are three sofas that can be turned into beds for larger groups of guests. There is also a small bathroom with a shower at the end of the living room and a door leading to the rooftop balcony. Two double bedrooms with a balcony and a direct view of the entire Boka Kotorska Bay. One of the double bedrooms has also a window looking at the forest. The third bedroom has a side view of the bay and the Žvinje village hill. This is a smaller bedroom with bunk beds and a desk for distance working. We have a larger bathroom with two sinks on the same floor with the bedrooms and a utility room with a washing and drying machines. The utility room also has a mini fridge and a mini kitchen. There are mosquito nets installed on some windows - fixed ones on the bathrooms windows and retractable ones on the kitchen, laundry room, small side window in the living room and a small side window in one of the large bedrooms. Enough for keeping fresh air flowing through the house without letting insects in and without blocking the view towards the bay. On the roof we have a spacious sunbathing balcony with two benches, sun loungers and parasols. Our pool is heated and has lights in and around it so our guests can use it for day and night swimming. There are sun loungers, parasols and table and chairs around the pool for our guests to enjoy. The pool is private and only available to our guests. Guest access The entire villa is at the disposal of our guests, including a private heated swimming pool, garden, free private parking for two cars in our driveway. Three bedrooms (2 double and 1 single with bunk beds), spacious living and dining room, kitchen, utility room with additional kitchenette, two bathrooms. Rooftop balcony, dining room balcony and a balcony at both double bedrooms. Other things to note We have provided some books, magazines, some board games and a guitar in the villa for the entertainment of our guests. The guitar was requested by one of our guests and we thought that would make such a nice addition to our villa. Please feel free to suggest other such creative ideas. We won't be able to always add new entertainment, but are open to creative ideas to enrich our space as this villa is a pure labour of love and our dream into making. We have also planted six fruit trees in the garden behind the house: two types of lemon, fortunella/kumquat, fig, pomegranate and a blood orange tree, which we hope our guests will enjoy seeing them grow and eventually, one day harvest fruit from them. We welcome organic seeds and edible plants & flowers that our guests might like to bring to us to plant in the garden. Please note that there are many medicinal and edible herbs growing wild on the Ilino hill in the Zvinje village where our villa is. Anyone with knowledge of foraging will recognise these. But unless you are well experienced and have extensive knowledge in foraging, it is best to use the edible herbs and plants I planted on the dinning room balcony in pots.
