KITCHEN/COOKING FACILITIES: The kitchen is equipped with all the essentials needed to cook an array of meals whilst away in Liverpool. The second bathroom is an en-suite to bedroom 1 and has a shower cubicle, toilet and sink. Guest access We operate on self-check-in/out so you can come and go as you please. Any questions or queries, the 53 Degrees Property team are always happy to help. We want to make your stay as hassle-free as possible. We can be contacted via Airbnb or by email & phone. Please note: The keys are available for collection at a nearby shop and must be collected by the guest before arrival. The shop is conveniently located within a 5 to 10-minute walk from the property and is open from 6am to 11pm everyday. Other things to note HOUSE RULES: PLEASE READ CAREFULLY BEFORE BOOKING *No Parties or Events Allowed This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages. *Quiet Hours After 10PM This is a peaceful residential area. Please respect quiet hours from 10PM onwards. *No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage. *Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund. *Stays Over 10 Nights Additional housekeeping is required and is subject to an extra fee. If payment is not made, the booking will be shortened to a maximum of 10 nights only. *Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport. *Check-In/Out Policy Early check-in: £20/half hour before stated time (if not pre-approved) Late check-out (after 10AM): £20/half hour *Security Deposit OR Damage Waiver We require either: A refundable security deposit of £250–£500 (depending on property size), OR A non-refundable damage waiver of £50–£150 (depending on length of stay)
