The Pump House luxury self contained rural retreat

The Pump House is beautifully refurbished to a very high standard providing guests with a delightful and cosy home-from-home. There is a spacious bedroom with a King size bed, a modern bathroom fitted with walk-in waterfall shower. The living room has a wood burner, comfortable sofas and large dining table. French doors lead onto your own private terrace and garden. The kitchen is well appointed to meet all your culinary needs! Relax and unwind in this beautiful area of North Norfolk. The space The Pump House is a self-contained guest house annexed to a beautiful Queen Anne, Grade II Listed property, Erpingham House. It is completely self-contained from the main house with its own access driveway, quiet off road parking and entrance. Guest can enjoy their own beautiful garden with a terrace, outside seating and orchard area. The entrance door leads onto a hallway with stairs to the first floor. To the right is the kitchen, which is very well equipped with an over, hob, fridge freezer, dish washer and washing up machine. There is also a luxury Nespresso coffee machine and we provide some coffee pods for your stay. There is a downstairs cloakroom. The lovely Living/Dining room leads off the kitchen and a wood burner for the cooler winter months with free wood provided for your stay. French doors lead out onto the garden terrace for the summer! There is underfloor heating throughout the ground floor which makes the property warm and cosy. There is a comfortable sofa and arm chair so you can relax and watch the Smart TV or listen to some music via the bluetooth speaker. Up the stairs, you will find the lovely Library space with a desk that you can work at with free WiFi available or just do a puzzle! Also comfortable seating and a wide selection of books for you to browse through and enjoy some quiet time. Go through the Library into a small passage way and on your right you will find the beautiful bedroom with Colefax and Fowler curtains and a King size bed. There is a lovely ensuite off the bedroom with walk in waterfall shower and basin and toilet. The bedroom has ample space to store you clothes with a hanging wardrobe and chest of drawers. The whole property has been thoughtfully decorated and furnished and equipped to a very high standard. We provide a small welcome pack to guests, including delicious home-made sourdough bread and home-made jam to get your holiday off to a great start! Close to many good pubs, lovely market towns, National Trust properties, gardens the beautiful North Norfolk Coast and the Norfolk Broads, The Pump House is ideally situated to explore all that wonderful North Norfolk has to offer! Guest access The Pump House has its own private drive branching off the main driveway to Erpingham House and has its own quiet parking area with room for 2 cars. Guests have access to their own private garden and terrace with outside seating area. There is a outside bike rack at the back of the property to store bikes.
