The accommodation consists of a living room, kitchenette, three bedrooms, two bathrooms, two balconies, garden, swimming pool and two on-site parking spaces. The space The apartment is located in Località Cerbaiola 1/A, Borgo a Mozzano. Further information on the precise location of the accommodation will be communicated during check-in. The 140 sqm apartment with private entrance is located on the first floor of a two-family villa (stairs to access it). The space is organized as follows: - LIVING ROOM with three sofas, dining table, armchair, split A/C and access to the balcony; - KITCHEN CORNER with gas hob (4 burners), fridge, freezer, moka, dishwasher, kettle, electric oven, kitchen utensils, wine glasses, dining table and TV; - BEDROOM I with double bed, wardrobe, chest of drawers, chair and access to the balcony; - BEDROOM II with double bed, wardrobe, two chairs, TV and access to the balcony; - BEDROOM III with double bed, wardrobe, chest of drawers, chair, TV and access to the balcony; - BEDROOM IIII with single sofa bed; - BATHROOM I with shower, sink, bidet and toilet; - BATHROOM II with shower, sink, bidet and toilet; - TWO BALCONIES (one accessible from the living room and one from the bedrooms); - SHARED GARDEN equipped with gazebo, barbecue, dining table, benches, armchairs and sun loungers; - PRIVATE POOL. Please note that there are surveillance cameras at the entrance to the building and at the back of the building, where the private parking is located. The swimming pool is NOT under video surveillance. Guest access The apartment is for the exclusive use of our guests and won't be shared with the host or other tenants. Other things to note To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax due to the Municipality of Viareggio (€ 2.50 per person per night of stay for a maximum of 5 nights; people under 14 are exempt from paying the tourist tax). Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings. Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard. Lucca Climatic Zone D: 11 hours a day from November 8th to April 7th.
