Key Features: - Primary Bedroom: King bed, en-suite bathroom, and direct access to the pool area for a seamless indoor-outdoor experience. - Guest Bedrooms: Three additional bedrooms with queen beds and a fourth bedroom with twin over full bunk beds, perfect for families. - Spacious Living Areas: Fun Florida décor, a decorative fireplace, and large dining area seating 8. - Gourmet Kitchen: Fully equipped with stainless steel appliances, a coffee maker, and all the essentials for home-cooked meals. - Outdoor Oasis: Heated saltwater pool, BBQ grill, fire pit, and a screened-in patio for year-round enjoyment. - Tech & Entertainment: High-speed Wi-Fi, smart TVs in multiple rooms, and a cozy lounge for movie nights. Guests have full access to the home, including the heated saltwater pool, screened-in patio, and all indoor living areas. A unique door code will be provided for easy, secure entry throughout your stay. We’re here to make your stay as comfortable as possible! While the booking platform is our primary communication method, we’re also available via phone or SMS if you need assistance during your stay. - Pet-Friendly: A fee of $100 per pet, per stay applies for reservations up to 28 days. For longer stays, the fee is $100 per pet, per month. - Parking: Private driveway available for guest use. Garage parking is not available. - Starter Amenities: We provide an initial supply of essentials like toiletries and linens. For extended stays, guests may need to replenish these items. GENERAL RULES Home Access: Upon booking, you will be sent a link to our secure guest check-in form to confirm reservation details. The Guest Check-In form must be fully completed by 11:59 PM on the day of check-in, or you may not receive access to the home. Access to the home should be between 9 AM and 11:59 PM. If you need to enter or leave the home outside of these hours, please contact our team in advance to ensure smooth access and address any potential issues with the electronic door locks. Smoking and Parties: No parties/events. The noise level must stay below 80 decibels at all times; guests are automatically notified of violations by text. Indoor smoking and the use of fireworks anywhere are prohibited. A designated smoking area is outdoors, 15 ft away from the property. Pets: House-trained, groomed pets are welcome. Notify us about any pets during your reservation. Unattended service animals and ESA pets will incur a pet fee. Any necessary post-visit pest control or damage may result in additional fees. By booking, you acknowledge that pet(s) or service animals have stayed on the property. Many of our rentals are pet-friendly, but not all; therefore, pet dander may still be present even after the most thorough cleanings. Security and Maintenance: Outdoor security cameras and noise level detectors are installed for your safety and are not actively monitored. Routine maintenance and valet trash service are part of the stay. Ensure appropriate trash sorting and lock all windows and doors when leaving the property. If you find any issues or missing amenities, allow at least 24 hours for our team to resolve the issue. SPECIFIC HOUSE RULES Check-In/Out: Early check-in/late check-out is not guaranteed. Late check-outs past 10 AM incur a fee up to $100. Smoking: Smoking violations or the presence of smoke smell may incur a minimum $250 remediation fee. Quiet Hours: Quiet hours are from 10 PM to 9 AM. Refrain from loud music during these hours. Property Care: Please avoid using the dishwasher or washing machine while not present. Dispose of sanitary products in the provided bins only. Plumbing issues caused by misuse may incur a fee. Guests: Only guests listed on the reservation are allowed on the property. For additional guests, notify us in advance. Illegal Activities: Illegal drug use results in immediate eviction without a refund. Security Devices: Disabling or removing security devices or any technology results in a fee or removal from the home without a refund. POOL RULES: The rules are applicable to Pool use ▪ NO lifeguard on duty: Swim at your own risk! Children under the age of 13 MUST be attended at all times by an adult or responsible party. ▪ PROHIBITED: food, drinks, glass and Pets are prohibited from entering the Pool. The use of any chemicals by guests is strictly prohibited. ▪ DO NOT use the pool when lightning is present, DO NOT run or smoke around the pool. DO NOT dive or urinate in the pool. EXTRA SERVICES AND FEES Pets: A fee of $100 per pet per stay, or per month for stays exceeding 28 days, is applicable. This does not include additional cleanings or damage. Professional Shoots: Permits for professional video or photo shoots can be requested for a fee. Contact us for more information. AC System: Please maintain the home temperature between 68-80 degrees. Misuse, including setting the AC unit lower than 68 degrees leading to a technician call-out, may incur additional fees. ADDITIONAL NOTE We are not responsible for providing cleaning products, toiletries, or kitchen ingredients. Guests are responsible for their own supplies. However, we provide a starting amount of paper products, towels, and fully sheeted beds. We may be able to accommodate additional requests. Linens for pull-out sofas are not automatically supplied; please let us know in advance if your group plans on utilizing them. ★ Violation of any of the house rules may result in removal from the home without a refund.
